This gated resort community offers amenities that your family will enjoy: 11 swimming pools, (5 seasonally heated), tennis courts, 18-hole mini golf, shuffleboard, & a Beach House restaurant with a pool directly on the Gulf of Mexico. Activities are just outside your front door, enjoy all of what Gulf Highlands has to offer. Take a short walk, across the street, to reach the sunny sands of Panama City Beach Florida. If you want to take a break from cooking, don't stress. Panama City Beach has numerous casual eateries as well as fine dining options. When you get the urge to explore, Pier Park is just 3-4 miles away with over a million square feet of open-air shopping, restaurants, and attractions. Miracle Mile Amusement areas is right next to Pier Park. If golf is your fame, enjoy both the Hombre Golf Club & Holiday Golf Course, both being within a couple of minutes from the unit. A vacationer's paradise, this resort is close to Rock it Lanes which offers a bowling alley, roller skating rink, & arcade. Enjoy ShipWreck Island Water Park which is a few short blocks away from the resort. Frank Brown Park is nearby and offers 200 acres of outdoor recreation with 9 softball & baseball fields. Whatever your vacation needs may be, this little piece of paradise allows you to kick back & unwind. Historic St Andres Bay is a short drive away that features the charm of " Old Florida". Enjoy shopping & lunch overlooking the marina and bay. Take a drive to the west on scenic 30A route to enjoy quant village of Seaside that features shipping & dining.
Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 5 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out.
Maintenance & cleanliness issues should be reported to us within 2 hours of checking into the unit. We want to ensure that maintenance issues & cleanliness issues are addressed as soon as the guest checks in so Anchors Away can make it right. Failing to do so guests will be responsible for damages reported after the checkout inspection & after the 2-hour window of checking in the guest takes the unit as is. Please make sure to inform us of any issues regarding maintenance & cleanliness when you arrive.
Ring Camera Notice: For your protection & ours, we have a ring camera on the front & back door that records audio & video. Do not tamper or cover either of the cameras. If you cover or tamper with the cameras - you will be evicted immediately & no refunds will be given.
No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit right in front of the condo. No exceptions to this rule. Please make arrangements for 2 vehicles. There will be 2 proximity cards left inside the unit when guests arrive. These cards are how all guests will be able to enter Gulf Highlands security gate. Property Patrol will be at the gate 24 hours to let guests inside the resort until they can get to their cards that are left inside the condo. Upon checkout guests are responsible for leaving the 2 proximity cards inside the unit. If either are missing or damaged additional charges will be applied & guests are responsible for covering the charge to replace them. The cards are $25.00 each. So, $50.00 for 2. Same goes for guests that lose either cards or damage either cards during their stay. There will be a $25.00 charge for each card before we are able to drop new ones off. It's the guests responsibility to leave the cards on their checkout date & to keep up with the cards during their stay.
No outside golf carts or scooters are allowed within the resort.
No smoking if any signs of smoking are documented, the renter agrees & will be charged a $300.00 fine.
Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund.
This unit provides a Webber Grill & a Blackstone Grill that guests are able to use. All guests are responsible for cleaning both grills after each use. This will be a part of your checkout procedures. If during inspection, we notice that the grills have not been cleaned guests agree & will be charged a fine of $100 per grill. Please be respectful to our next guests & clean the grill after each use & before checking out. Do not clean the Blackstone with water & soap.
This unit is dog friendly. All dogs must be 25 pounds or less. This unit allows 1 dog under 25 pounds. No cats or puppies. Absolutely no exceptions. Once the booking is confirmed a $150.00 nonrefundable pet fee will be added to your reservation. Dogs are not allowed on any of our furniture or any of our beds. All dog waste must be picked up after. If the dog is left alone inside the unit, the dog must be crated. No exceptions. If a maintenance issue or an emergency were to arise, we need to be able to access the unit safely. Failure to abide by these rules will result in additional charges.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
Please note we only provide a starter pack of Amenities, just to get you through the first night. One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.
There is a damage waiver included in the booking breakdown that covers accidental damages. The rate in the booking breakdown is for stays less than 28 days. If a guest books a 28-90 night stay the rate does increase for those reservations. Guests will be responsible for the difference in the price. Rates 28-59 nights will be $280.00 for the coverage & 60-90 nights will be $450.00 for the coverage. If you have any questions regarding this charge please inquire first before booking.
Gulf Highlands Terms & Conditions: If any of these rules are violated by guests you will be responsible for the fine associated with each violation & will be evicted immediately with no refund. - Not following leash laws. All dogs must be on a leash when outside of the condo at any given time. $100.00 fine (Applies if the unit is dog friendly) - Not following pet waste regulations. All waste must be picked up from your dog. $100.00 fine (Applies if the unit is dog friendly) - No parking pass. All vehicles must have parking pass displayed in the vehicle. $100.00 fine. - Reckless Driving of Golf Carts. (This includes renting through the resort) $100.00 fine. - Underage Golf Cart Driving. (This includes renting through the resort) $100.00 fine. - Feeding Wildlife ( Example: Turtles, fish, & birds ) $100.00 fine. - Violating Noise Ordinance $100.00 fine. - Offensive or Unlawful Activities $100.00 fine.

There were bugs all over the upstairs bathroom, the floor was not properly cleaned (they made my daughter’s feet completely black), the rugs smelt like urine. The check in process did not give me the right information at first leaving me to go all around the community to find the building we were in, we eventually had to call to get the exact unit. I do like how private and how safe the community is and I like how we could rent golf carts to get around the community. The unit just needs to be properly cleaned before people stay because for how much it was I would definitely say it isn’t worth it.

I would say I am surprised by this review but I am not. I was nice enough to make an exception on our age requirement because it was you, your wife, and child but now we know why we have age requirements for our units. You were extremely hateful over the final payment being made. I was even nice enough to work with you and extend the due date. Your wife hassled our office several times for an early check in even though the rental agreement you signed & the listing stated we do not honor early check ins during prime season. We still were nice enough to get you in before 4pm. You were not given the wrong address. You went to the wrong unit. Our check in instructions were clear & were correct. Just because you went to the wrong unit & got lost (which is fine because people make mistakes) it is unfortunate that you are blaming our office for this. Your wife messaged our office the day after you checked in stating your daughter had accidents and wet our linen. The unit probably smelled like urine because you & your wife were nice enough not to wash it or clean it up & leave it for our cleaners to deal with after a 8 day stay. Your wife expected us to come over to the unit, clean it up, and wash it. I told her she had a washer & dryer in the unit. You didn't clean up the urine, let it sit for 8 days, & was utterly disrespectful to the unit you rented as well as the team who runs it. It's funny as many times as we talked to you that there was no mention of bugs or the floors being dirty. We definitely have learned our lesson in making exceptions on the age requirement because the maturity level clearly was not present during this stay. It was most certainly not worth it on our end either. We appreciate your feedback but respectfully disagree. Take care.
