Navigating Albuquerque is simple with our grid road system. Use Uber, Lyft, Car, Bicycle, or public transportation. Albuquerque International Sunport is 18 minutes away.

House Rules:



* Maximum occupancy: 8 guests

* Guest verification and agreement to house terms are required within 24 hours of booking or before check-in, whichever comes first.

* Guests must be at least 25 years old to book and live more than 50 miles from the property.

* No pets.

* No smoking, parties, or events.

* Quiet hours: 9 PM–8 AM.

* Monthly cleaning fees apply to stays over 30 days.

* Stays over 30 days may require a security deposit, background check, and credit check.

* Exterior security devices include a Ring doorbell, Ring spotlight camera, and NoiseAware device.



Peace of Mind



Every stay includes up to $3,000 in accidental damage protection for covered accidental damages, subject to the policy terms and underwriter approval.

Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.

Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.

Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.



Hot Tub Rules:

• Children MUST be accompanied by an adult AT ALL TIMES. Please be vigilant with the whereabouts of your children at all times.

• No alcohol, tobacco or drugs allowed.

• No Diving and all guest swim at their own risk. There is no lifeguard on duty.

• Guest must check Hot Tub water level to ensure water level is halfway up the Skimmer. If water is low Guest must call Host.

• No confetti of any type allowed in our home. This causes issues with the Hot Tub and could cause them to not work for your stay.

• No drinks in the hot tub. If drinks are spilt in the hot tub, it will cause the hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.

• Please ensure the jets remain open while using the hot tub and after you’ve finished. This helps keep the hot tub clean and sanitary.

• Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the Police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.

• No fireworks

• No children under 14 without adult supervision, there is no lifeguard on duty and guest and visitors assume all responsibility of injury.

• No diving

• No glass

• No animals

• No silly string or bubbles



Covid and other Communicable Diseases Restrictions

• Please visit the NM Department of Health website to view any restrictions or travel advisories

• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.

• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
