We were greater by tons of dead plants, a bag of concrete, dirty mop bucket and a broken ice machine on the front entrance. Multiple dead roaches in the master bedroom, no, handle on the fridge and plants so overgrown in the back yard that you cannot see the river from the back porch.

Cozy waterfront gem

Mary was an incredible host! So welcoming and communicative. The property was perfect for relaxing with family and friends. We enjoyed walks to the river, coffee in the morning on the deck, and evenings playing games inside and on the deck. Comfortable beds, plenty of comfortable seating, and well stocked kitchen for cooking meals. We couldnā€™t ask for a better space or host.

First of all Ms Mary was incredibly sweet. The place is exactly as said. River views with a damn/spill way you could see through the trees but could hear it so well. Very cozy. Very clean. We put it back the way we found it except I forgot to trash the coffee grounds. I highly recommend this charming cottage. And I will be going back. Many thanks to Ms Mary.

Sweet home in an adorable town

A sweet older home with great family heirlooms that give it character. In the winter, you can see the river that is close behind the home. Nice large comfortable beds and fluffy towels The Google maps takes you to the wrong location. Manager notified me after check in. Hot water lasts only 2 minutes for a single shower. I let the manager know, but the problems was not resolved by my last and second night. Cleaning fee is high. But all and all, a great stay.

Martindale Was Delight

Very nice house with very comfortable back deck. It's not exactly on the river. I would say it was more of a river view, and with that said it's a very small view of the river below. The river is 50 to 75 yards away and you are looking through woods to see the water. You can hear water flowing over a short dam upstream from the house. There are few wonderful small businesses within walking distance of the house. A nice coffee shop that serves breakfast and a Bar & Grill a few doors down the sidewalk. The food at the Bar & Grill was very good. We enjoyed our stay very much.

Beautiful stay on the river!

The house is beautiful and more than accommodating for two sets of adults. It was nice, peaceful, and quiet. The patio was lit away, the peaceful sit outside and listen to the birds and little creatures in the morning! Overall, perfect stay!

Pros and Cons

The location was quiet and had river access. The town was cute and had a nice park with great river access for $10.50 parking fee. The beds in the house were large and comfortable, plus there was a nice air mattress in the closet. The house has lots of windows and a nice covered back porch/deck. However the surrounding property was very cluttered and had minimal available parking. The house itself had a lot of unnecessary furniture, was not very clean, and did not have smoke/carbon monoxide detectors. There was a lot of stuff in the kitchen, but not necessarily what you might need to prepare a full meal. With some work and decluttering, this would be a much nicer property.

Location was great. House was clean and comfortable. Just need to make sure lawn is mowed and tree trimmed near parking area before guests arrive. River access is convenient. Owner/manager treated us well and were available to help with anything questions we had.

Quiet country house on the San Marcos River

What we liked: -quiet and away from the city -green location, lots of trees, and right on the river -the "pebble beach" on the river -privacy -history and nature for teenagers to explore -close driving distance to San Marcos if needed/wanted -house full of interesting books -lively friendly hostess -big beds -washer and dryer -back porch (listening to the river and bird watching) -2 bathrooms -tidy house, bathrooms, towels and linens -antique and vintage furniture in the house gave the house character What could have been better: -we like to cook, and the kitchen supplies/cookware/serving-ware could use an inventory and update -the insides of the kitchen drawers and cabinets could use a deep cleaning -the kitchen needs some bug baits -back porch furniture needs an update Over-all a good experience - we would stay here again

No smoke alarms No CO detector No air in bathrooms Mold under sinks Bedroom closets full of stuff Doors need to be able to open shut easily Kitchen drawers mostly broken off track Return air vent filthy Bathtubs floors need mats slippery Walk in shower needs handicap railing Care taker walks around and kinda weird 1/4 bottles of soap and 1 ply tp Owners super nice but they need a handyman to fix place up and make more presentable and worth the cost they charge and advertise

Relaxing weekend

We absolutely enjoyed our time here. The town was amazing! It provides great food at Martindale River Cafe, live music, and friendly community members. We loved the back porch on this property and private section of the river. The groundskeeper made sure we were safe, and the owners were so nice. Donā€™t skip on this one! It was perfect!

Blown away by the hospitality and cuteness of this property. Just a minute walk to wonderful food, live music, and access to the San Marcos River. We had a wonderful time here, and most certainly will be back.

Semi-Annual Adventure 2023

Pleasant neighborhood and landlady. The home was perfect for our stay. The lake view is now very limited from the home due to growth of the beautiful trees, but easily accessible. It was so quiet I thought I could hear a pin drop. Birds begin the day by singing, so you can sit on the porch and listen to them and the river. Main Street has a couple of businesses, and is also quiet. We really enjoyed our stay!
