Rules & Regulations: • Maximum Occupancy: The maximum number in the Rental Party is limited to 4 persons. The maximum number of guests is limited to (4) overnight guests and (4) day guest visitor for a total of no more than 8 people on premises at any time. • Access: Tenant shall allow Owner or Owner’s representative access to the property for purposes of repair and inspection. This right of access shall be exercised in a reasonable manner. • Security Deposits collected are refundable after a 3 week inspection period post occupancy, (not insurance) with exception to deductions resulting from damage to the property, furnishings or contents, dirt or any other mess requiring additional cleaning, theft, and any other costs incurred by the Owner as a result of the Tenant’s stay. • Outside cooking is not permitted on the property. • Towels are not permitted to be hung on front or rear balcony. • Fireworks of any kind are not permitted on the property. • Candles are not permitted on the property. • A single assigned parking spot is provided closest to the street and labeled #204. Only one vehicle is permitted on the property. All others will be towed away at vehicle owner's expense. No Exceptions. • Any violation or breach of the terms, conditions, rules and/or policies of this Rental Agreement will result in forfeiture of the full amount of security deposit. • No Pets are permitted on the property. Please keep the property free of pet allergens and unnecessary wear. • Absolutely no smoking inside the property. • Damages: Please remember this is the owner’s summer home. The tenant is personally and financially responsible for any loss or damage to the property, its fixtures or the personal property of the owner during the term of the lease. In the event that a loss or damages have occurred, the owner must be notified immediately. Tenant agrees to reimburse the Owner for any damages to the property or any of its contents resulting from the Tenant’s use of the property exceeding the amount of the Security Deposit. • Tenant and all members of tenants rental party and guests agree to release the Owner of any and all liability associated with any injury, hazard or unforeseen circumstances at the property. The Owner is not responsible for the loss of personal belongings or valuables of the Tenant, rental party or guests. By signing this rental agreement, it is agreed that all members of the Tenant’s rental party are expressly assuming the risk of any harm arising from their use of the property or others whom they invite to use the property. • Tenant is responsible for all acts of tenant’s family, or persons tenant invites onto the property. Tenant acknowledges that the owner’s insurance does not cover personal property damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall owner be held liable for such losses. Tenant is hereby advised to obtain their own insurance policy to cover any personal losses. • If the event of a storm or hurricane, no refunds will be given unless: o The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or o A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. o The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: ? Any unused portion of rent from a guest currently registered; ? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted • Tenant is responsible for leaving the property in a clean and tidy condition.
100% refund if canceled at least 60 days before arrival date.
This was the perfect place for my husband and I to enjoy a weekend visit to Stone Harbor.

Great place, right on the water, walkable to anything and everything. Very clean and new on the inside, pride of ownership throughout.
Great Stone Harbor Location
The condo is well located and it is a close walk to shops, restaurants and even for a walk on the beach. It was clean and efficiently set up and it's great to have a balcony overlooking the water as well as a deck below which can also be used for relaxing by the water. It is on a side street in a nice neighborhood and parking is easy. We were very happy to be in Stone Harbor!
