The apartment was was exactly as described. It is a beautiful apartment overlooking the grand Canal. Location was everything as it was convenient to walking to all of the sites. I would definitely stay here again.

Beautiful apartment in fantastic location with fabulous view on grand canal.No complaints whatsoever. Excellent neighborhood. Everything in apartment is excellent quality.Water taxi stops are with 5 minutes walk.Walk to San Marco Piazza 15 minutes Walk …Many restaurants five minutes.However, For your information, if leaving early am or arriving late pm a private taxi is required At about 200 each way.

Tbh is is the second time we have stayed at this location and it’s the perfect location. It’s ground level and can watch the gondolas going by as you sit in the living room. We even have it reserved for a third stay in August.

Perfect home base in Venice for two couplesWe couldn’t have asked for a better location. Everything we wanted to see was within easy reach, and coming back to the apartment at the end of a long day of exploring felt like coming home. The layout worked well for two couples, with plenty of space for everyone and privacy when we needed it.The apartment was spotless when we arrived and stayed comfortable throughout our stay. Each bathroom was well equipped, which is a real plus when four people are sharing a space. Our host was attentive and responsive, and it was clear they care about their guests having a great experience.One small note: we had hoped to use the private dock to hail water taxis, but that wasn’t an option. It wasn’t a problem in the end, since getting around worked out easily once we were there, but it’s worth knowing ahead of time if you’re planning your arrivals and departures.We’d happily stay here again and would recommend it to anyone visiting Venice.

This is the third time I have rented this property in the last 2 years. Boat met us each time like it was our first time and explained everything needed. We will book again. The location is fabulous.

We loved our stay! The property comfortably accommodated our family of five. The location was spectacular, right on the grand canal! Orial was a great host. Definitely recommend staying here in Venice! We hope to be back, loved it so much!

This was the most beautiful apartment right on the Grand Canal and absolutely within walking distance to all the sites. The air conditioning was greatly appreciated as it was hot for the first day. The apartment has everything you need. The silverware is in the TV armoire (someone mentioned they didnt have it but it was there). It was our favorite place on our trip. We took water taxi right to the dock and were met by our host . It was perfect! Lots of places to eat, drink and shop nearby. Vaporetto dock 3 minutes walk. I would definitely stay here again!

My husband and I had the best time in Venice with our three children. The apartment was perfect and in a wonderful location. Giovanni and Orial were very easy to communicate with and met us to let us in when we arrived. We absolutely loved having a glass of wine at night and watching all the boats outside the window. I hope to come back and stay here again!

We loved our stay at Palazzo Fanier! We were in Venice at a very hot time and the AC was a big plus. The views were terrific and we loved looking out especially the day of the Regatta Historica.We travelled from Hawaii to Venice ; not an easy trip. We were greeted by Orial who was very pleasant. He presented all the details about the apartment and I only wish there had been a little booklet or guide in the apartment w/ instructions. Never learned how to use the washer/dryer or TV. My mind was extra tired after such a long journey and it was hard to absorb everything in 15 minutes. We were grateful for Giovanni’s help organizing a water taxi to the airport during the film festival when it was almost impossible to get one especially at 3:45 AM and extend a hearty Aloha to him for doing so!

Beautiful apartment. So easy to access by water taxi. We really appreciated not having to drag our luggage up and down stairs. Cute restaurants and bars within 5 minute walk.

What a wonderful place to stay in Venice. While it's right on the Grand Canal and a few minutes' walk to San Marco, it's so quiet. Lots of good restaurants and shopping very nearby as well. The beds were super comfortable, bathrooms were great with good water pressure--you'll have everything you need--plus Grand Canal views! Very clo9se to so many things. We had a private water taxi take us from Fusina when our cruise was over, straight to the dock—and then again at the end of our stay to the airport. So convenient! By all means, enjoy a canal-side dinner at Moro, just a 3 minute walk away. Their breakfast area is a must-not-miss, too. It's like dining in a secret garden. Thanks, Giovanni! Your hospitality was fantastic.

The apartment is wonderful. Looking out on the Grand Canal from the living/dining room is a real treat. It's perfectly situated - less than a 10 minute walk to St. Marks Square. Lots of restaurants within a 3-5 minute walk.Only a few things are needed to bring this from 4 stars to 5. First, the amenities need improving. Having only body wash, with no shampoo or conditioner, is a problem for people with long hair. It would be nice to have at least one, and preferably a few, boxes of facial tissue, instead of having to use toilet paper to blow your nose. Second, you need to provide clear instructions on how to control the thermostats. I never could figure out how to make the apartment warmer. I adjusted the temperature and selected heat (the red LED came on), but the system didn't respond. Also, you really need clear instructions for how to use the washer/dryer. We figured out how to do the wash, but we never figured out how to get it to dry. (We started a dry cycle, or so we thought, until the machine started rinsing the clothes again!) Thankfully, the drying rack let them air dry over the next 24 hours.Other than that, a great, great apartment.

Helpful and punctual host. The location is fantastic! Close walk to grocery, shopping and many restaurants. Water taxi from the airport took us to the back entrance. We used a water taxi again to get us to the train station. Book a taxi online and enjoy not hauling luggage. This space is very clean and everything worked great! Beds are not very comfy, but we all slept. The view of the grand canal is exceptional. We would stay here again!
