Overall it was a good experience. Ice maker doesn’t work on any of the refrigerators. One of the rooms the lights didn’t work. The security was real strict and the residents will complain about the smallest thing. The beach was beautiful and the pool is nice. There is a couple food places near by that are good.

Beautiful Rental - Great Vacation

The place was great. Lots of space and plenty of beds. We had our daughter and her family with us as well. It could use some new kitchen ware. Some of the things were in a bit of a poor condition. And a deep cleaning inside and out wouldn’t hurt. But other than that it was perfect. The neighborhood was awesome and the pool was nice. The walk to the beach is not too long and it’s pleasant and mostly quiet. Riding the bikes around was quite an experience. Having all the bathrooms and showers was convenient. We did notice the clothes dryer kept shutting off for some odd reason. We did get locked out once but luckily I had my phone with me and the host responded within minutes and the matter was resolved. Everyone in our party loved the place. We will be booking again next year.

The porch was disgusted and stained. The ice makers never worked or got repaired. The scary pile of crap near the wash off area was never cleared….piles of dirty chairs and beach toys and boards with visible nails. Calls were made asking for clean up and repairs and NOTHING was done.

We had a wonderful stay and were especially grateful for the great location and private access. The home was spacious and worked well for our large group, making it a great place to celebrate our friend’s 30th birthday together. We really appreciated the thoughtful starter kits, toiletries, and cookware provided. The pool was a highlight, and we loved having access to the bikes as well. Overall, there was plenty of space for everyone, and we enjoyed being able to celebrate together in such a beautiful location.NegativeThere were a few areas that could use improvement. The dining table did not have enough seating for the maximum number of guests the home accommodates, and the dining chairs could benefit from cushions. We also encountered a roach inside the home. The grill was very dirty and covered in grease, rust and there was a roach in the grease trap. The porches also needed a thorough cleaning, including dirt and fecal matter, and the porch fans had visible black mold.We also had difficulty locking the doors, so clearer instructions or updated locks would be helpful. A bedside table in the master bedroom was missing a knob, and some of the blinds had brown water stains and a broken rod. The parking pass situation was confusing, especially since the listing advertised parking for four cars while the community only permits three.Finally, the listing mentioned a propane grill, but we had to request a propane bottle. We later learned the grill could simply be used with t

Amazing Value!

Took a trip with our family in June. First big trip with our 10 month old granddaughter. Loved having the carriage house for them. Very nice. Great quiet neighborhood. Access to the beach was better than expected.

The house was very "worn" and in need of upgrades to the kitchen and common areas primarily. Cooking pots and pans were terrible. Furniture in living areas was uncomfortable, poorly laid out and not appealing at all. Outdoor BBQ area and chairs were terribly dirty and we had to clean them all in order to use them.Swell (management co) did not give the gate our information in order to access the unit. Several calls were necessary to get onto the property - not just for us, but for all those in our party.

Great neighborhood but too strict

We had a wonderful time. House was clean and Blue Swell staff answered questions immediately and were easy to get ahold of. There are a few things in the house that need updating. The ice maker didn’t work, the microwave only worked some of the the time, a squirrel came down the fireplace and the A/C downstairs didn’t get very cold but all in all, we had a great time and would recommend!!

Overall this was a great place. It’s in a great community and we felt like we almost had a private beach. But, I think it’s time for a refresh. The dining room chairs desperately need to be replaced. The middle of the chair is completely worn out and you sink as soon as you sit. Pots and pans have been well used and could be replaced. All the walls and other surfaces could use a refresh. I am not unhappy I stayed here; we had a great time. I just think a little updating would be a great idea.

We just returned from our stay at 45 Founders from March 28 through April 4, 2026. While the location and a few features were great, we were disappointed with a number of issues we experienced during our visit. I wanted to share them so they can be addressed and so the listing accurately reflects the current condition of the property for future guests.Concerns during our stay:• Dining chairs were mismatched, had no cushion to seat and unstable • Dining table was very dark and heavily scratched. • Living room couches appear worn and covered with unattractive, dirty covers. • Much of the furniture and artwork felt inconsistent with the quality of the neighborhood, exterior, kitchen, and bathrooms. • Wood floors had noticeable large scratches. • Carpenter bees were actively burrowing into porch furniture and need attention. • Porch was not swept prior to arrival and had leaves and debris. • Blinds by the driveway entrance was broken. • Beach chairs were rusty and in poor condition. It would be helpful to provide usable chairs and an umbrella. • Light bulbs throughout the home were very bright and fluorescent. Warmer lighting would create a more comfortable atmosphere. • Placement of the second refrigerator in the laundry room felt awkward and not thoughtfully integrated. • Bunk beds appeared unstable. The top bunk did not seem suitable for anyone over about 100 pounds.Positives:• The kitchen and master bedroom were very nice. • The location was great

Family reunion

The property was in disrepair with many problems and outside areas dirty and poorly furnished. The upstairs air conditioning was broken the first night. The furniture was not adequate for "12" guests as advertised. The kitchen was poorly furnished with few utensils, dirty and old, scratched up non stick pots and pans, hodge podge of various glasses and cups, the gas range was malfunctioning, the ice maker did not work, the floor had sharp broken tiles and splintering "wood flooring" with protruding nails. Probably the worst place I have ever stayed, and I actually own a high end short term rental, and understand the guest expectations, at this premium price point. The management company Blue Swell is just not acceptable. Poor communication with the property security. I typically don't complain about my short term rentals, but most of the 30 adults in our group, renting other comparable houses in the Watersound community felt I should communicate my issues.

Great Location-Gated-Safe-Fully Equipped Home

Overall, I recommend this vacation rental. Reviewer Comments: This home was very clean, simply decorated, fresh bedding, nicely equipped kitchen. Gated and easy to get to the beach. We had 14 people, the biggests Pros - It was very clean and roomy. Access to boardwalks, community pool & playground was super easy. Bruno's pizza is across the street. The Cons that we ran into - Dining table only seated 6 people - we ate in shifts, which worked out okay, but would have preferred to have had seating for 8 adults. If TV is your thing - the bedrooms to my knowledge are not smart tv's - but the living room was a smart tv. last Con is the parking. 1 space on street - we had 4 vehibles so we juggled 3 cars around when peoole needed to leave for awhile. I have stayed inside of the Watersound Community more than a dozen times. This home meets all the citeria we needed as a large family and would recommend this home to others. Note to all renters: Enjoy the porches -- They were wonderful and there are a few to enjoy! Also, carriage house was nicely equipped with everything we needed.

Disappointed by management company

The house was beautiful, however, the management company was misleading on which amenities would be available for us. They sent several door codes to different areas. Only for us to find out (when the kids got stuck in an area) that we had key fobs for access and in fact were not allowed access to things such as tennis courts. Security was not very friendly when we were inquiring about the fobs. We were only given two key fobs for 14 guests. When I asked to have one or two more, I was told by the management company that they were very expensive and we just needed to “follow each other around” for the trip. Some in our party though the beds were not comfortable. The ice maker and freezer did not work. Maintenance came out but was unable to repair it. The door on the microwave was broken. Maintenance unable to repair that either. We had to throw out food from the freezer. We were not given a code to access the key to the carriage house. Had to contact management company in order to get that code. (Thank goodness it was before 5:00 pm). The walk to the beach was shorter than described and quite pleasant. The neighborhood is beautiful.

The issue with limited key fobs for your group is concerning, and we’ll work with the property management team to find a more guest-friendly solution moving forward. While maintenance attempted repairs, we understand this fell short of resolving the issues. Your feedback has been shared with the property owner to prioritize these repairs for future guests. Lastly, we apologize for the oversight in providing timely access to the carriage house. This is something we will review to ensure a smoother process in the future. house good, neighborhood great location and quiet

Reviewer Comments: The house was good, the furnishings, bedding and decor was cheep, but house itself very nice and there was enough kitchen supplies for cooking. Loved the quiet pretty neighborhood. Could not use the top bunk unless you have a child under 100 pounds, so we could not use it. Pool rules ridiculous that a big 4 year old has to wear a diaper in the pool and we were there a week and the pool restaurant was NEVER open selling food. We did go to the pizza place and it was great. Easy access to the door code. The house was very clean with towels tied up nice, although outside porches were full of pollen and dust and no clean places to sit. Good parking access for 2 cars, maybe 3. The rental co. called once when we were out shopping to tell us that we only had 15 minutes to remove the towels from the front porch or we would get a fine! I had no idea it was against the rules as I look back through the paperwork and still do not see it written anywhere in the paperwork. Maybe instead of a threatening 15 min fine call, a call to remove them when we had a chance would have been nice of them so we did not have to cut our shopping trip short and rush back and take the towels off the metal bar (that we thought was put up for towels, what else would the bar on top of the railing be for?). Also, there was no code listed for the gate house lock box in the paperwork, so we sat outside trying to call someone before I finally guessed the code, then later they responded with a text with the code. The only other thing is that they need 2 outside trashcans, 1 is just not big enough for a large party. I absolutely loved the small carriage house, it was perfect for one or two people, had a full small kitchen with tiny dishwasher, tiny refrigerator, tiny oven and all. Overall it was a great week and we would definitely stay in the neighborhood again, not necessarily in this house.

We most definitely enjoyed our stay. Unfortunately the weather did not cooperate. But, that has nothing to do with the property. The home is very nice. As other reviews stated some updates need to be done. The community is very nice and pool and beach access was very easy. We could not get our second parties gate passes to work but the company was easy to communicate with and helped us make something work. The guards at the gate were very friendly and helpful as well.
