Just 100 meters from the crystal clear Mediterranean Sea, great for watching boats pass and there is direct access to a sandy beach, Just a 4 minutes walk! The breath taking uninterrupted panoramic sea views can be enjoyed from all rooms. Furnished to an exceptionally high standard ,air conditioned throughout the Villa offers a spacious open plan design, Patio Doors Lead onto the private pool with a Sun Terrace that has ample sun beds, a bamboo day bed, outside sofas, hammocks for you to enjoy the views and relax outside in the sun. The BBQ area has a large dining table and chairs with a choice of Gas or charcol BBQ . Comfy sofas to relax outdoors. The private pool is illuminated great for when you want to take a midnight dip. There is an 42 inch Plasma TV, with satellite and media players in bedrooms, DVD & ipod docking station. There is an Xbox player with games for the kids and flat screen TVs in all the bedrooms. Great place to stay, lovely views and so peaceful

Very little light pollution at the villa and so you can see all the stars at night (seen 3 shooting stars). Shops within 5 to 10 mins walk. I didn't drive while there but handy bus at the top of the road running every 20 mins or so to near by Pernera or Protaras a bit further on or take the bus in the opposite direction to Ayia Napa. The walk along the coast from the villa to Pernera is lovely though (did it several times).

Lovely Villa, great location, brilliant communication

The Villa is exactly as described, and all the photos are accurate. It is bright, spacious, well appointed and in a fabulous location, with terrific sea views from all around the property. The information shared ahead of time is excellent, we rented a car from a company recommended by the owners, seamless. The restaurants in the area are great, Kapparis has lots of them, we didn’t find anything that wasn’t brilliant. I am a cyclist - there is a great cycle hire place less that 800m away - RamoPro cycling. The cycling in the area is good, roads are great, drivers are friendly.

Exceptional villa very well maintained. The owners respond to enquiries quickly and were a pleasure to do business with. The villa has everything one would need from good quality pots and pans to a beach brolly! Although you can walk to a couple of shops nearby and can easily get a taxi we prefer to hire car because as a family travelling with kids there is too much to carry to the beach and there are lots of interesting places to visit. Having said that you could easily have a relaxing sunbathing week at this villa as there is a pool and a beach to walk to and lovely views of the sea or a good walking holiday as the villa is in a good location but not in the middle of a resort. Would recommend to family and friends.

Well equipped village in great location for beach

We booked looking for two weeks in a villa close to the beach with excellent snorkelling which is just what Atlantis Villa offers. We went to a number of beaches but by far our favourite was the closest. Not only was it a convenient stroll away but it was very clean, never crowded and the water was full of fishes. The kitchen was full of gadgets and crockery, more seating outside than we could ever use (I bagged the swing hammock though) A handy booklet is provided with lots of suggestions for eating out (the restaurant in Sotira is amazing), shopping and visits. Oh, and the adorable one eyed cat was a bonus. We didn't really use the pool as it was a bit cold in October and the sea was really warm, however it is maintained really well and cleaned twice weekly. Only negative was the constant smouldering bonfire in the field next door which required closing all windows at certain times.

1st timers and 100% perfect experience!

Just after we booked we watched villas from hell! One person explained they had so much contact with owner they had no reason to think they were being scammed! So a wee bit of apprehensive as this was the first time we have ever done a villa! And got to say WOW !! Not only did the owners Sue and Lance find out info on diving, car hire, transfers for us which was a great help! They lets us stay on a few more hours as they were going out themselves very helpful with baby in tow! The villa it’s self was very spacious clean and well equipped! Use of beach towels is great less luggage to take! No shortage of seating outside for our party of 8 plus a baby! The pool was easy accessible for my mum with the steps rather than just a ladder! Great swimming at night with the lights changing colour great ambience! Driving in Cyprus is so easy, we hired a car for 3 days as wasn’t sure if we use it! Bus stop up the road the 102 and 101 bus cost €1.50 takes you portaras, ayia Napa or Paralimni the 711 for takes you to larnaca for €1.50 , much cheaper than taxi 😉 cyprusbybus website gives you details on buses very helpful! but don’t use them for airport transfers as I did they didn’t turn up 5 calls later and one hour we finally got a 8 seater to take the party of 9 To the villa! only wished I used one of the companies Sue gave me! The little beach closest was really nice and clean the larger one to the other side of villa is trinity beach had more facilities for disabled access into water toilets and bar. only downside was 1 week is too short to fit everything in 😉 I would recommend this villa to friends and family and if I ever go back to Cyprus would definitely book again! Amazing Atlantis

Me and my partner were getting married in Cyprus and looked at a lot of villas, we particularly liked the look of this villa but looking at the dates, sadly were already booked,i sent an enquiry on the off-chance it may be cancelled, i received a phone call from the owner we chatted for quite a while and she was actually due to stay on the dates,but would cancel their stay so we could go instead which was lovely, Sue was very helpful and went above and beyond,it was like speaking to someone you have known for years. It's obvious the owners are proud of their home and rightly so. Over the months communication was excellent, Sue helped recommending restaurants for wedding meal, searched for car rentals for my son, this was above and beyond what you would expect and much appreciated. Upon arrival villa was spotless,everything as described and a great welcome pack, only something we had twice in renting villas. Good location between pernera and kapparis (Kennedy avenue) a slow walk will take around 25 mins up to the pig n whistle. Villa definitely the best we stayed in, everything has been thought of,plenty of kitchen items,cool bags and blocks for picnics, parasols to take beach,beach towels, the watercooler was a great bonus. Plenty of pool toys, arm bands etc for little ones, snorkels, and a pump inflate them. Villa very spacious inside and out with fantastic views, ocean views from every room and the sunrise on balcony is amazing.we only used air con before bed as having the doors open in the day let's in a lovely breeze, it can get quite windy late afternoon and a bit of debris and dust blows around but this is expected being close to fields and the sea. Pool cleaned a few times a week, unlimited wifi, English TV, stereo /ipod dock,cds films box sets on all tvs upstairs Everything you could need has been covered Inc travel cot and highchair for toddlers. We had a perfect stay, the only bad part was leaving, you have to stay in this villa to appreciate the hard work that's been put in, you won't be disappointed. Please look out for the resident stray one eye, lovely little kitty, i offered to feed her for the owner, having cats myself, I miss her.

Best equipped Villa we have stayed in

The great experience we had staying at this villa started before we even got there. The information supplied by Sue and Lance was second to none, leaving nothing to chance, like directions from the airport idiot proof, where to shop for groceries, the many different beach options, restaurant recommendations and where to buy fresh fish direct from the boats. The villa itself was extremely well equipped with every consideration to make your stay comfortable, my wife especially liked the idea of extra linen to change beds and not have to take towls with us. The outside area was sizable with more than enough sun beds and seating area in the shade and great size pool, loads of inflatables were there to use with plenty of kids toys and snorkeling equipment. Inside was a massive downstairs area with 3 good size bedrooms with comfortable beds and a den area suitable for young children to sleep in. There was good Aircon in all the upstairs bedrooms. The beaches were lovely, with crystal clear water and very child friendly. You'll find plenty of great restaurants and bars within a 20-30 minute walk.

Amazing Villa Stay

The villa is well located in a quiet residential area at the bottom of a cul de sac, it is close to a number of local amenenties that can be reached on foot, car, bus or taxi. The villa has a comprehensive information booklet with lots of hints and tips to help you have a very enjoyable stay. The villa is very well equipped with everything you might need and more for a chilled out stay. The outside space of the villa is amazing lots of areas for sunbathing, lounging, eating and of course swimming. The pool has amazing colour changing lights which are just mesmerising and hypnotic to watch at night and there are other fairly lights around the swing seat and the pagoda which just gives the villa a lovely ambience. The open uninterrupted views of the sea were great and there is a gate and path which takes you to the coastal path with lovely walks in both directions. We were a group of 6 - 3 mature couples and the villa ticked every box for us, WiFi and satellite tv was good. We recommend the Bakers Arms for the fantastic steak pie and this is within walking distance - turn right at the top of the cul de sac and then right again at the fork in the road. Really good food with very generous portions and both food and drink reasonably priced. We also recommend Mojitos in Pernera for breakfast very very good was just a shame we only found this restaurant at the end of our stay. We also booked a private trip to Famagusta and the ghost town we did this through Andreas, left his details in the information book and this was very good 150 Euros for our group of six. It was for four hours and he tailored the timings and order of what we visited to suit us. All in all we had a fabulous and relaxing time at the villa and we would definitely book again in the future. Many thanks to Sue and Lance who were brilliant at communicating with us before,during and after our stay.

Fantastic atlantis

Our second stay at atlantis, having stayed for our wedding last year, we have stayed at many villas over our years in Cyprus, and this definitely tops them all. Everything you need is catered for, no having to go out and buy everything like washing up products, laundry products just top up before Ieave. Villa is very clean and well maintained, owner sue is great and nothing is too much trouble. You can't beat waking up to see a sunrise on the balcony and watching the boats go about their business, trips, fishing etc. Total relaxation. I have to say we did eat out a lot, well you have to try all the recommended restaurants don't you, we tried pinia for the first time this year great food and great prices too, slightly less than your usual tourist areas, kalamies we went for our anniversary meal as we had our wedding dinner there last year, a bit more expensive but you can't beat the view and the food is amazing. We also visited troodos for the first time this year, highly recommended, we used the same guy we went with on a jeep safari last year and the sights were breathtaking. Another amazing stay at atlantis and we will be returning in October. Book this villa you will not be disappointed, I highly recommend great place and great owners

Fantastic villa in a great location

Not only a great location, right next to the sea with amazing views, but a lovely villa to stay in as well. Plenty of chairs and resting places, BBQ, showers, big umbrella for the sun, air-conditioning, matching plates and a good kitchen. Nice and quiet, away from the town's but only a short car journey away to anywhere you'd like to go. Looking forward to coming here again!

Wow!! Amazing villa in superb location.

Third time at the villa and can't wait to go back again!! With stunning views and everything you need, the villa is perfect for everyone. Located in a wonderful area, central to all facilities, amazing restaurants and great places to visit. Bringing back more happy memories of a warm, relaxing holiday. We even had an extra guest - a small, friendly tabby cat which has made the villa her home and just loves to visit around breakfast and tea time to say hello!!

Great experience!

I booked the villa as we were attending a wedding at the nearby Golden Coast Hotel. Between booking and attending, I fell pregnant and therefore didn't attend myself as we had a newborn. However, the owner Sue was an absolute pleasure to deal with, providing me with detailed information for our booking and answering all my queries no matter how small! My friends said the villa was amazing and only a 15min walk to the hotel for the wedding. We hope to stay in the future as a family :)

WONDERFUL RETREAT

I agree with all other reviews. This villa is wonderful from start to finish. It is like a home away from home. Well equipped for everything from plates to wi-fi access and all things in between. My husband, myself and 3 teenage children stayed here recently. We like to have a quiet place to retreat to each day after a lovely day staying by the pool or at either of the two beaches mentioned. There is a bus service close by with can take you into both Pernera or Protaras for eating out in the evening (which we like to do). Sue really helped in every way from the moment I made an initial enquiry, She telephoned me to speak to me in person and told me lots of infomation. They advised about flight operators, airport transfers and car rental. Everything they advised of worked out fine and we had no problem with anything. From the information provided in the villa we booked a night at a lovely B&B in Troodos instead of travelling back to the villa one night. Sue - thank you for everything I have been talking to family and friends and really do hope to return to the villa in the future.

A Wonderful Holiday Retreat

My family and myself 3 Adult and 2 children (11/12) spent an amazing week at the Villa which is well located to access other areas and the local beach. It sits proudly at the end of a private cul-de-sac and has the most amazing see views a real peaceful retreat. We were not disappointed the Villa was spacious, well maintained and clean. The facilities provided everything you need for an enjoyable and relaxed stay, "home from home" When we arrived (which was late) there was a welcome pack of staples which we very much appreciated. The swimming pool provided so much fun for the family and their was an array of inflatables. There is plenty of sun beds and a plethora of garden furniture which we used for our Al Fresco dining, great atmosphere in the evening with the little lights on. There is great internet access and an Xbox which my 12 your old grandson enjoyed at times. We used the local bus 6 euros one way and this facilitated us going to Pennera, Protarus and Paralimini, however we did use local taxis at time which varied between 8-12 Euros one way depending on time and it is good to agree a price before you embark on your journey. The restraunt a short walk from the villa the Country House Pub was closed the week we were there but there are so many other choices that it was not a problem. The local supermarket sells most things. The beach a short walk away is a Sandy Cove beautiful and pretty with a couple of restraunts on the costal path. We enjoyed our trip on the Famous Red Bus to Famagusta and Varosha, this represented good value and the hosts Alan and Clive were knowlegable and fun. We also attended the Flower Festival in Protarus which had a real carnival feel. There is lots of information at the Villa which helps to orientate you to the area and is full of suggestions from other guests on activities, local restraunts etc. The team who look after the villa are on hand if you have any problems or you need any help. We had neither but reassuring to know there is someone you can contact. Last but not least - The Customer Service and Booking Process - I cannot speak highly enough of both Sue and Lance who made everything so easy. I had many questions before departure and all were answered fully. Sue even found me a hairdresser (Marion) who came to the villa to style my hair for a wedding I was attending. Both Sue and Lance went above and beyond what would be expected from a holiday booking and we look forward to a return stay.

Perfect holiday

Fantastic villa, very spacious and very well equipped. Such a lovely outside space which most of the villas around Cyprus don't have. All the family enjoyed the stay, pool fantastic, area beautiful and friendly people around. The cottage pub became our local, great family run place. Reasonable prices and just a walk away. Fantastic villa, home from home with great views

Hi Sue, Just back from visiting your wonderful villa and have to say it was really great. The location is lovely with real privacy around the large pool area, with plenty of sun beds for everyone, but still close enough to walk to restaurants in the evening for something to eat. It has everything you could wish for and the all important wifi for the kids, which was a god send with two teenagers who even managed to stay connected around the pool. We looked through your villa handbook and found a great few restaurants that you recommend and the local butchers and bakery were amazing, came in very useful when we had bbq's in the evening. It was lovely to have the unspoilt sea view from the entire back of the villa. The kitchen was well equipped and the stocked dry goods cupboard was a really lovely touch with all the basics and herbs and spices to use saved a lot of wastage. The living area was very spacious and comfortable, we have stayed in lots of villas over the years and when they advertise tv's with english channels we normally find about three, but your selection was fantastic and all the movies were a great added bonus. Thanks so much for answering all my questions before we travelled, it made the whole experience a lot easier. Would highly recommend your villa and will no doubt be back in the future. Zara

Nice villa and good location

We have stayed in various villas in Penera and found that this one was almost on par with a couple of others we have stayed in. It states that it is a 4 bedroom villa but the 4th bedroom is only part of the upstairs landing converted to be used as the 4th bedroom and you would struggle to use it as such. The outside pool area is large and the pool is ok although we had to keep cleaning it due to the constant wind blowing rubbish all over the area and this wind also blew the umbrella into the pool twice, also more shade is required because there is nothing apart from the smallish umbrella to protect you from the sun. A good location with sea views but you would need a car to get around,close to the supermarkets, Metro 5mis is the best also there is a reasonably priced discount shop on Kaparis 5mins and a Lidl 10 mins away in Protaras. All in all we enjoyed our holiday at the Atlantis villa.

Fantastic villa

We had a wonderful time at sues villa it was a really lovely place to stay had all we needed for the children toys to play with,extra arm bands and sandcastles, xbox. Not far away from the beach and a lovely friendly pub at the end of the road called cottage pub also a delicious bakery down the round. Will definitly be staying here again. Sue was very helpful always there to answer any questions..Thank you

We holidayed in Cyprus for many years, loved it, so decided to buy our dream holiday home in 2005.
We try and get over there as much as we can, we always find different things to see and do. We both work full time so its great to have Cyprus to look forward too!
Our son was young when bought the villa so we have had some great times at the water parks, beaches, snorkelling, and the obligatory boat trips. It was great not having to go out for dinner every night and just fire up the BBQ.
The Cypriots are great with kids, and welcome them into all restaurants, he did very well on the free Ice Cream!
Now he is older the Xbox Den and the pool are his favourite domain. He goes into Ayia Napa with his friends, and gets the late bus back so great no late night/ early morning pick ups for us!

Why they chose this property

We viewed a number of developments, but we felt that they were just large estates with all the villas looking the same and no individuality,
When we saw Atlantis Villa we fell in love with the location, breath taking sea views and great aspect, as it was at the bottom of a private cul-de-sac with just 9 Villas, ours being at the very bottom over looking the sea.
It was a family build, Nicos had 4 girls who all needed a house! So he built 9 houses, the girls were given one each and he sold the other 5 to pay for them. The reason why the Villa is larger than a normal holiday villa is they were all built to the same size and specification, as they are permanent homes for the daughters. They are now married and have children.
We did get the largest plot and of course the best sea views!

What makes this property unique

The views are the best feature, there are sea views from all the rooms, downstairs and upstairs when you look out of the landing window its as if you are on a ship, all you can see is the turquoise Mediterranean!
The outside space is large, so there is plenty of sunbathing space, even with all the loungers, sofas, hammock and massive daybed, and outside dining table and chairs it is still not cramped.
The living area is very spacious, we did not want to put another bedroom downstairs as we wanted to keep the open plan feel, we often have two families staying at the villa as a group and they all say how nice it is to have their own space
The teenagers and kids love the den upstairs they can watch movies or play the Xbox or just chill and not have to put up with the parents!
The location is great, there are many bars and restaurants within walking distance. There is a regular bus service that is 1.50 euro if you dont want to drive. There is direct access to the nice sandy shallow beach. This has been designated a a conservation area so great for snorkling and spotting fish and clear blue sea to swim in.
