3607 Seashore Dr A is professionally managed by Newport Beach Vacation Properties. Located just before the beginning of the boardwalk this is a great location for surfing, boogie boarding, or just relaxing in the sun. Close to shopping and many of the great restaurants that the peninsula has to offer.



LIVING and DINING



Glass patio doors open up to amazing views and allow you to walk right out onto the sand. With a couch and some additional seating the whole family can play games or just enjoy the ocean breeze. The kitchen has everything you need for a beach vacation. *Fireplaces are inoperable*



BED and BATH



Two bedrooms keep this quiet lower unit cozy and perfect for a small family.



The master bedroom has a King bed with adjoining bath.



The second bedroom has two twin beds with a shared hall bathroom.



OUTDOOR AREA:



The large patio has seating and a BBQ for all of the beach fun you could imagine. Enjoy grilling with family or relaxing and watching the sunset.



**Two car tandem parking in shared garage. This is a subterranean grade, and very steep. We recommend low profile vehicles only.

Property needs some work (ceiling paint was peeling, bbq was too dirty to use, and some sheets had holes in them), but inside was overall clean. Parking onsite was not an option, even with a sedan. Garage is too steep. Host was communicative when having check/in difficulties.Location was excellent if you can put other things aside.

It is a great location, end of strand, on the beach. Not fancy but clean. The only issue we had was with the water heater…they kept having to come flip the switch to turn it back on because it was not something we had access to. They were responsive at least to come fix it but it was inconvenient.

Right on the sand and at a prime location for teens to surf int he morning. BBQ'd most nights. Well stocked kitchen had everything we needed to relax and not eat out. That said only a few minute walk from restaurants, bars and shops. Would highly recommend.

Nice but needs some attention

The location is great. We really enjoyed our stay. But all the mattresses were completely worn out and lumpy. The garage is so steep that my 2017 Q7 was acting up for the first time because of being parked so steep. Cookware was very minimal, and pans were all scratched up. Dryer does not vent well so takes forever to dry clothes. House seems to have long term neglect. Otherwise could be great. Property management was great.

This rental needs attention. Would not recommend.

This property needs attention. Above and beyond not one piece of furniture or decor matched or had a consistent decor style the furniture was horribly uncomfortable. Outside chairs used for interior furniture. Couch and chairs horribly uncomfortable. Beds horrible. Linens and towels so old and horrible condition. The unit itself needs deep cleaning as well as a ton of deferred maintenance is required. Perfect exterior place but once again horrible patio furniture that is once again cheap and uncomfortable. Now while the unit boasts a garage. Beware. Nearly impossible to get any car parked inside. Beyond steep and very low ceiling. We parked on the street and got a ticket. . Drapes dirty, fans had 2 inches of dirt on them. Must use fans because the unit had no ac. The tops of the lamps disgusting. The unit as a hole just made us feel dirty!

We do want to apologize for the state of the home not being satisfactory to your liking. All our homes are fully accurate to their listings online, pictured the way that they currently are furnished. We do apologize that the décor of the home was not to your liking. We manage these homes for the private owners, so the décor of the home is up to the owner’s digression. We will relay these notes to the owner regarding the comfortability of the furniture though. We do apologize for the difficulty of parking and the lack of AC, but these things are made extremely clear in our listing for this home. The garage is extremely steep and is a subterranean garage and we recommend lower profile vehicles only. We do apologize once again for your troubles during your stay and hope that you still enjoyed your time here in Newport Beach. We hope to host you again in the future for a better stay.

Budget friendly for on the sand location.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We spent 9 nights during Spring Break in this home with 2 Adults and 2 kids. The rental is a great size for a small family of four. A 5th person can also sleep on the futon bed located in the living room. For the low price point, this is a decent rental. The furniture needs to be upgraded and was uncomfortable. They are using outdoor wicker patio furniture and a futon bed for their living room seating. The mattress in the primary bedroom and the bed itself were poor quality and in poor condition. Our kids seemed to sleep well in the 2nd bedroom on the twin beds. Showers/bathrooms Water pressure was low. We could often hear the people in the upstairs unit moving around, flushing their toilets, using shower etc. The dryer broke at the beginning of our stay and couldn’t be fixed (Burr White maintenance team tried) so we were not able to use the laundry. Burr White said that the owner is going to replace. Photos are accurate. I think next time we will pay a little more for nicer, better quality unit. However, this location and price is very budget friendly. Kitchen was in good shape. However, unwashed dirty dishes were in the cabinets upon arrival. We had to run through washer.

Peaceful chaos

The house was great, but unforeseen issues hindered the peacefulness of the stay. You won’t be staying in luxury, but the location was picture prefect. Issues: The parking(Garage) was A nightmare. Most garages and level, but this one is a 45 degree angle slope down into a basement garage which goes down one floor before leveling out. the ceiling at the bottom was too low for my Toyota Sienna, so I had to park on the angle in the garage which was sketchy. The neighbors were having construction done Right outside the front door and master bedroom window which started early and lasted all day. The windows are very thin and every noise and conversation could be heard. The construction crew consistently parked in front of the garage and had to be asked to move when I wanted to leave. They also rinsed their buckets and tools off and dumped them over the small wall dividing the property right at the front door. It rained and the neighbors new gutters empty out over this properties walkway, needless to say it was impossible to get inside without getting soaked when it was raining. The patio furniture was nice to have, but was covered in black or brown widow spiders. I killed 7 on 2 chairs and decided not use the other chairs. I guess They want you to know the bedding is fresh, so when you arrive you have to make your own beds with the freshly cleaned sheets. The beds also felt very old, lumpy and uncomfortable. There was no cable tv as was advertised, but luckily Netflix and my other streaming services saved the day on rainy afternoons and during the evenings. There is a Blu-ray player if you still pack discs around. Positives: Location, location, location. Walking out the back door and being on the sand is fantastic. It is also right at the end of the beach walk, which means you don’t have all the foot traffic walking by your back door, but it is close enough (2 houses away) to hop on walk to the shops, restaurants, and pier. Groceries are couple blocks away. Sancho’s tacos, TK Burgers, Handels ice cream, chronic Taco and so many other good restaurants are within 10 minutes walking. I would stay here again knowing the construction is temporary and rain is not an everyday problem. The property management company also communicated well regarding maintenance they had scheduled on the property while we were staying there.
