Sundance Studio is one of multiple, private guest cottages at Gladheart— a luxury guesthouse resort in the heart of TX Hill Country. Located next to a windmill and surrounded by gorgeous, rolling countryside, Sundance Studio is that perfect hideaway spot to escape the hustle-bustle and truly relax. This cozy cottage is framed by a wrap-around porch that lets you kick back and enjoy the gentle breezes, sweet birdsong, and visits from wildlife.

Once inside, you’ll be struck by how spacious this studio can feel. Perfectly sized for two— but able to accommodate 4— Sundance Studio is perfectly laid out to take full advantage of the space. A plush sofa and armchair face the large flatscreen television, creating a great spot to catch up on your favorite TV show or watch the big game. Nearby, the open kitchen features a full suite of stainless steel appliances, including an electric range with a vent hood, a full-size refrigerator, a dishwasher, and a microwave. An elegant chandelier illuminates the rustic copper sink, while a large island provides plenty of workspace.



Behind the living area sits the sumptuous memory foam king-size bed, draped in the highest quality hotel linens and set against an upholstered headboard. In the spa-like bathroom, there’s a huge soaking tub for two that includes premier soaps and lotions. The step-in shower has multiple showerheads and is surrounded by glass. A double vanity includes two unique vessel sinks.



Sundance Studio was built to fully appreciate the beautiful surrounding countryside. Outside on the wrap-around porch, you can sip your morning coffee while relaxing on one of the many lounge chairs. In the evenings, a telescope lets you enjoy the big Texas sky close-up. There’s even a soothing, bubbling hot tub that’s the perfect spot to unwind with a glass of wine from a local vineyard.



Although Sundance Studio makes you feel like you’re in a secluded space away from it all, you’re still only a short drive away from downtown Fredericksburg dining and shopping. You’ll want to stroll through the peaceful Gladheart property as well and enjoy the wildlife sightings, breathtaking sunsets, and the three friendly donkeys. Guests of Sundance Studio will also have access to a common outdoor area with picnic tables and horseshoes, and a game room with shuffleboard, pool, ping pong, darts, card tables, and a vintage jukebox.

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $750 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $54.13 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Tons of local pubs offering an abundant selection of imported beers and locally brewed options as well. There are tons of things do for all ages and Fredericksburg is full of history. Whether it be a romantic getaway for two, multiple couples, families, bachelorette or bachelor parties, private events or small weddings, Gladheart can accommodate your needs.

-In Texas, there are periods of time without significant rainfall causing the county of Gillespie to place a ban on burning. Please check the current burn ban status, before using the fire pit at a Fredericksburg area vacation rental.

- Utilize the designated parking spaces at your vacation rental.

-Place all trash in designated containers.

- Please be aware that the Texas Hill Country can experience high heat and drought during the summer, which can attract pests to the exterior lights at night. Our properties receive extermination, but guests may encounter pests such as cockroaches, mosquitoes, flies, Rolly Pollies (pill bugs), June bugs, small ants, and spiders, as well as occasional scorpions and small rodents. These are normal critters that come regardless of cleanliness or availability of food.

- Shared common outdoor area with picnic tables and horseshoes, and a game room with shuffleboard, pool, ping pong, darts, card tables, and a vintage jukebox.
