However, in keeping with VRBO's requirements that we publish the checkout task list, we kindly request that our guests do the following prior to departure:
- Leave Garage Remote on Kitchen Counter - Put All Dirty Dishes in the Dishwasher and Turn it On - Put Any Used Beach Towels in the Washing Machine on Cold Water and Turn It On - Put Trash in the Outside Trash Cans - Delete Personal Streaming Accounts From all TV's - Turn off Gas to Fireplace, and Propane to BBQ - Turn Off All Lights, TV's and HVAC - Close and Lock All Windows and Doors
Please note that for security purposes cameras have been installed outside the property at all points of entry. The cameras face outward, and are meant to capture any unauthorized access to the property. They are located outside the front door, front patio door, side gate, and garage.

The place was a perfect location for our sister trip. It was an easy walk to both the beach and marina. It had a well stocked kitchen, comfortable beds and furniture. The host was very helpful and we would definitely stay here again.
The house was great! Exactly as pictured and very clean. The host met us to welcome us and walk us through the house and all the amenities. Great location…quiet and very close to the beach.
The house was very nice and well maintained and had all the essentials. The kitchen had everything we needed and nice quality items. We really enjoyed our stay, great location many activities with in walking distance.
Great house with everything needed for a fun filled break. Good location and good parking. Unfortunately, noisy neighbours which were annoying from early mornings. Shared washing/drying facilities in garage with other tenants which was a minor inconvenience.

Our family had a great stay. The house was as expected. The kitchen was well appointed with dinnerware, utensils and cookware. The beds were comfortable and we appreciated the large TVs in each room. We were happy to be able to park two small SUVs onsite. The location was perfect with short walking distance to the beach, restaurants and other activities. Definitely would book again.
Very enjoyable stay. Convenient to restaurants, shopping, and the beach. The house was spacious and clean. The beds were comfortable and the shower had strong water pressure and the water was hot. We experienced no problems during the stay and would definitely stay there again.
I took my teenage daughter and her friend to Newport for a few days of Spring Break and we really enjoyed the property. It was clean and comfortable. The location is incredible - right in the middle of everything and a quick walk to the beach and restaurants!
Overall great well stocked home with everything you need for a great beach weekend. Only downside was the downstairs people were a bit loud until 3 am.

We're glad to hear that you found our home to be well equipped.
It's surprising and unfortunate to hear that the guests staying downstairs disturbed your stay. I know that the lower level was occupied for one night during your two night stay, but there was no mention of noise made to us by either you or the guests that overlapped with the downstairs guests for the next four nights. This property is a duplex, but there are rare occasions when a guest is not aware that the sounds from their stay may be disturbing to others. On those occasions, typically a gentle reminder on a phone call or in a text message will solve the issue immediately. The guests staying downstairs during your stay were a family of 2 or three generations, so I'm sure that had we been notified we could have resolved the situation quickly. The city of Newport Beach also enforces quiet restrictions after 10PM.
Again, we are very sorry that your stay did not fully meet your expectations. We hope that you will consider staying with us again and giving us the opportunity to ensure that you have a better experience.

Why they chose this property
We purchased this home because we love the beach, the water activities close by, and the small town feel of Balboa Village. I love to ride my bike on the beach path, and there are bikes available at the house for guests to use. Duffy boat rentals, SUP, kayaking, surfing and fishing are all easily accessible from this home. Restaurants, bars and shopping are an easy walk.
