Welcome to Tiki Escape! This 2021 modern retreat is the perfect home base for your ultimate lake vacation. Designed for families or groups, this 4-bedroom home provides a clean and functional space for everyone to enjoy. Relax in the private pool, play a game of cornhole, or fire up the grill for a BBQ under the stars. Your getaway starts here!

The heart of the home is a modern, chef-ready kitchen featuring sleek stainless steel appliances and all the essentials needed to whip up a gourmet feast or a quick breakfast before hitting the lake. Start your day at the dedicated coffee station featuring a Keurig coffee maker with complimentary regular and decaf K-cups, plus cream and sugar. With expansive counter space and an open layout, you’ll have everything you need to prep and enjoy meals together with ease. The indoor dining area comfortably seats 6, with 4 additional bar stools at the island for casual snacking. If you prefer to dine under the stars, the outdoor space features a dining set for 6 along with a separate lounge area and sofa.

• Cornhole for friendly tournament play

• Garage: 2 indoor spots (23’ deep x 20’ wide)
• Driveway: 2 spots available (40’ long x 16’ wide)
**IMPORTANT: Please note the driveway has a steep incline.
• Limited street parking available; we recommend planning vehicle count accordingly.

GUEST ACCESS AND GUIDEBOOK
Guests have private access to the entire property. A digital property guidebook and entry access codes will be sent 24 hours prior to check-in to ensure a smooth and easy arrival.

• Check-in after 4:00 PM
• Check-out by 10:00 AM
QUIET HOURS
• Quiet hours are 10:00 PM – 8:00 AM
• Please be respectful of our surrounding neighbors
SMOKING
• Smoking is not permitted inside the home
• A $500 fee will apply if smoke, odor, or physical evidence of smoking (such as ash, debris, or paraphernalia) is detected indoors
• Smoking is permitted in designated outdoor areas only
OUTDOOR CAMERAS
• Cameras are located at exterior entry points (doorbell, garage interior, backyard)
• Used for safety and compliance purposes only
PET POLICY
• Although we love animals, this property is not suitable for pets. We appreciate your understanding. If an unauthorized pet is found on property, a $500 fee will apply.
AGE POLICY
• Primary booker must be at least 21 years old with valid government ID (may be verified)
• A responsible adult must be present throughout the stay.
POOL HEATING
Our pool is heated by an Electric Heat Pump, which transfers warmth from the air into the water. Its performance depends entirely on the outdoor air temperature.
Seasonal Temperature Goals
March – May: Excellent (82°F – 85°F)
June – Sept: None (Natural Sun Warmth)
Oct – Mid Nov: Good (80°F – 83°F)
Late Nov – Feb: Limited (75°F – 78°F)
Pricing & Notice
3-Day Notice Required: We require a minimum of 3 days notice to activate the heater.
Cost: A $150 Pre-Arrival Fee (for the initial warm-up) plus $50 per day for the duration of your stay.
Minimum Charge: $200.
Operational Rules & Disclosures
- The 60°F Rule: The heater requires an ambient air temperature of at least 60°F to operate effectively. If the air is cooler than this (common during Havasu winter nights), the heater will not be able to pull enough warmth from the air to heat the pool.
- Warm-Up Period: This system is `slow and steady.` It requires 48 hours to reach its target temperature. This is why we require advance notice.
- The Desert Factor: In our dry climate, pools lose heat rapidly overnight. During winter months, the heater may only be able to maintain current temperatures rather than increasing them.
- Weather Disclaimer: We provide a fully functional heating system; however, we cannot guarantee specific temperatures during cold snaps or high-wind events. No refunds are issued for fluctuations caused by the ambient weather or temps below 60°F.
Guests must not tamper with pool equipment under any circumstance.
A $250 fee will apply.
