Shoot The Breeze - North End VB

Welcome to Shoot The Breeze, a charming, three-level condo-style home located just a
half block from the beach access in Virginia Beach, north of the Boardwalk. The best
part? There are no roads to cross to reach the beach, making it even easier to enjoy the
sand and surf. This spacious 4-bedroom, 3.5-bath retreat is the ideal spot for your next
family vacation. Plus, with the new Ocean Breeze Waterpark opening in summer 2025
just 6.5 miles away, you will have access to even more exciting coastal fun.
The first floor of the home features three bedrooms and a full bathroom. The second
level is where the main living area awaits, with a deck, fully equipped kitchen (with
seating for 8), and a dining area (seating 8). You'll also find an additional bathroom with
a shower and a separate half-bathroom on this level. On the third level, enjoy a private
bedroom with an ensuite bathroom and access to another deck, perfect for watching
beautiful sunsets.
For added convenience, the property includes reserved parking, additional off-street
parking, a washer and dryer, wireless internet, and TVs in every room. There is also an
exterior storage room and an outdoor shower to rinse off after a day at the beach or
water park.
Shoot The Breeze is the perfect vacation home, offering a great balance of beach
access, relaxation, and family-friendly amenities in a prime location.

Please note: Property does not include soaps, paper products, or bed-making
service. Rentals of 30 days or more do not include linens. **NO PETS ALLOWED**

FAMILY GROUPS ONLY AND MAXIMUM OCCUPANCY: Tenancy is reserved for family groups only, as authorized by Agent's contracts with the property Owners. No gatherings or events are permitted. No high school, college, civic, or other non-family groups are allowed to lease property without prior approval. Identification must be furnished upon request and Tenant is required to sign lease agreement with Agent which will be emailed upon booking. The occupancy limit, as stated in Agent's advertising, cannot be exceeded. Occupancy count includes children. Violation of the above is grounds for immediate eviction with forfeiture of all rent and damage deposit paid.

Great experience. Very easy quick walk to the beach. Very quiet part of Virginia Beach. Owner made it clear what you need to bring to set expectations. There is a dollar general next to Atkinson Realty where you have to check in with. Recommend getting your supplies there on the cheap (toilet paper, paper towels, soap, shampoo, hand soap, bug spray, sunscreen, cooking oil, spices...etc). There are some umbrellas, chairs, beach toys, body boards to use. Outdoor shower and hose for easy clean up. Beware of flies depending on wind direction, they bite!

The house was OK as far as cleanliness. The kitchen has recently been updated which was great, but bedrooms and baths are out of date. Location to the beach is wonderful here! A very short easy walk with little kids all their stuff. The provided beach wagon was a huge help as well. Read through the info packet that you get at check-in. There is a lot of information in that packet that could have been explained in person or via courtesy phone call.Check-in was difficult due to the fact that you have to get the check-in package from the office. Check-in is after 3pm, but the office closes by 5pm, so you may have to do after hours check-in. None of this was explained ahead of time. Check-out was difficult as well. A "Happy Stays" app is used to check out, which did not function correctly, so we were not able to check out as instructed in their check-out procedure. I tried calling them and nobody answered. Atkinson has been very hard to reach via phone... Also you have to be sure to haul out your trash at the correct times. This is the only place I have ever stayed where you had to worry about taking your trash cans to the curb, but it would not have been as big of a deal if that would have been explained at check-in.Wonderful location, we will certainly be coming back, but probably not staying with Atkinson again.

Per your signed lease agreement, guests arriving late must call our office before 5:00 PM to arrange for check-in. During this call, we review arrival packets to provide essential details regarding Wi-Fi, trash collection, after-hours emergencies, and linen procedures. Because your rental home utilizes city trash collection, guests are required to roll the bins out for pickup, as city rules prohibit containers from remaining on the street. I apologize for the issues you experienced with the Happy Stays App and the inconvenience this caused. I am currently reviewing our call logs to investigate the unanswered calls you mentioned. Except for Sundays, our office is staffed daily during business hours, and we monitor all voicemails and digital messages. I regret that you were unable to reach us and welcome the opportunity to look into this further. Please contact me directly so I can address these concerns. Great property that was a short walk to the beach. The kitchen well stocked and plenty of space for our family. Wouldve been nice to have more hand soap and shampoo/conditioners for the bathrooms. Unfortunately the weather did not cooperate but still enjoyed a couple beach afternoons and the use of the beach wagon was great to transport the grandbabies and beach toys. Would stay here again.
