Welcome to The Tree House in Middleburg, FL! Discover tranquility in our cozy retreat, nestled in a beautiful neighborhood with peaceful views.

If you're looking for a get away while still being close to town - you have found it! A very secluded house sitting on about 30 acres on the Black Creek. You may see deer, turkeys as well as other native Florida critters! The main living area is on the 2nd floor. Peaceful views of the trees/woods that surround the house yet you are close to town - shopping - restaurants - and all that Jacksonville has to offer! This is a great place to escape to and enjoy the peace & quiet of the woods! This is a great place for snow-birds to hang out for the winter! Bring your RV, Camper or Boat - we have plenty of parking!

And bonus! We have a "man cave" in the lower garage that includes a great seating area, TV with antenna, BBQ (wheel outside for use), Refrigerator/Freezer, Corn-Hole, Dart Board, Canoe and even a rubber raft, oars & life vests to go for a paddle along the Black Creek. We have a magnetic screen on the garage door to help keep away some of the bugs - but still allow for air flow. We also have 2 portable fans in the garage to help on those warmer summer days! Great to fish - be sure you are property licensed in Florida to do so! We also have a NEW outdoor firepit for you to enjoy under the stars!

The house has a great open concept living area with full kitchen, stainless steel appliances - including dishwasher; dining area for 4 - bar counter with seating as well. Open living area with Queen Sleeper Sofa & 2 recliners. A large bathroom that has a walk-in shower, sunken tub, double sinks and a separate toilet room. We can accommodate 4 guests - with 2 in the bedroom with King Bed - 2 on the Queen Sleeper.

Pet Friendly - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. Max pets is 3.

Our max occupancy is 4 guests anytime day/night - not just overnight - which is also noted in the house rules/booking agreement.**

There is a PADL rental location at the Main St Boat Ramp - https://www.padl.co/locations/paddle-board-rentals-in-middleburg-boat-ramp/ Rent directly from your Smart Phone and tour along the Black Creek! Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.

Bring your boat, RV - even your tent - if you really want to camp out! The Main St boat ramp is minutes away. RV - depending on size - must be disclosed in advance. There is no dumping station or electricity available for RV use.

Entry to the grounds is thru an open gate that has 2 brick column walls on either side. You will follow the path as it winds through the woods until you reach the Tree House. Please be aware - it will be bumpy and may be affected if it is raining at all. Low sitting vehicles will not navigate the path very well - so be aware! This property is managed by Noise Aware, Minut Monitoring and a Ring Camera on the exterior. That is for the safety & security of everyone and to ensure occupancy compliance. As noted in the House Rules and Booking Agreement - Any additional persons over what has been requested in the reservation may result in immediate eviction, a $500 fine and no refund. We do have weekly mowing service that handles the yard/area immediately surrounding the house.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

**Propane Tank (1) Included - Propane level is monitored and the tank will be filled to be in the "green". If the tank runs out, you would need to have it refilled at your own expense. Tanks may be refilled at Publix, Home Depot, True Value Hardware. Firewood is not provided, however there is a lot of down limbs and trees around the 30+ acres that may be used. Trees may not be chopped down for firewood use.

This is a no-smoking property inside & outside. No smoking anywhere on the 2nd level at all, including the 2nd floor balcony area. You may smoke outside on the grass, or by the firepit. Properly dispose of your ashes and butts and ensure they are completely put out.

**If you are interested in hosting guests or an event (birthday, reunion, graduation, baby shower) that takes you over our max occupancy of 4 guests, an additional event fee is required as well as additional event insurance. Any event or gathering
