After this amount is gone, guests are responsible for supplying more - Your safety matters. This property features 4 exterior security cameras: camera 1 is a doorbell camera on the front door facing the porch/stairs/walkway, camera 2 is on the upper left front corner of the home facing the parking area, camera 3 is on the upper back right facing the side rear yard/pond/dock, and camera 4 is on the upper left center above the sliding door facing the yard/dock/pond. Probably the newest and nicest place we have stayed on Perkins Pond. Unfortunately the folks that are paid well for cleaning don’t do a good job. First impression was great but as we were unpacking began to notice things that had been neglected for some time. We contacted one of the folks and it turned out be the property owner. He was wonderful and grateful for our concern. I just hate that the cleaning company is taking advantage of the property owners.
House was perfect for our group. Had a couple small issues but it was addressed quickly. Beautiful quiet area!

This is a no frills cottage that the current owner appears to be improving bit by bit. The bathrooms are nice. The kitchen has a nice view of the pond and living space. It is bare bones. Nice, but rustic and not kitted out for gourmet cooking for a crowd or the right space for anyone expecting luxury bedding etc.. Canoes below the deck are a bonus. There a lots of good games to play and several seating areas.
Newly renovated, beautifully done, lots of amenities. Responsive owner. Beautiful view, watch the sunset, easy access to Perkins Pond in the front yard, pine needle carpet - bring your crocks or Googone to get the sap off the bottom of your feet.
We had a wonderfully peaceful girls' weekend and can't wait to do it again!
Nice cabin right on Perkins Pond, beautiful back deck overlooking the water, was very clean, well stocked and communication with host was great. The cabin doesn’t have AC (which is noted in the description) and there are a number of fans throughout, but it still gets really hot inside so just be aware! Also bring bug spray — lots of mosquitoes (which is the case with any body of water)
Overall good rental but these are 3 minor issues:
1. A railing from the parking lot to the front door would help to walk down the steps.
2. Additional bath towels and wash clothes are needed.
3. A large stone is missing from the last deck step to the dock.

Cozy cabin
Cozy cabin. Had everything we needed. The pictures make the place MUCH bigger than it actually is, but it was cozy. The pond is beautiful and the view is beautiful. The pictures and description say only three steps to get in, but they don’t tell you that there are several steps to get down the hill where the parking is. I use a walker and it was tricky. It was clean, but we found hair (not ours) in our bed and on the pillow, but other than that, very clean. We especially liked the fire pit and the deck with table, chairs and grill. We ended up cutting our trip a day short, but it was a nice relaxing weekend getaway.

Windy ski trip
The house is right on the pond, and I'd imagine it's a pretty amazing spot in the summer. However, during our few days, it helped to create especially windy conditions and repeated power outages. Obviously Evolve and the homeowner can't control this, but it would have been nice if we had been warned, especially since there was no power when we arrived. We found 1 working flashlight and a lantern with no batteries. The home next door had a generator running when they weren't even there, which led us to believe power outages weren't uncommon on the street. We were unable to reach the property manager until the following day, at which time he informed us that his phone had since been charged. Once we had power back, we came across hairs in the beds and bath towels that needed replacing, among other things.I am not accustomed to leaving reviews like this, but I want to be transparent for families considering this rental. If your primary concern is access to the pond during calmer weather, this rental would be fine.
