Welcome to “The Penthouse” - you will not believe the views from our huge double balcony! We offer 4 bedrooms (3 king suites) and large living spaces. Located on everyone’s favorite, Scenic 98, with a walking/biking path that stretches from end to end. You can easily access the many great restaurants like Surf Hut and Whale’s Tail and local shops. Seascape has abundant resort amenities and is easily accessed from 98 and Scenic 98.
**The Ariel Dunes HOA will be undergoing an elevator modernization project beginning October 13, 2025, through approximately March 2026. They are installing brand new elevators, so there may be periods of delays in using the working elevators. We appreciate your patience while they are making these improvements! **

We have a stocked beach closet you are welcome to use – please return items in rinsed and sand free condition. There is seasonal beach service available for an additional fee – contact info for LaDolceVita will be in your welcome letter or you can arrange when you arrive with the beach attendants.

“The Penthouse” is nestled along Scenic 98. There are so many activities to enjoy, including:
✔ Miramar Beach: A pristine stretch of white sand and emerald green water offering lots of relaxation and family fun in the sun
✔ Our location is close to some of the best shopping, dining, and entertainment along the Emerald Coast
✔ Destin – Just a short drive away you can spend the day enjoying the Harbor (pontoon and jet ski rentals, parasailing, etc, Destin Commons, and a wide variety of shops, restaurants, golf, and spas!
✔ The Track and Big Kahunas Waterpark - features go-karts, mini-golf, bumper rides, and a waterpark, catering to the whole family!
** SPECIAL WINTER monthly & weekly rates - effective 11/1/25 – 2/28/26 **
SPECIAL MONTHLY RENTAL RATE FOR WINTER 2025/2026 - $3,500.00/month plus taxes, damage waiver & cleaning. For bookings longer than 1-month, monthly cleaning will be required which will also include a linen swap (to be paid by the guest). We will also provide mid-stay cleans and linen swaps for an additional fee.
SPECIAL WEEKLY RATE FOR WINTER - $1,000.00, plus taxes, damage waiver & cleaning (except for Thanksgiving, Christmas, New Years, Martin Luther King and President's Day holidays).

• Our team is excited to welcome you to the beach! We are here for you to answer any questions or to help you choose the perfect property, just ask. As owners and hosts, we have a small collection of beautiful properties to choose from. Our team looks forward to helping you have a fun and stress-free vacation...we know the world is full of choices, thank you for choosing us!
THE FINE PRINT
• Minimum Age: The Penthouse requires a minimum of one adult over the age of 25 stay at the property throughout the rental term. We will leave 10 wristbands that are required to be worn by all guests when on property. If you lose or damage a wristband, please notify us immediately. There is a $25 charge per replacement band. Your care and attention is appreciated.
• PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in IMMEDIATE EVICTION, plus additional cleaning charges. Our building does not allow guest pets and Emotional Support Animals are not required to be allowed by law in vacation rentals.
• All reservations include a mandatory rental agreement to finalize your reservation that will be sent to your email for easy electronic signature
• Your reservation includes parking for up to 2 vehicles. If you have more than 2 vehicles or plan to rent a golf cart, additional parking passes are $20 each. Please give us ample notice if you need more than 2 to avoid delivery fees. Any vehicle without a filled out parking pass will receive a parking citation and daily fine of $25 by onsite security.
• Every reservation includes an accidental damage waiver – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
• We offer optional travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more.
• CHECK-IN BEGINS AT 4:00 PM and CHECK-OUT IS BY 10:00 AM – We do not allow early arrivals as we are busy cleaning and sanitizing the condo for your stay. Occasionally there are early arrival options available, and we let you know the day of your stay.
• No smoking/vaping/drugs/firearms allowed in our condo or on the balcony
• Easy self-check-in is available via the keypad on the front door - a personalized code will be sent to you prior to check-in.
• We will send your welcome letter via email 10 days before arrival with all your important arrival information and codes.
• Max number of guests includes guests of all ages including infants/children to comply with our vacation rental permit, HOA laws, and local fire code laws. Exceeding the guest count is grounds for immediate eviction with no refund.
*Departure instructions – We don’t believe in long chore lists for our guests – you are here to relax! Before your departure, all we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the condo during our short rental turn in time for our next guests. We appreciate you!
