VILLA CAMPANELLA - Capri Sorrento Positano - Exclusive Pool and garden.
This fully remodeled - at the end of 2017 - historic villa features dazzling views of Capri and Ischia. Five bedrooms with six bathrooms, a magnificent garden spread over more than 2,000 sq. M. m with a large Jacuzzi pool, oven, barbecue, and vegetable garden. The villa's central part features vaulted ceilings and dates to the 19th century. Antique and modern furnishings are intelligently combined to make for a special home full of personality.
Each of its five bedrooms - covering the villa's three floors - has its own private bathroom (ensuite): each a one-of-a-kind work of art clad in magnificent handmade majolica tiles. The first floor has a first bedroom, over 40 sq. M. m., with a king-size bed, and a second bedroom with a king size bed and two single beds, and a third bedroom with two single beds. The fourth bedroom, with a king size bed, is a little slice of heaven. Built in the attic, it features a covered scenic terrace that appears as if suspended between heaven and earth. The fifth bedroom, equipped with a comfortable sofa bed, is on the ground floor.
The villa has many common areas, invitations to spend time relaxing and enjoying good company: Such as one living room with a fireplace and sofas on the ground floor, opening onto the garden, and another on the first floor, likewise with comfortable sofas, a satellite TV and a peerless view of Capri.
The spacious kitchen is furnished with a large wooden table that can seat up to 14 people. While maintaining the finest elements of traditional local kitchens it has state-of-the-art equipment.
Featuring terraces, the large garden is crossed by stone walkways, which are edged by statues, lemon trees, vine-covered trellises, bougainvillea, and the colorful blooms of Mediterranean plant life. An antique marble bathtub in the middle of the garden has been made into a fabulous Jacuzzi pool where you can relax and savor the sight of the fiery sun dropping into the sea of Capri. A large majolica table, a wood-burning oven - perfect for making pizza and bread - and a large barbecue are on a terrace covered by a pergola decked in ivy. This makes for a truly special atmosphere to host amazing dinners and lunches in absolute Mediterranean style.
Guests have the use of a lovely small vegetable garden surrounded by olive trees, where tomatoes, zucchinis, eggplants, apricots, lemons, oranges, basil, and other local seasonal fruit and vegetables grow.
Our names are Massimo and Francesca, and we are the owners of this family villa, where we have spent time since we were kids. We have always been in love with this truly special, magical place. Perhaps you'd like an amazing dinner in the villa, or an exclusive trip to Capri or the Amalfi Coast in a sailboat or a local motor boat, called "gozzo." Or try a unique experience immersed in nature: beautiful walks, rock climbing, kayaking, or diving. Or perhaps take a tailor-made trip to Naples, Pompeii, and Paestum (with its temples and, of course, its mozzarella), Mount Vesuvius, and excursions off the beaten track. Katia is not only our outstanding chef, she also helps keep the villa clean and tidy. And Michele is our master gardener who knows the secrets of every corner and every plant of the villa's extensive flower and vegetable gardens.
The villa's location is strategic, set between the Sorrento peninsula and the Amalfi Coast, just 15 km (9 miles) from Sorrento and just over 20 km (13 miles) from Positano. Easy to reach by car (with four private parking places), it is located on an ancient Roman thoroughfare. It's an easy starting point to go on enchanting walks on the Sorrento peninsula and the Amalfi Coast. The villa is just 600 meters (about six blocks) from a lovely village with all the basic services you might need (two restaurants, a small market, a butcher, a coffee bar, a pharmacy, newsstand, tobacco shop, postal office, and public transportation). A mere twenty-minute walk (or five-minute drive) takes you to Cala di Mitigliano, which is among the area's loveliest wild natural coves. You can get to the world-famous beach, Marina del Cantone, in just a 15-minute drive or 20-minute bus ride. A 30-minute stroll (or five-minute drive) will bring you to the peninsula's highest point, Mount San Costanzo, which has a small deconsecrated church, affording a sweeping view both of the magnificent Gulf of Naples and of Salerno. The weather is lovely all year round because of its southwestern exposure, 300 m (900 feet) above sea level, and its location right across from Capri means you can always see the sunset.
Naples is the closest airport to the villa (60 km - 38 miles). Rome airport is 290 km (180 miles) away from the villa. To go from Rome to Naples it's possible to take the fast train (1 h 10 min). The easiest way to move around is to rent a car. We can also arrange transfers from the airports (Naples or Rome) or from the railway stations. The villa is air-conditioned and has ceiling fans and a heating system for winter. There are three terraces for enjoying sunsets and total relaxation with a drink in hand. WiFi coverage throughout the villa and the entire garden. The garden is equipped with sofas, tables, chairs, lounge chairs, umbrellas, and every amenity, plus a ping-pong table and a foosball table. The garden has swings for children, a hot shower, and a fabulous Jacuzzi. Here is the explanation of the costs of the villa. The base price of the villa is flat for an occupancy from 1 to 6 people. So for example 2 people pay the same amount as 6 people. From 7 to 12 people there is an additional cost of € 100 per person per day. The price is well explained on vrbo and is calculated automatically. For exemple, in case of 8 guests the additional cost should be 200€/day. A true dream vacation stay! The view from the Villa is otherworldly and the grounds are spectacular! Luca and the staff are amazingly welcoming and accommodating. Highly recommended!
The house is amazing, we especially liked the outdoor areas. We had meals prepared 3 of the 5 nights, and would highly recommend that. Our side tours were wonderful, and in house massages fabulous. The only thing that I feel should be stated in the listing is the bedroom situation on the second floor. Three of the five bedrooms are on the second floor, they are spacious snd lovely, however it might be a problem that two of the bedrooms are connected. They ARE separated by a door, but you can clearly hear the conversations both rooms are having. If you choose to access this third bedroom privately you must take a narrow spiral wooden staircase that leads to the kitchen. We managed just fine, but I can see issues if traveling with young children, elderly or people really wanting autonomy. Aside from that, beautiful stay, I would recommend the home!
We spent a week at the Villa for a family vacation and had the BEST time. We were there with two kids, ages 6 and 10, and my father who is 80. The villa was great for all ages. I cannot say enough good things about the location and views. Luca helped us plan some incredible activities and helped us with all dining reservations and transportation needs. The gardens were incredible. We enjoyed walking into town each day and shopping at the local market. Highly recommend having a chef meal at the villa and a cooking class. We made so many memories and hope to come back soon!!
We were blown away with the views and the gardens of the house. The cooking by the hired cooks was also amazing and better then any restaurant we ate at. Our host is friendly and very helpful coordinating reservations and transportation. Will definetly go back again soon

The Villa is immaculate and you can tell there’s a lot of care and attention to the gardens and the upkeep. The views are by far one of my favorites ever seen. Thank you for a wonderful stay!
Massimo's family villa in Italy is a spectacular property overlooking Capri - the gardens are even more beautiful than the photos! We were truly impressed by the nature surrounding us - there are lemon and olive trees, lavender, and countless other flowers, plants, and herbs. Our chef was able to incorporate some of these into our meal, which was so special. We held our very small wedding in front of the lemon grove and we will forever cherish these memories!
We could not imagine a more perfect location for a family holiday on the Amalfi Coast. The villa was stunning, with expansive grounds and numerous sitting and dining areas - more than enough space and entertainment for our group of 9 with an age range of 20 to 80 years old. The home was so lovely, with a large kitchen, comfortable beds and a gorgeous garden/outdoor space where we enjoyed many lovely sunsets and evenings. We would recommend this location to everyone, not only for the remarkable villa, but for the close proximity to Sorrento and the other beautiful cities on the Amalfi Coast.

We cannot say enough about the villa and our overall experience with the property owner, property manager Luca, and their team. The property was expansive, immaculate, and offered stunning views of Capri, along with enchanting gardens and beautiful outdoor spaces.Luca and his staff were incredibly helpful from the time of booking through the entirety of our trip. He arranged multiple car services, excursions, and private chefs, ensuring a seamless and enjoyable experience.The small town of Termini was just a short 10-minute walk uphill, where we found a small grocery store, butcher, bar, and a few charming restaurants. Additionally, there was a delightful roadside stand just up the hill from the home that served delicious drinks and yummy treats.The villa itself was exceptionally comfortable, and the kitchen was well-appointed with everything we needed. We would highly recommend this property.

Italian family vacay
Z people that manage the property were very responsive to any issues that we had. The home itself is a very rustic Italian farmhouse that is quite spacious and will easily accommodate 8 to 10 people. The location is very remote and almost in the middle of nowhere with access to a tiny village/outpost half a mile up a very steep hill. There are very few amenities close by so if you’re looking for amenities, please note that you must have a car and be willing to drive a half an hour to get anywhere. The property itself has lovely, lemon trees and lovely olive trees and is very roomy. The Area however, is kind of a slummy area. The hot tub itself is not really a hot tub but a lukewarm small pool. There is a lovely path that takes you down to an old lighthouse. Also, there is a very good restaurant in the area, but it is about a mile away up a very steep hill. All said we made the best of it however, I would not stay here again.
Our multi generational family of 8 (ages 20s-70) stayed at Villa Campanella for 10 days in late September. The property was gorgeous, clean, secluded, and had a million dollar view of Capri. Everything was as advertised. Massimo (the owner) and Luca (the property manager) were both extremely communicative when we had questions about the villa and any activities we booked through them. I highly recommend the private chefs and the boat tours. The large, well-equipped kitchen made it easy for us to make meals for the entire family. The town of Termini is a 15 minute walk away and has a grocery store, pharmacy, and a couple bars and restaurants. Definitely make reservations for lunch or dinner at Eughene's at least once during your stay. Incredible food and the prices are so cheap.
Beautiful villa, amazing views, and incredible grounds. My family and I went there to celebrate a number of milestones and had just an amazing vacation. Highly recommend this property. Luca, the property manager, is very responsive, knowledgeable, friendly, and customer service oriented. He helped us arrange dinners, a Capri boat trip, and a car service to Rome, and all of it went flawlessly. He is a true professional. Note that the villa is in a neighborhood with very narrow, curvy streets so rent as small of a car as you can. This is an idyllic place - go, you won’t be disappointed.
This is an amazing property if you want to explore around the Amalfi coast without staying in one of the high end towns. It’s in a great location in the tiny hamlet of Termini - small but has great restaurants, a small shop for essentials, limoncello “factory”, etc. the villa is set at the end of a very steep narrow road so if you have a car get the smallest you can. The villa itself is so well appointed with the most stunning views of Capri. The grounds with many terraces are spectacular and the jacuzzi pool is perfect for cooling off or lounging watching the sunset. The whole team of Luca, Rita, Antonio and the ladies gave great service and arranged trips to Capri and along the coast in addition to cooking for us one night. Couldn’t have been any better and can highly recommend this to a large group looking for a fantastic vacation in this stunning part of Italy.

The Villa was beautiful, but very difficult to get around the town . No cell service and no taxi service. No way to communicate other than through property manager who was NOT a helpful . We felt trapped there at times and only a very small town we could walk to for limited groceries.

The fantastic reviews received with 5 stars from all guests have always highlighted the beauty and tranquility of the villa and are the best gift we have received for the hard work and the attention to customers.
Probably Shelly had different needs for her vacation and didn't read the announcement correctly on Vrbo where the location of the villa is well explained.
Then it is absolutely not true that taxi and private driver services are not available and in fact Shelly used them several times thanks to the help of my friend Luca with whom she communicated continuously during the holiday and who always has found the best solution to her requests.
Evidently the problem was Shelly's wrong expectations and her way of dealing with people.
The Villa was beautiful beyond our expectations, so well cared for, staffed, landscaped grounds and the VIEW of Capri was breathtaking. All 4 major bedrooms, each with a lovely, updated bathroom, were spacious and a wonderful window view. Two additional sleeping areas. Two sitting rooms, huge kitchen, well equipped.
There were three different outdoor dining areas (staff cooked dinner the night we arrived, there's a Pizza oven (we had the staff make Pizza dinner one night), terraces to lounge, pool, activity area and much more.
We took a couple of day trips to the lower coast and one to Pompeii, but the ambience of the Villa to stay and enjoy was powerful. And the walk down to the beach and up the the small town were such fun, too.
The house manager was exceptionally helpful in all ways making reservations and setting up drivers, as we did not have a rental car. No problem.
There are several Michelin star restaurants nearby if you're so inclined.
Magical week in Italy!
The views from the villa and its multiple terraces are absolutely stunning. We had a group of ten friends and family (ages 21 to 60) and the property manager, Luca, set up the 5 bedrooms just as we wanted. The village of Termini has a terrific little market that met our needs (other than nicer wines), but I recommend arranging one or more meals to be prepared for you -- we did pizza one night and seafood pasta another and both were great. If mobility is an issue or you want to explore the wider area, you will want a small car. For local sightseeing, you can hike down the path from the villa on a path restricted to pedestrians. You can also do a steep walk down to Nerano. The local busline from the Nerano marina takes 15 minutes to return uphill to Termini (and also goes to Sant'Agata. For broader excursions or transfers involving drivers, Luca is an invaluable resource. A great time had by all.
The home was as advertised, clean nicely decorated and everything we requested was provided—even a decorated Christmas tree.
Our only complaint was about the showers. Water from two of the bathroom showers sprayed everywhere in the room and was impossible to shower in the bathroom downstairs. It was never corrected during our stay.
One of the showers barely had any water coming out of it and it was immediately fixed and made for a pleasant stay for the family members staying in the adjoining bedroom.
I am not sure why we could not get anyone to come and adjust the downstairs shower as that was the handicap bathroom.
But we still had a wonderful stay and highly recommend the place and Massimo and company.

Dear Marylyn And Eric, thanks for your 5 stars review which make us very happy and which confirm the importance of our commitment. The staff came to check all the showers (5 in the house and 1 in the garden) and verified that they were in perfect working order. 1 shower didn't come out with water simply because guests didn't press the correct button. It was enough to explain to the guests again the correct operation, very simple, to get the water out of the shower as you also wrote. Even for the second shower the solution was very simple, proposing to close the glass door of the shower which the guests instead left open. Thanks anyway for your comments which helped us to improve the villa instructions, writing them in an even simpler and clearer way.
Incredible & spacious villa with views that impress
This villa is truly an Italian dream. The grounds are magical, with terraces overlooking Capri and gorgeous sunsets. The kitchen is perfection for family dinners. Lots of bedrooms.
We travelled as a large family to celebrate a 50th birthday.
The Villa is in a remote location, so you will need a driving service or a car. Driving yourself is an adventure sport only for the brave:) it’s about 90 mins from Naples airport.
Around the villa is a very small
Village (about a 10-15 min steep walk up the hills) and some gorgeous long hikes (again very steep hikes, great exercise). Gorgeous views, a small cafe and market and a ceramic shop.
You can’t get any better views of Capri from this villa. The way the sun hits it in the morning is magical.
The sunsets from the outdoor area or rooftop patio are surreal. There’s an amazing grove of lemon trees that you can pick the fruits from.
We went to pompei (about 90 min drive), Sorrento (45 min drive), Capri (boat from Sorrento), marina del cantone (15 min drive or 60-75 min walk), boat around Capri from marina del cantone and Positano (60 min drive)
I’d stay here again in a heart beat. Perfect Italian vacation.

This spectacular home has the most beautiful views of Capri. Sunsets were etched in our memories. The private chefs made Michelin Star worthy meals. The rooms were comfortable, there was plenty of room for our group of 11 people. The host and staff were all very helpful. The property is much larger than shown in pictures. It was truly something out of a movie from the outdoor dining areas, to the pool, to the covered patio with ping pong and foosball it was the perfect place to relax after a week of touring Northern Italy. We did have two family members in their 70's and I will caution you that this property is in a very rural location. Access to the town is not a realistic walk and getting transportation on the fly wasn't that easy considering most of the town's people don't speak English. We made it work and the Ristore Locale a little ways up the very steep hill was a hidden gem. They made cappuccinos and had just about every fresh vegetable, fruit and meat you could ever want. Loved the people, loved the house and also loved the restaurant Eughenes. My only advise would be to plan transportation to town and restaurants if you have any mobility restrictions or don't want to walk on very narrow roads with fast vehicles driving by. All in all though, we would book this house every time we went to Amalfi...It was absolutely dreamy!

Perfect Escape to the South Coast of Italy
We traveled with our family of 5 to the south coast of Italy May 16 - 24th. My husband and I had been before but wanted to show our three children (aged 21, 20 and 12) the beautiful area. Villa Campanella was the perfect for our family. We loved the spacious kitchen that stocked all the cooking items you may need, complete with a miele dishwasher! Every bathroom was newly renovated and brightl. Hot water was never an issue while getting ready for the day.
The views from the villa windows facing Capri, were breathtaking. My husband and I chose the bedroom on the top floor to enjoy the separate level and to have privacy from the children on the second floor, it was beautiful. The Villa had plenty of room to spread out and enjoy your own space or gather together for card games, good food and of course Vino!!
One of the most amazing features of this villa is the pizza oven outside on the terrace. We hired (with the help of Luca and Rita) a professional pizza maker and support chef's to make us the most wonderful meal that we enjoyed outside under the vine entwined gazebo. We also had the pleasure of another home cooked meal by Katia (the house keeper) and her friend, traditional well prepared food and local desert! I was often scolded as I tried to help clean up after dinner and or when they were in to clean the house. Two wonderful women that made our stay extremely comfortable. The local point people Luca and Rita were great to deal with. Very responsive and helpful with any details or questions regarding our villa and stay, thank you!
My youngest son enjoyed the pool which was heated to 28 degrees. To describe it, I would say it is a vary large whirlpool tub, with an awesome view over the water to Capri.
Everyday our family enjoyed an up hill walk to the square in Termini. Termini has a great cafe for morning espresso/coffee and pastries. There are also a few restaurants, a grocery store, butcher and of course a local lemoncello company, free samples = delicious!! Termini allowed us to easily purchase groceries for many breakfasts and some dinners at home, when we wanted to cook.
The driving distance to Sorrento, Positano, (ferry to) Capri was fantastic and we toured each town, enjoying all.
I would not hesitate to re-book the Villa Campanella come back to enjoy the beautiful people, food, vino and vistas that Italy offers.

I'm really happy that you enjoyed the villa and all the experiences you had with the organization and support of Luca and Rita (the jacuzzi pool, the dinners and the pizza maker at home, the excusions etc.). This villa was gorgeous & was nestled overlooking Capri Island.
We traveled all the way from the US to celebrate a vow renewal. This was the perfect place for our celebration. The property spaciously accommodated 8/9 adults on our family trip for a week. The bathrooms were clean and had towel warmers to add luxury to our stay. And each bed was comfortable and roomy.
The villa had a coordinator (Luca) as well as maids/chefs that took tender care of all of us. Luca helped arrange a lot of our adventures and travel/vans for a party our size (sometimes even on short notice). Much appreciated when weather and travel delays are unexpected.
The chefs made amazing vegetarian food and even pizza in the oven in the back. Every meal was delicious and fresh with locally sourced ingredients.
The maids also came every other day to provide us with fresh towels and clean sheets.
This place is fully equipped with hair dryers, coffee makers, and anything else you can think of!
Definitely recommend this villa! The managers are quick to respond and their hospitality is the best I have ever experienced.
