Cozy, convenient lodging in a very safe neighborhood (adjacent to the Fruita Middle School). Back yard is fully enclosed with a privacy fence and gated.
We bought the house in 2014 and have completed setting it up for our own use for bike/ski trips to the areas around Fruita. The beds are two very comfortable queens with memory foam mattress - great night sleep, and a double-bed sized outside sleeping tent platform, nice in the summer. There is a large screen TV in the living room. Washer/dryer, dishwasher, and full-size fridge/stove in the kitchen with all the other dishes, pots and pans and utensils needed to prepare great meals on your own. The outdoor patio has a new 5-burner grill, a bar, mixer, and is a comfy hangout. New bathroom, carpet, closets, tile entry, and other improvements have been finished as well.
Dogs are welcome. The garage is a clean, secure space with a dog door - insulated enough to be a good place for dogs to relax while you are out on a trail. The back yard is quite large and pleasant.
Fruita now has a number of very good, nearby restaurants. We keep a jug of Vermont maple syrup to use at Camilla's with breakfast. The Hot Tomato pizza/brewpub, Tap Room, Suds, the Feedlot, and other good eateries are a short walk away.
Given the cozy size of this home, two bedrooms, living room, kitchen and one, good-sized bath with good water pressure and great shower, the new Rinnai heater warms it up in about five minutes flat. During hotter weather, the evaporative cooler does the same. Both are simple to turn on/off.
Off-street parking is provided.

Jessica and Cam live on a farm north of Boulder, Colorado, and come to Fruita as often as possible to paddleboard, ride mountain bikes, enjoy some great craft beer, stromboli, and Mexican food. Cam has been roaming about the Moab area, running, hiking, biking since 1980, and Fruita feels much like Moab did back then, only with better trails and a significantly shorter drive. We love the small town feel, the ability to park right in front of whatever restaurant you want to go to and just walk in. The globe willows, Colorado National Monument, Grand Mesa, and the rivers are all easily accessible, and enormous. We will be coming to Fruita for a long time.

Within a very short walk of down town, right next to the Elementary School, on a quiet side street. The back yard is huge and we plan on steadily improving the 'hang out' factor.

My family have experienced VRBOs all over the country and have had our fair share of the good, bad, and ugly. Cam’s property is exactly what he advertises it to be. It’s roomy, comfortable, clean, and the upgrades to the back yard area are amazing. We enjoyed waking up early before our rides to walk to the coffee shop and talk to the locals about all the good trails. Then we’d have lunch and dinner outside under the new covered porch where the temps stayed very comfortable. The home also offers a terrific set-up for dogs with an enclosed and secure room with access to the outside to you can go riding without being concerned about your pup. We visit Fruita every Memorial Day weekend and I can attest that Cam’s property has been the value and location we’ve stayed at. We would highly recommend the home to anyone needing those little extras (secure bike storage, dog area, WiFi, etc.). Cam was also wonderful to work with and was available anytime we needed something, which was minimal since the home was perfect!
Everything was great! Loved being able to walk to town. Backyard was nicely set up to hang out. It would have been nice to know there was no cable cause I would have brought my computer for lazy downtime but not a big deal also beds were both rock hard
Cam's place was perfect for us. It's so close to downtown, easy walking distance to restaurants and Fruita Fat Tire Festival activities. The house is clean and had comfy queen beds in the two bedrooms. We also were able to easily fit a queen air mattress in the living room just by moving the coffee table. The place had a bit more room than I had expected from reading the listing. For six of us, we were cozy but the super sweet backyard patio gave us extra living space and was so welcoming with the strung lights, beautiful wooden table and extra seating areas.
There's only one bathroom so we had to plan getting in our showers after a long day of riding but the water lasted and no one had a cold shower. Always a plus with a group! :) Nice bathroom upgrades too.
We didn't use the backyard platform for sleeping as it was a bit chilly overnight but it looked cool and a couple of us were tempted to try it out. Maybe next time!
Only point I'd make is we ran tight on plates and serving dishes when we grilled and made a big dinner one evening for all of us. We had to be a bit clever in using the dishes at hand but got by. A few extras would be nice but not a big issue. :)

This clean, updated house served as our mountain bike weekend base camp. Memory foam beds were super comfy. The bathroom is completely remodeled. Big screen TV and plush furniture. Short walk to downtown amenities.
A new covered back patio has a huge dining table and seating area for outdoor entertaining out of the sun. An expansive high fenced backyard has an outdoor sleeping hut, fire pit and a grass lawn for the dogs and kids to romp. There is a dog room/bike storage room off the garage. Very handy. We will be back. Highly recommended.
Convenient walk into town. Great backyard/outdoor dining. The owners were incredibly helpful.
