Our beachfront, single-family vacation home is elegant, yet relaxed - a rare opportunity for privacy, directly on the Oceanfront and within walking distance to all of Newport Beach's attractions. Modern and warm, with 2 levels and 2 living rooms, the layout will not disappoint. Here's what you'll find:

UPSTAIRS LEVEL:

LIVING/DINING AREA:
- Open floor plan includes living/dining/kitchen areas - all with ocean views
- Large Sofa; streaming cable TV
- Dining table w/ seating for 4; Barstool seating for 6 at kitchen counter.
- French doors open to the front balcony w/ chair seating & gas BBQ grill

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

UPSTAIRS BEDROOMS:
- Bedroom #1: 1 King bed; streaming cable TV; en-suite bathroom
- Bedroom #2: 1 Queen bed; streaming cable TV

UPSTAIRS BATHROOMS:
- Bedroom #1's en-suite Bathroom: large walk-in shower

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- Downstairs Oceanfront Patio: Seating; ocean views

ALSO INCLUDED:

- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

LAUNDRY:
Laundry area is in the garage. Guests must provide their own supplies.

PARKING:
1-2 spaces in the garage. Small to mid-size vehicles. Larger vehicles may not fit in the garage. Rear alley access

LOCATION:
Ideally situated just north of the Newport Pier and its attractions, yet far enough away from the congestion. The beach and ocean access is perfect for guests of all ages to safely enjoy ocean recreation all year long. Directly out front, the famed Boardwalk bike and walking path provides the best thoroughfare to get around town without a car, it affords the best of people-watching from the comfort of the upper balcony and front patio. But the best entertainment of all is watching the magical Pacific Ocean and its ever-changing portrait any time of year.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

House is outfitted like a dorm room and felt like I was sleeping inside a goodwill. They don’t bother with upkeep or repairs and overall is in poor condition. The pictures on vrbo were photoshopped and doesn’t represent the actual home either (I have picture evidence of this). To top it off the House was dirty upon arrival with sand in the bed sheets and all over the house. obviously this felt overpriced and disappointing. The location is awesome, but you would think someone would care more about their property than this. VRBO was unhelpful and their fees are out of control at this point too. Wouldn’t rent from this host company and may be finding direct rentals from here on out since vrbo didn’t provide any help with reimbursement or resolution.

Excellent location. House is spacious and love the upper level kitchen and living area. Enjoy the ocean view and sunset with privacy. Rooms are comfortable and plenty of bathrooms for our children and their families. Will definitely come back.

This house is in a great location and was perfect for our family vacation. The house was very clean and exactly like the description. I will definitely try to stay there again.

Great location

The house was great, can’t beat the location. The furnishings are worn but having lived at the beach for many years, that’s pretty normal wear and tear and can’t be avoided. Overall, great experience for my family and friends.. would rent again..

Perfect location for a fun Family Vacation!

Pros: This location is the best. It is close to the main area of restaurants & shopping. Views of the ocean, and the "people watching" from our 1st or second floor balcony of this home was so fun! The home has plenty of room to spread out & was supplied with everything needed for our vacation. The beds were very comfortable.Cons: We had to rewash many kitchen items upon arrival. Pans & silverware had food debris and were obviously put away dirty. This home also needs updated pictures of the furniture & furnishings, as many things are different from what is presented on the listing. Overall we had a wonderful time in this home.

Beautiful property in the perfect location

Beautiful property in the perfect location -- walkable area chock full of places to go, whale watching, great restaurants. But you can't beat a home right on one of the most beautiful beaches in the US. The home was very well equipped, as advertised, and impeccably clean. We particularly appreciated the second floor deck -- the perfect place to sit and listen to the ocean or watch the sunset. Great house! There was a minor issue that Beachview resolved immediately, and they were very responsive to emails. Couldn't ask for better! Thanks!!!!!

The location was great. Beach was wonderful. The house is nothing as the photos are. Very disappoint

The house definitely needs a lot of TLC. It needs to be painted and new blinds. Floors are wormed too. The photos are great online however it was very disappointing to see when we arrived. Time for an upgrade. Very pricey for what we got.

Family Vacation

The location of this property is fantastic! Close to dining, shopping and the beach is right out front. Overall the house itself could use some upgrades and cosmetic fixes. The ceiling in the downstairs living room looks like it’s had some water damage, some of the windows have what look like mold. It definitely wasn’t the nicest place on the block but it worked well for our large family. All beach towels and bathroom towels were provided as well as a canopy for the beach and multiple beach chairs which was super convenient. All of the boogie boards in the garage were broken though so we didn’t use them, but we had our own. Check in was super easy and overall we had a great time being so close to the beach.

Pictures of property are misleading

Spent a weekend here with our kids and grandkids. Location was awesome, the unit was not so awesome. The pictures on line are different than want the unit offers. Trash was piling over the cans outside the garage when we arrived, and it was never emptied. The unit was worn, kitchen cabinet drawers were broken and the outside were sticky to touch. The kitchen was stocked with worn out items, and we paper plated everything. The electricity went out on us and there is no lock on the door from the house to the garage If you’re looking for a great location and want to pay a premium for that despite a really really worn out house, this is your place.

Good but needs updating

Overall we had a nice stay. We had some issues with cleanliness and missing appliances when we arrived and management took care of them quickly. The master shower leaks terribly and we all had to shower there. The 2 bathtubs in the house were very slippery when wet, which is not good for anyone, especially my 80 year old mom. The blinds were all broken and need replacing as well. I'm sure being a rental people don't take care of it, but things could have been better. Also the dryer in garage is unusable unless you are 7 feet tall. My husband who is 6'3" could barely reach the controls and could not see inside to make sure all the clothes had been removed. Putting stackable units on an elevated platform is not a great idea.

Great Location. House Needs Help.

Prior to booking I reached out to the management company specifically addressing the reviews making sure the complaints and condition of the home had been addressed. They stated they take all complaints seriously and address the issues and updates with the owner. They need to be more assertive with the home owner to agree to a better level of up keep. The home was very worn. There were water stains and start of signs of mold on the first floor ceiling. The master bath shower doors had a gap and water continuously pooled on the floor. We had to keep towels there with every shower. The furniture is stained. New pictures need to be posted so the renters can set their expectations accordingly. The current condition did not meet the photos. The location of the house is amazing. The house was not.

Great location, needs some TLC

The location of the beach house was perfect, walking distance to all kinds of shops and restaurants. It’s a great house but needs some updating and a little tlc. Toaster and coffee maker didn’t work. The ceiling was peeling off in a few of the the bathrooms along with the tub peeling up also. Every coffee cup in the house had big chips in them and the dishes, pots and pans have seen a better day. Front door doesn’t lock properly and the dead bolt not at all. Kleenex isn’t provided which doesn’t make any sense and 1 towel per person and 1 hand towel per bathroom for 4 days isn’t enough. I asked for more and was told I could use the washer and dryer to launder the towels if I wanted (bring your own soap if you do that) No extra blankets to take the chill off when relaxing on the balcony at night. It’s the details when staying at a house like this and spending the money to do so that make all the difference and make you want to come back again. Although it needed a lot of improvements, Newport did not disappoint. It’s a beautiful beach and was so nice to be able to walk out the front door and on the sand.

Great time!

The house was nice and comfortable. Staying in a private home with no one above or below is a huge plus! Could tell some painting and repairs had been completed before we arrived, as there was a slight smell of paint when we arrived, but nothing too bad. The company is quick to respond to anything we needed. Would definitely stay at this property next time in Newport.

This house needs an extreme makeover and severely abused. DO NOT TRUST THE ONLINE PHOTOS!!!!

Took my adult family of eight to celebrate my husband’s 60th birthday and we were absolutely disappointed! The ocean view obviously is exceptional along with Newport Beach! There were so many issues, the front door is so warped it does not shut to lock. Only 5 outdoor chairs/no table. Ripped couch, towels are cheap/extremely small and only one per person. NO MASTER CLOSET! I really wish I could post the true pictures of this house. IF YOU RENT YOU WILL EXTREMLY DISAPPOINTED!
