Each bedroom in this large 3-bedroom condo has its own access to the oceanfront patio. The beach is just down the steps from the building for quick and easy access. It also houses a home office. We'll supply the beach gear, the pools, hot tubs, and tennis courts. You bring your family and have the time of your lives.

- Max occupancy at all times: 6
- Quiet Hours: 9pm - 9am
- NO PARTIES, GATHERINGS, NO VISITING GUESTS IF IT EXCEEDS MAX OCCUPANCY, OR EVENTS ALLOWED - Strictly enforced.
- There shall be no video, still photography or film production of any kind without the express written consent of the owner.
- No smoking allowed

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- There is exterior surveillance camera recording 24/7. The camera is located on the front patio
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- The North Spa is currently closed, but the spa near the tennis courts remains open.
- This units parking garage will be undergoing remodel estimated to last from 8/4-8/25. Garage parking is still available, please look out for any signage or workers directing traffic when coming and going during the aforementioned dates. This work takes place between 8am-4pm.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
