Nestled among the aspens on four private levels, this exceptional mountain retreat combines rustic elegance with modern comfort. Large windows throughout the home showcase stunning alpine views while offering privacy and serenity from every floor.

The main level features a spectacular great room with soaring cathedral ceilings, a massive stone gas fireplace, and an open-concept kitchen and dining area. The dining table comfortably seats eight, with additional bar seating for three. French doors open to the deck, creating seamless indoor-outdoor living.

A separate media room provides an inviting second living space complete with a large flat-screen TV, comfortable leather seating, new flooring, and an entertainment bar area featuring:

This is a beautiful home with stunning views and a great location. We enjoyed our stay immensely. Some of the notable attributes include:- steps away from the ski slope and a short downhill walk to the gondola (dial a ride works perfectly if you don’t want to walk).- bathrooms include a steam shower - so welcoming after a cold day- multiple oxygen bars are very helpful those first couple of days of high altitude adjustment - kitchen is well equipped and everything is carefully labeled. This was hugely helpful. - kitchen includes some beautiful glass and bar ware, which helped make our holiday stay especially festive- Beautiful, warm and simple gas fireplace and very cozy living room- a comfortable office in the loft with views and more views- spacious hot tub, again with views!- Victoria was fabulous in her communication with us. Much appreciated. Overall, a very special week!

Summer Telluride Adventure

This property was as advertised and in great condition. We had one issue with the property that came up (not a preventable thing) that was quickly addressed by the property manager in a professional way, and it didn’t interrupt our stay. Kids loved the house and area, as it was an easy walk to the gondola. Be aware that there are a lot of stairs in this house, but our young kids navigated them without any issue. Convenient and ample parking. We’d definitely stay here again.

Great location in MV. Convenient to the slopes, market and gondolas (dial-a-ride is also very easy/convenient). The space was recently updated/remodeled, clean and had ample space for 8 people. Communication with Victoria and Brooke was amazing.

2025 Friends & Family Ski Trip

Wonderful trip with a group of 7 friends. Plenty of space thanks to 3 levels and multiple bathrooms. Walk to the Sundance run took 3 minutes and incredibly convenient. No need for a car with the Dial a Ride option. The hot tub and views were amazing! We will definitely stay again.

Amazing! The Overlook on Sundance is extremely clean, updated, and in a perfect location. The accommodations were great for 4 couples with room for more if needed. We hiked, biked, and enjoyed town without having to use our car. We loved the convenient location. We hiked the river trail, bridal veil falls, bear creek falls, and more. You can access everything Telluride has to offer from the gondola which is a short walk away. Can’t wait to return to enjoy during ski season! The Sheridans

Views galore

Wow, just wow!! We loved our stay at the Overlook Sundance (126 Lodges Lane)! Our only complaint was it was not long enough. The house accommodated four couples easily with more room for kids. Plenty of space to spread out and have privacy or gather the whole group for meals and games. The house was immaculate and the beds were super comfortable. My favorite part was the accessibility to easy morning hikes up the slopes or catching the gondola to all the restaurants and activities in town. We shuttled from the Montrose Airport and never missed having a car. It was a true paradise and we can’t wait to go again! - The Perry/Addingtons June 2022

5-STARS!!!!

5 STARS...FOR SURE!!! We absolutely loved our stay at the Overlook on Sundance. The location of this spacious home is ideal; epic, unobstructed views of Mt. Sneffels, Dallas and other impressive peaks. Easy ski-in/ski-out access to Sundance run as well as hiking trails throughout Mountain Village. Very close to the Village Market so also easy and quick access the free Gondola to Mountain Village and onto Telluride. Very spacious to accommodate two families or multiple couples. This 4bd/3.5 bath is ample with a beautiful main living area and attached deck to enjoy the cool mountain air and San Juan range views. The temp is never above 70 degrees so you leave the deck doors and windows open to enjoy nature’s beauty. The kitchen is very well equipped with everything you need, plus a huge dining table that seats 8-10 along with a bar/wine cart and lots of fun cocktail glasses. Two primary bedrooms on different levels is a great perk; both have fantastic bathrooms, including steam showers and jacuzzi tubs. The media level living room has a huge flat-screen and ample seating, plus easy access to the two downstairs bedrooms and the outdoor spa hot tub. Upstairs and downstairs living rooms both have large full-grain leather couches. Bottom line: This place is PERFECT. Loads of amenities, very well furnished and the convenient location has views which are definitely unmatched. Feels like the Swiss Alps! Highly recommend you stay here! We will be doing a repeat soon!

This property feels like home, but better. The mountain views are spectacular. Everything is within easy walking distance. If you want the opportunity to decompress and simultaneously spend rejuvenating time with family, you have found your place. The host is also spectacular.
