•For Your Convenience, please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay. (Walmart - 1.5 Miles), (Publix – 0.7 Mile).
•HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Mid-stay cleaning services during your stay can be requested for an additional fee.
•FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.
•POOL HEATER: Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near-freezing temperatures. Be aware that pool heat service paid after 4 PM will be turned on on the following day and that the pool may take 24 hours to reach its set temperature. No refunds will be given due to incremental weather.
Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. (This is optional and may not be available at some times.)

-When is trash picked up?
•Trash Collection happens on Mondays, Tuesdays, Thursdays, Fridays and Saturdays after 06:00am.
Please place trash inside garbage bin (brown bench by front door), bin must be fully closed and trash must be bagged in garbage bags. If instructions are not followed, trash will not be collected and guest will need to take trash to the dumpster.
-Can I send mail to the property?
•USPS does not provide service in the community. UPS and FedEx will be able to deliver to your home.
-What are the community hours? Are there any additional fees to use the amenities?
•8am-8pm. No, there are no extra charges to use the resort amenities.
-How far is this property from Disney and Universal Studios parks?
•20 minutes from Disney, 25 minutes from Universal Studios.
-When will I receive my check in instructions? What is the check in process?
•Confirmation letter are sent 1 week prior to arrival, with door code and amenities access codes.
-How many cars can I park?
•You can park up to 3 cars on the driveway and additional cars by the clubhouse extra spots.
Please be aware there is no street parking. This is a matter of public safety and City of Kissimmee Fire Code. Vehicles will be towed at owner’s expense. To avoid possible towing, please park in your driveways or extra parking spaces near the Clubhouse.
Also, please be advised that all commercial vehicles, recreational vehicles, self-propelled motor homes, motorcycles, trailers and boats shall be parked in enclosed garage at all time and cannot be parked within the Community. It will be towed at owner’s expense.

You will be required to sign a rental agreement, you will be asked for a copy of ID, credit card and billing address, we will not accept your reservation unless we receive the required documentation.
Last-Minute Booking Disclaimer -
For reservations made 30 days or less before check-in, we only accept payments via cash, money order, or Zelle. Credit or debit card payments are not accepted for last-minute bookings.
Additionally, Friday bookings for check-in on Saturday must be completed by 4:00 PM on Friday. The guest must be present to sign the rental agreement and provide a valid ID at the time of payment.
Failure to comply with these requirements will result in the cancellation of the booking. We appreciate your understanding and cooperation.
