Welcome to “H Studio,” a pet-friendly, ground-floor condo in the heart of Traverse City. Perfect for couples or small families. With an open kitchen, Wi-Fi, laundry facility and car garage, this bright and thoughtfully designed studio offers everything you need for a comfortable stay close to all of TC’s best attractions — from Mission Peninsula wineries and local breweries to shopping, dining, and the beach.
This studio can also be reserved together with the townhouse upstairs to accommodate up to 13 guests total — ideal for groups traveling together.
We are Pet-friendly! Pet fee is $125 per stay. A maximum of 2 dogs 50 lbs each are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and `retired` towels for your fur friends. Booking guests will be responsible for any pet damage.
Please Note: Quiet hours begin at 10pm, and no unauthorized parties are allowed to ensure a peaceful neighborhood setting.

Keep in mind that this is the ground floor of the building. There are other units above and next to this unit. Please be mindful of our neighbors by observing quite time after 10pm. Please be aware you may also hear noise from the neighboring units.

Garage: Best for medium-size vehicles or smaller. If you’re bringing a large vehicle, we recommend using one of the following nearby parking options below!
1- Lot west of the building (behind the dumpster)
2- Street parking on Walnut (summer months only)
3- Grocery store lot one block away

- Check-in/out: Please note during our peak season (June-September) we discourage late check-outs and early check-ins due to the tight turn-around schedules of our cleaning teams. We are happy to allow for an early check-in or late check-out if our cleaning team is able to accommodate the request and still allow the rental to be cleaned to our quality standards and specifications. All early check-ins and late check-outs will be charged a $250.00 additional fee for this expedited service. We are able to accommodate early check-in and late check-outs during our off season (October-May) for a reduced fee of $50.00, please contact us for further information.
- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.
- Security deposit: Please note that 3 days before check in time, we will place a temporary pre-authorization hold of $250 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days within check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.
- Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, a credit card processing fee will be deducted.

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.
Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.
Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.
Report any damages and/or breakages immediately.
Cleaning and Maintenance:
Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.
Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.
Visitors & Noise:
No unregistered guests or visitors allowed. The maximum property capacity is 3 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.
Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pets fees are $125 up to 2 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighbor’s yards during their walks.
Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.
We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.
Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all law suits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.
ATTENTION: Missing garage door opener will result in a $200 replacement fee.
Pets:
We have the following rules for our guests with pets or Assistance Animals. This ensures that both your stay, and that of our guests after you, will be enjoyable and relaxing. Our pet fee is $125 for up to two dogs. Maximum occupancy is set at 2 dogs under 50 pounds each. If you have any questions, please ask us! The guest remains liable for any and all damage caused by people or pets or a service animal.
•Your animal should not be left unattended at any time. Should that become necessary, you must have and use a crate for your animal at all times while you are gone and provide them with sufficient food and water. Please use the labeled pet towels/sofa/bed covers/sheets for your pets cleaning needs and separate them from the towels/sheets provided for guest use.
•You are responsible at all times for your animal`s behavior. While we reasonably expect that your pets or specialty animal are well-trained, should any damage occur, you are responsible for the cost of any cleaning, repairs, or replacements.
•Your animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.
•Your animal must be under the control of verbal or sight commands that they follow at all times.
•Your animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
•We can ask you to remove your animal and/or leave for excessive barking, aggressive or damaging behavior, or obvious lack of sanitation.
•Please walk your animal for bathroom needs. Indoor piddle pads are not allowed.
•Please clean up deification immediately.
