Although there was lots of construction and remodeling going on during the time that we were there, we were never inconvenienced. We walked or biked to Alys Beach every morning for breakfast, and the beach was quiet and not overcrowded. If you can’t handle stairs, however, this is not the place for you. I would definitely recommend this property to anyone looking to stay along 30A.

Unit 220 has beautiful views, plenty of space, and comfortable well maintained furnishings. The pictures are very accurate. We were also impressed with Benchmark’s communication. We had no issues or reasons to reach out, but if we did we we knew how to do so. I gave the cleanliness a 4 because it was clean, but not spotless.

Overall, I do not recommend this vacation rental. Reviewer Comments: Unit had a great view and location. Pool was good and landscaping well maintained. Unit needs some tlc. Paint was tow tone, floor was dirty (white socks became black socks), tile grout in the shower was black and dishwasher felt like it could fall out. Put a couple of bucks in it and it would be great. Has so much potential and could charge more.

Beautiful Views

I would say a deep cleaning is needed, but it was clean upon arrival. We had issues with the additional parking, but gave up on trying to resolve. By the time it was figured out, we were leaving. We also had construction happening directly in front of our condo at 8am on a Saturday morning. They eventually moved to the side. None of this made our stay horrible, but why I only gave a 4 out of 5.

We bicycled to Rosemary. Close to the Publix on 98 and the Donut Hole. The only thing we noticed is that some of the plugs (lamps)didn’t work in the bedrooms. Found one that did behind the furniture so we could plug in a cpap machine. All in all it was terrific and we will book again in the future!! Plus I have already recommended to friends!

Beds were comfy, appliances worked well, and it was pretty much as described. The furniture was covered in some very inexpensive slipcovers, but they appeared to be clean so it was no big deal. A few minor issues—an outlet in the kitchen didn’t work and was very loose, the dishwasher was about to fall out of the cabinet because the board at the top wasn’t stabilized well. The big issue was a leaky window. It had been repaired, but was very poorly done and the safety of the window is questionable. We called for maintenance when we arrived, and to our knowledge, no one came to look at it when we were there.Overall, our stay was still quite enjoyable and if there’s minor issues and the window were repaired properly, I would stay here again. Great view, nice complex, easy parking.

Beautiful condo but horrible experience

Overall, I do not recommend this vacation rental. Reviewer Comments: This is a beautiful beachfront condo. Very clean, great views, quiet beach. However, for those with mobility issues, I suggest looking elsewhere. There are a significant amount of stairs for the walkover and there isn’t much in the way of restaurants, shops, etc. in the immediate vicinity. It’s about a mile, mile and a half in either direction. Communities to the east have a strict ban on golf carts and vehicle parking is limited. Beach service is contracted with Jake’s (at the time of this post), all other companies are prohibited to provide service. Benchmark did a poor job at communicating this and even promoted another vendor. Also, be sure to check on construction status before you book. We had crews start at 7am who were loud, smoking, and taking guests’ parking spots with their personal vehicles. The pool was closed for 3 days without notice and access to the beach and our vehicle were blocked for over half a day. And guests had to climb through dangerous construction debris and equipment to get to the dumpsters. Benchmark was quick to apologize but only pointed the finger at the HOA, and noted that they would use to our ruined vacation as a learning experience to prevent future occurrences.

Only one outlet in the kitchen work so don’t try to have the little lamp plugged in. The toaster didn’t work. The first night the sink stopped up in the kitchen and we had to wait around the next morning for a plumber. He kindly told us that the outlets in the kitchen were bad but they couldn’t fix them at that time. No light over the table and the floor lamp they had by the table was broken. The unit needs some TLC to bring it back to its glory.

Overall, I recommend this vacation rental. Reviewer Comments: The location is fantastic and the condo complex is very nice. The unit we stayed in was overall very nice. However, the furniture is discolored from dirt and some of the light bulbs were burned out. Also, some of the electrical outlets didn’t work in the kitchen. The coffee pot and toaster wouldn’t work properly which were annoying but not a big deal. It looks like the unit had been started to be painted as in cut in but not finished. All in all these things were very minor and didn’t detract from our stay as the beds were comfortable, the AC worked great, the unit was overall clean and the view was amazing. But when you are paying the amount that is being charged these days the unit should be kept up a little better.

Overall, I do not recommend this vacation rental. Reviewer Comments: We previously stayed at Tranquility 220 for the full months of January 2019 and January 2020. It is a beautiful location on the beach. Over the 4 year period the property has deteriorated significantly. Some of the main windows are so etched with salt you cannot see out. The furniture is very worn and the condo itself was not clean, especially the floors and showers. The owners need to invest in some improvements especially the entertainment system and TV which are very dated.

Disappointed with benchmark

Reviewer Comments: First the positive, the location was great, and even though we had since maintenance issues when we arrived, they were fixed immediately. Now the not so great, the dirty condo. I do not believe the floors had been mopped. The bottoms of our feet were black, they left footprints in the shower. When we requested the file to be moored, it never happened. Even when we called back to check on it. We were told they came by and cleaned. They did not. I even asked for a mop and bucket. That never happened. I guess the bonus is we didn't have food on our patio like condo 250. We have always had a great experience with Garrett, hopefully this was a one off experience.

Some windows need replaced due to vapor between the panes, and there are little things like curtain rods that need adjusting, some drywall screws that need to be fixed, etc. I would recommend the owners go through with a fine toothed comb and fix the issues for future guests.

First of all, the sliding glass door to the outside deck needs to be replaced. You can't even see out of it. Also, the window blinds to the back deck are completely broken. Same for the master bedroom. The A/C works well for every room except the master bedroom. The furniture in the living room is old, worn, and dirty looking. Several electrical outlets will not hold plugs. Also, this unit is on the second floor so you can't see the beach from inside or on the deck. All the TVs were too small (especially the living room). The sliding door to the balcony was virtually impossible to open from the outside. I would not stay in this unit again unless it was updated.
