TOES IN THE WATER! After enjoying your Nespresso coffee from the book nook area or outside by the firepit, slip on your bathing suit and walk over to Easton's beach or walk a little further to Surfers/Sachuest Beach. Decisions Decisions. Upon your return, take a nap in one of the two queen size beds with luxury hotel mattresses before you hop in the car or uber a 5 minute drive to one of the many bars and restaurants in downtown Newport. Feeling more lowkey, then walk to the local bars, restaurants and shops right here in Middletown.

This home is one of the original cottages in Easton's Point, but recently fully renovated with today's needs in mind. It is great for two couples, a small family, or a few friends looking for a peaceful easy getaway. Our home boasts a galley kitchen, open concept family rooms/dining area, two bedrooms, one large full bathroom (stand up shower), outdoor dining area, outdoor couches with firepit. This beach style home has been designed with a lot of attention to detail, wanting our guests to feel like they are on a true escape.

790 sq.ft. - Generous outdoor space for a small home - Bedroom - Premium mattresses used at luxury hotels. (Bedroom 1.) 1 Queen Bed (Bedroom 2.) 1 Queen Bed (Living Room) 1 couch that pulls out to Full Bed
KITCHEN: Fully equipped kitchen, table seats 4-6 comfortably, Nespresso maker with pods, toaster, cooking basics, spices, dishware & flatware.
GENERAL: Free wifi, large 65+ flat-screen TV's, linens/regular and beach towels, central air, complimentary toiletries, first aid kit, hairdryer, steamer, trash bags, paper towels.
PARKING: 2 legal parking spots.

Very accurate posting, clear communication, and a great location. The house is the perfect distance from the beach while still offering the Newport night life. We had an awesome stay and would certainly rent with Lisa again.

This cottage was the perfect size for our small family (4 of us). The cottage was nicely renovated and the outdoor space has ample extra space to hang by the firepit or eat outside on the deck. The outdoor shower is fantastic. The location is perfect! Close to Newport beaches and Newport. The owner is extremely responsive and available to answer any questions. Very comfortable rooms. It was a great stay.

Amazing property and excellent host. Very clean and a charming cottage. So appreciative of recommendations in the area… The communication was excellent from beginning to end. This is a must place to visit and stay. My daughter thoroughly enjoyed her birthday trip!

Wonderful stay. Close to everything but on a quiet peaceful street. Easy walk to beaches and restaurants. Can walk to Cliff walk and not far to trolley if going downtown.Lisa could not have been better. Highly recommend this spot for exploring Newport and RI.

Wonderful Beach Cottage

The home condition was pristine and comfortable. The interior was nicely done and we enjoyed the outside sitting area and grill. You can't beat the location for lovely walks and views.

This is a wonderful beach cottage perfectly located to take advantage of all Newport has to offer yet on a quiet street so that you can relax at the end of the day.The house is nicely outfitted with everything you might need.

Charming Beach House with Lots of Outdoor Space

This small Middletown gem is a quick walk to family-friendly First Beach and has lots of outdoor space for relaxing, grilling, and eating—making it seem bigger than expected. If you are looking for a nice spot to enjoy Middletown’s beaches and Newport’s mansions, restaurants, and lively street scene, this is the place!

Tom's Cottage Stay

This cottage and its location were perfect for the few days we wanted to spend in Newport. Literally steps away from Easton's Beach and a quick walk to the Cliff Walk route. Lisa was a terrific host offering lots of local advice and the cottage super clean and well equipped. Great time-- thanks again Lisa for your hospitality!

The property was exactly as described, in a beautiful neighborhood near Newport. Stayed for the Folk Festival, great bike ride to and from, and close to the beach. This spot has it all, will be back!

Well appointed, comfortable, clean cottage in a great location!

Our family (mom, dad, 3 y/o & 7 y/o) enjoyed a week in the cottage mid July. We were comfortable and used almost all the amenities - including the first aid kit! ;) it was nice to be able to walk to the beach and to host another family outside for dinner one evening. With a child who still naps, we spent a lot of time at the cottage - which met and exceeded all of our needs.

Beautiful cottage - close to the beach and town

We absolutely loved our stay at the beach cottage!!! Lisa was a fantastic hostess and answered our questions immediately. The cottage was very cute and anything you could wish for was available and brand new. My favorite part about the cottage was the outdoor space. Lisa also has a property almost across the street. Both properties were beautifully decorated and with all amenities and then some. Thank you so much for sharing your Home with us!

Great location!

We have stayed in downtown Newport many times until we stayed in this cottage. It was nice to be away from the hustle and bustle of downtown but yet be close enough to enjoy the nightlife and shopping as you wish. It’s also a great location to get to the beaches. The cottage is lovely and had everything we needed for our stay. The outdoor space was nice for relaxing after returning home from the beach and for cooking out the grill. The owner was very responsive and took great care to make sure we were all set upon check-in. We also had one small issue that needed to be dealt with and she took care of things right away. You can take a short walk up the street and enjoy the lovely sunset. I would definitely recommend this property for your stay!

This is the ABSOLOUTE perfect beach cottage in Rhodie! One of my favorite places I’ve stayed 2 minute drive from arguably the best beach in RI (you can walk, too) Lisa runs the place like an upscale hotel with towels (regular and beach), toiletries, beach chairs and umbrellas, etc all at your disposal Communication was an absoloute breeze What hotel are you getting 2 bedrooms, a kitchen, your own outdoor lounge area complete with fire pit, bbq, and my personal fav, an outdoor shower, for this kind of deal? Do not hesitate to book, you won’t regret it!! Can’t wait to come back next year!!

Three children later and years of memories, we have once again established roots back on Aquidneck Island where good things happen. The golden rule - once you come over the bridge to our little piece of heaven, negative energy must be left behind. If followed, you will leave the island with great memories, dreaming of your next trip back. Let us help you make this happen! When not working on the three homes we have here in Middletown, we love spending time with our three very active adult children, traveling, playing tennis and just loving life!
