We had a great time. The condo was very clean and well equipped. Keep in mind, its located right downtown and can be very noisy. The beds could have been more comfortable but overall, I would say a positive experience.

Best Location

We always enjoy returning to old orchard and there’s truly no better place to stay than the Grand Victorian. All staff is friendly and helpful. They keep all commonplaces clean and the condo itself was very clean, inviting and well suited to our family of 6. You also can beat the convenience of the location both in regards to the beach and the town.

Excellent rental right on the beach

100% recommend. The condo is beautiful, spacious and clean. We felt very safe and had ample space. The furniture appears to have been updated since the photos were taken. The cots were size adjustable so we were able to make one smaller for my daughter. The location is perfect. Walking distance to the beach (2 mins), restaurants, shops, amusement park etc. parking onsite for 1 car and off site about 10 min walk. We had 2 little kids and our elderly grandparents with us. There is an elevator and a pool. The kitchen had a keurig, toaster and all of the dishes we needed. The fridge had an ice and water dispenser. Laundry in the unit was great! Plenty of linens and shower towels. Front desk staff was very nice and helpful!

Nice location but floors were very dirty

We enjoyed this trip overall and the unit was conveniently located with a good layout. The beds were incredibly uncomfortable, with mattresses so hard that it was difficult to sleep. The couches were comfy and it was nice to have a smart tv. We enjoyed having laundry in the unit. However, the floors and carpet were all REALLY dirty all week and it bothered us so much. They looked clean but in actuality they were filthy. My husband and I traveled with our two kids (ages 3 years and 15 months) and everyone’s feet were just incredibly dirty 24/7. I’d get out of the shower, walk a few feet to the bedroom to get shoes, and I would have dirty feet already. My husband and I had to go wash our feet before putting shoes or socks on. We showered twice a day and tried to keep socks on but they’d just turn black within about 5 minutes. The bottoms of the kids’ feet were black constantly. I felt like I was cleaning everyone’s feet every few hours and bathing the kids constantly and it made me feel so gross to think about how dirty the place was. After a day I reached out to the host about it. No one came that day, but I followed up again the next day and at that point someone came up with a push mop. It made zero difference. I’m not sure if the floors need to be stripped or what but they need some kind of major deep clean. I definitely feel frustrated because we way overpaid for this vacation. Part of the appeal of renting this unit versus a hotel room was so everyone could relax and be comfortable when not at the beach. But it’s not comfortable to feel like you’re walking around in filth all day, and to have to wash everyone’s feet before they get in bed or lie on the couch. For this level of cleanliness I could have spent a lot less money on a couple low end motel rooms. Would absolutely not recommend unfortunately.

Scrupulously clean, great location

Nice condo, very well appointed (these places have GREAT kitchens). My only slight issue is that the chairs-that-fold-out-into-a-bed create the hardest, least comfortable bed I've ever encountered, which was a problem for us as we needed it. But otherwise it's a nice, spacious condo with laundy - super useful at the beach - and a great downtown location. Now, about that location. This is not the owner's fault and nothing to take stars away for. But we've stayed at the Grand Victorian twice, on different sides of the prperty, and I would choose a different unit if I could next time. This one is right on the busy town center and omg was it loud at night. Party central. We stayed on the far side of the property closer to the beach last time and didn't notice the noise so much, so something to consider. That said, I'm grateful to the owners for doing such a great job providing an extremely clean and comfortable property, and for the GV staff for being helpful and friendly. We do like the downtown location.

We Love Old Orchard Beach!

Ryan and Nicole were absolutely wonderful. Excellent with accommodating our family and making it the best stay possible. The furniture in the listing pictures are different than what is actually in the unit. No leather couches, and office style chairs versus dining chairs. The twin beds are actually chairs that convert to beds. It's pretty uncomfortable/narrow for a teen or adult. Everything else was as pictured. Absolutely fantastic location and the property manager, Tom, was very helpful! We love Old Orchard Beach and would definitely stay here again if we could find a place with comfortable sleeping for all 6 of us. Thank you!

Needle in a Haystack

A beautifully furnished condo with all the amenities you could want or need located in the middle of kid’s paradise….. amusement park, huge candy store and cheap souvenirs all around right on the ocean. It was not what we were expecting but we were pleasantly surprised. The mattresses were a little firm for our liking but other than that we would highly recommend it especially if you have young travelers with you.

Family fun

Booking and check in process were a breeze . We didn’t have any issues at all. The property manager was helpful with providing local restaurants and things to do off the property. We had never been to OOB and I didn’t research the area ally. I didn’t realize that we were right in the center of everything… Entering the condo we met only 1 of 2 “annoyances”, the bedrooms had a bunch of small flies , which we are assuming was because someone must’ve left the balcony door open because the condo was spotless: The wood floors shined and everything was immaculate: The living room furniture seems to have been updated since the pictures on the website. They couches were very comfortable and reclined which was a plus as I am recovering from surgery and could sit back and relax. We had a street view which was nice although noisy at night as everyone congregated in the area below us. The beds were firm but we were pleased with the amount of extra pillows that you don’t always get. Having a full kitchen is always a plus with easy close access to grocery stores 10 mins away. The second annoyance rather than complaint was that the A/C was very loud. The humming noise drove me nuts. We didn’t say anything until the end of the trip because it still worked. The property manager was receptive and would look into it for us. Quick access to the beach was a huge plus. Highly recommend this property.
