Grayling is a beautifully presented 4 bed, 3 bath house, refurbished to a high standard, with a spectacular pavilion in the garden & an electric car charger. Ideally located in the centre of Burnham Market, close to the many boutique shops, pubs & restaurants, but yet has the added benefit of fantastic church views to the side of the garden and Westgate orchard to the rear. If you are looking for a high spec property, in a central location but yet a beautiful setting this is the place for you.
The space
The ground floor comprises; – a high quality, well equipped, dual aspect, open plan kitchen/living/dining room with bifolding doors that open out to both the back and front of the property. An excellent room in which you are able to enjoy a family holiday with everyone in one space. – separate smart sitting room with log burner, for when you want to escape or snuggle up on the sofa in front of the fire for the evening. – utility room located off the kitchen (includes a washing machine) – Modern ground floor toilet
The first floor comprises; – Bed 1; Very spacious super king Bedroom with modern en-suite shower room. – Bed 2; Large super king Bedroom with modern en-suite shower room – Bed 3; King bedroom – Bed 4; Double bed & bunk beds (although maximum occupancy of this room is 2 people. A couple can sleep in the double bed, or for friends/siblings one can sleep in the double bed and one can sleep in the lower bunk bed. The top bunk bed is NOT to be used). – Modern Family Bathroom; with bath and separate shower
Outside; – To Front; Shingle drive providing off street parking with an electric car charger point and a very handy welly wash to tackle those muddy/sandy boots. – To rear; a fully enclosed rear garden with church views. There is a beautiful pavilion (with lights and heater) that you can sit and socialise in at the end of the garden. Off the kitchen/dining/living room there is also a large patio area which benefits from an Ooni Pizza oven and a gas BBQ. There is an outside dining table, this includes a gas fire pit in the middle of the table, that you can turn on to warm you up when sitting outside to make the most of a nice evening.
Please note if you have a feather allergy that there are quite a lot of feathers in various items in the house.

– Burnham Market (often referred to as ‘Chelsea -on- Sea’) is very popular with its many boutique shops and restaurants/pubs all within walking distance. It has a lovely playground for the little ones, an outside gym for the older ones and tennis courts that visitors can book via the tennis club website (although you might want to do this well in advance to avoid disappointment). You can even treat yourself in Mable’s sweet shop afterwards. Burnham Market is also an ideal place in which to base yourself to visit the best coastal villages in the area. – It is located just 2 miles from Burnham Overy Staithe with its popular estuary and from there you can walk out to a lovely sandy beach. The walk from Burnham Overy Staithe to Holkham is beautiful and highly recommended. The Victoria pub is a lovely place to stop for food to refuel once you have reached Holkham (after all you would of burned off a few calories along the way). If your up for it after your pit stop then you can walk back to the beach and along to Wells-next-the-Sea, past the famous beach huts there, stop off at the coffee shop near the beach, before walking along the bank, where you can then catch the Coast Hopper bus back to your starting point. – Holkham hall has a brilliant outdoor kids play area and high robes course, as well as the hall and gardens to explore. – The estuary at Brancaster Staithe and its Sailing Club are only approx 3.5 miles away. The crab hut is a brilliant place to pick up a lovely fresh seafood baguette. On a nice day it is also really nice sitting on the raised outside terrace area at the rear of The White Horse pub (or in their Marsh bar) with a drink overlooking the marshes. – Brancaster Beach and the Royal West Norfolk golf club approx 5.5 miles away. – Thorham with a popular deli, pubs (The Lifeboat, The Chequers and The Orange Tree) and Eric’s Fish and Chips as well as a few shops at Thornham Orchard are approx 7 miles away. – Old Hunstanton Beach and cafe approx 10 miles.
