Guest access

Guests will have full private access to the entire home and outdoor spaces during their stay. Enjoy exclusive use of the heated pool, waterfront backyard, game room, fully equipped kitchen, and all living areas.

Take advantage of the kayaks for exploring the scenic waterways right from the backyard, or relax poolside while enjoying the peaceful waterfront setting. The spacious driveway provides convenient on-site parking for multiple vehicles.

Guests can easily access the property through a self-check-in process with a smart lock, allowing for a smooth and flexible arrival experience.

The only areas not accessible to guests are any locked owner closets or maintenance/storage areas reserved for property operations.

Whether you’re gathering with family, enjoying a weekend getaway with friends, or planning an extended vacation, you’ll have everything you need to feel right at home while enjoying complete privacy throughout your stay.

House Rules & Rental Policies

General Property Rules
* Please treat our home with the same care and respect you would your own.
* Guests are responsible for keeping the property clean and in good condition during their stay.
* Please report any damages, maintenance concerns, or issues immediately so we can address them promptly.
* No minors may be left unattended at the property without a responsible adult.
* Guests must be at least 25 years old to book and the primary guest must remain on the property for the duration of the stay.
*After your reservation has been confirmed, all primary guests are required to review and electronically sign our Rental Agreement in our guest portal. All the information contained in the Rental Agreement is also outlined here in our House Rules, the signed agreement is required before we can provide your check-in instructions.

Occupancy Limits
* Maximum occupancy is 10 guests.
* Unauthorized guests are not permitted.
* Additional unauthorized guests will result in a fee of $100 per person, per day.

Parking
* Parking on lawns is prohibited.
* Parking on public streets is prohibited.
* Parking within the first fifteen (15) feet from the edge of pavement (swale area) is prohibited between 1:00 a.m. and 6:00 a.m.
* Recreational vehicles, boats, trailers, campers, and similar equipment may not be parked in front of the Property except for temporary loading, unloading, or cleaning.
* Any vehicle parked in violation of these requirements may be subject to towing or citation at Guest’s expense.

No Parties or Events
VRBO maintains a strict no-party policy, and we do as well.
* Parties, events, and large gatherings are strictly prohibited.
* Any violation of this policy will result in immediate termination of the reservation, a $500 fine, and additional charges for any damages or excessive cleaning.

Smoking & Drug Policy
* Smoking, vaping, and drug use are not permitted anywhere on the property.
* Violations will result in a minimum $1,000 fee for remediation and cleaning.

Noise & Neighbor Courtesy

We kindly ask that you respect our neighbors at all times.
* Palm Coast quiet hours are from 10:00 PM to 8:00 AM.
* Please keep music, conversations, and outdoor activities at a respectful volume, especially during quiet hours.

Pet Policy

We welcome approved pets and ask that owners help us keep the property enjoyable for everyone. There is a $178 flat fee for pets.

* Please clean up and properly dispose of pet waste.
*All pets must be on leach when off property.
* Pets are not permitted on beds, sofas, or other furniture.

Boats, RVs & Trailers

If you plan to bring a boat, RV, trailer, or other oversized vehicle, please contact the host before arrival to discuss parking requirements and local regulations.

Illegal Activity
Any illegal activity is strictly prohibited.

If illegal activity is suspected or reported, the host reserves the right to terminate the reservation immediately without refund and involve VBRO and local authorities as necessary.

Pool Rules & Safety

* Swim at your own risk. There is no lifeguard on duty.
* Children must be supervised by an adult at all times.
* No diving, running, or rough play in or around the pool area.
* No glass containers are permitted in the pool area.
* Use caution around wet surfaces, which may be slippery.
* Guests assume all responsibility for pool use.

Dock & Waterfront Rules

* Use the dock and waterfront areas at your own risk.
* Children must be supervised by an adult at all times near the water.
* Dock surfaces may be slippery when wet; please use caution.
* No jumping or diving from the dock.
* Fishing is permitted where allowed by local regulations.
* Please return all equipment to its designated storage area after use.

Kayak Rules & Safety

* Use kayaks at your own risk.
* Life jackets are required for all guests using the kayaks, regardless of age or swimming ability.
* life jackets are provided in the garage.
* Children must be supervised by an adult at all times.
* Do not use kayaks during storms, high winds, lightning, or unsafe water conditions.
* Be aware of boats, wildlife, and other waterway users.
* Please return all kayaks, paddles, and life jackets to their designated storage locations after use.
* Guests are responsible for any lost or damaged equipment.

Fire Pit Rules

* Never leave a fire unattended.
* Adult supervision is required whenever the fire pit is in use.
* Keep children and pets a safe distance from the fire.
* Do not burn trash, plastics, or prohibited materials.
* Fully extinguish the fire before leaving the area.
* Follow all local fire restrictions and weather advisories.
* Please use the fire pit responsibly and with consideration for neighbors.

Grill Rules
* Guests may use the outdoor grill at their own risk. *Ensure the grill is completely turned off and cooled before leaving the area.
*Kindly clean grill after use, if grill left dirty and is in need of excessive cleaning will result in a $50 fine.
*Guests may not bring additional grills, smokers, fire pits, or any other open-flame cooking devices onto the property.
*Any damage resulting from improper grill use will be the responsibility of the guest.

Outdoor Safety Information

* Florida weather can change quickly. Seek shelter immediately during lightning, storms, or severe weather.
* Stay hydrated and use sunscreen while enjoying outdoor amenities.
* Be aware of local wildlife and do not approach or feed animals.
* Wear appropriate footwear around the property, pool, dock, and outdoor areas.
* Secure personal belongings and supervise children at all times.
* Use all amenities responsibly and report any concerns immediately.

Check-Out Policy

Standard Check-Out

* Check-out time is 10:00 AM.
* Guests must vacate the property and return all keys, access devices, and property items by this time.

Approved Late Check-Out Fees

Late check-outs are subject to availability and must be approved in advance.

* Until 12:00 PM: $50 fee
* 1:00 PM – 3:00 PM: $200 fee
* After 3:00 PM: Full nightly rate will apply and may be considered an additional night’s stay

Requesting a Late Check-Out

* All requests must be submitted through the VRBO messaging system.
* Requests should be made at least 24 hours before departure.
* Approval is based on cleaning schedules and incoming reservations.
* Payment must be processed through VRBO

Unauthorized Late Check-Out

Guests who remain on the property after 10:00 AM without approval will incur an automatic fee of $450.
Additional fees may apply if the delayed departure impacts incoming guests, cleaning services, or property operations.

Failure to Vacate

If a guest refuses to vacate the property after checkout:
* VRBO will be notified immediately.
* All communication will be documented through the VRBO platform.
* Additional nightly charges may be applied.
* Security deposit claims may be submitted where applicable.
* Local authorities may be contacted if necessary.
* Any legal fees, costs, or damages associated with unlawful occupancy will be the responsibility of the guest.

Additional information:

Trash and recycling should not be out
before 6:00 p.m. the day before pickup and
must be removed before midnight the day of
pickup. Pick up days are Mondays and Thursdays.
Pool Service comes every Friday between 8-10 am.
Lawn Service comes weekly on various days and times. I will inform guest day prior to their arrival .
