Sea Villa is conveniently close to the front gate and features easy beach access, as well as a private boat dock, all within the gated community of Leeward Settlement on the eastern side of Providenciales. It has 117 feet of canal frontage on a plot of.64 acres. Being one of the larger villas in TCI Caicos, Villa Sand and Sea is ideal for special occasions, small weddings, reunions with multiple generations, and group vacations.

The main pavilion is self-contained and features a stunning high-ceilinged open concept great room, a cutting-edge chef's kitchen, a half bathroom and tastefully furnished living and dining areas.
There are five bedrooms in the independent two-story second pavilion, each with an en suite bathroom, laundry room, storage space, and mechanical room.
A self-contained guest villa featuring two bedrooms, each with an ensuite bathroom, can be found in the third pavilion. It comes furnished with a separate living area, kitchen, and terrace.
