Welcome to AvoCottage, a bespoke home by Bamboo Dwellings. Our whimsical and award-winning renovated 1920s Californian Cottage with an Avocado tree shaded backyard is designed to give you the same sense of wonder and excitement you get at Disneyland without feeling like you’re walking through a gift shop. It’s fun, immersive, and family-friendly with a touch of Disney magic in every room.

5th Bedroom: The Game Room
Our Game Room doubles as a cozy private sleeping space, complete with a comfortable queen-size sofa bed and an armoire for clothing storage. Fresh linens and pillows are provided inside the armoire so you can make the bed at your convenience.
This space is located in a detached carriage house just across the patio. It is well-insulated, climate-controlled, and filled with natural light through its windows, offering a pleasant and quiet retreat.

Please note: While the Game Room is fully equipped for comfort, the bathroom is located in the main house or studio, requiring a short outdoor walk. California’s weather is generally sunny and mild year-round, with the exception of the occasional rain in spring. We recommend keeping this in mind if you're planning to use this as a fifth bedroom during your stay.

About the Pool
Our cowboy-style tank pool is 10 feet in diameter and 22 inches deep—perfect for cooling off with 6 to 7 adults.

PARTY POLICY
Pre-approved Gatherings up to 30 people are allowed for an additional fee. Otherwise 
Parties, events, gatherings, or large group activities are not permitted at any time. This includes but is not limited to celebrations, receptions, or commercial use of the property.

Respect for Property and Neighbors
Guests are expected to treat the property with care and respect neighbors at all times. Quiet hours: 10:00 PM to 8:00 AM.

No Smoking
Smoking of any kind is strictly prohibited inside the property, including cigarettes, marijuana, vaping, or similar substances.

CAMERAS/SECURITY
The property is equipped with exterior security cameras, noise monitoring devices, and environmental or air quality monitoring devices. These devices are used for safety, compliance, and property protection purposes. The cameras are located at the door bell and the front of the house. There are no cameras of the backyard and are never placed inside the home. Noise monitoring devices measure sound levels only and do not record conversations or audio.


PET POLICY
We know vacation isn’t the same without your best friend. AvoCottage welcomes well-behaved dogs.
✸ Up to 2 dogs per stay
✸ $150 pet fee
✸ Keep pups off beds and furniture, and pick up after them in the yard
✸ Dogs shouldn’t be left alone in the home unless crated

The pet fee helps our cleaning team give every guest, with or without pets, the spotless stay we’re known for.

EV CHARGING
$25 per overnight charge applies. Please let us know in advance if you'll need access to the charger.

EARLY CHECK-IN/CHECK OUT
We’re happy to accommodate an additional half-day stay at the beginning or end of your reservation, based on availability. Fees vary depending on demand, so please reach out in advance for a custom quote.

RENTAL AGREEMENT/HOUSE RULES
All guests sign a short rental agreement after booking. Its key terms are an acknowledgment of our house rules:
✸ Max 12 people at the home at any time, including visitors. Small celebrations of 12 or fewer are welcome; larger parties, promoted events, and commercial shoots are not.
✸ Quiet hours 10 PM to 8 AM.
✸ No smoking, vaping, or fireworks anywhere on the property.
✸ Dogs by approval only: $150 per stay, max 2. Unregistered pets: $500 fee plus cleaning costs.
✸ Pool: adults supervise kids under 14. Repair or cleaning costs from misuse are charged at actual cost.
✸ Late checkout without approval: $50 per hour.
✸ Guests are responsible for damage or extra cleaning caused by their group.
✸ Serious violations (over 12 people, parties, smoking, fireworks) may end the stay without a refund for unused nights.
✸ If a dispute ever arises (we hope it never does), it goes to mediation first, then binding arbitration in Orange County. This waives jury trials and class actions. Small claims court is also available.

If you'd prefer not to sign after booking, you may cancel for a full refund within 48 hours of receiving the agreement.

SAFETY ACKNOWLEDGMENT

Guests acknowledge that staying at the property involves ordinary risks associated with residential use, including but not limited to stairs, outdoor areas, weather conditions, and household amenities. Guests agree to use the property and its amenities responsibly and in accordance with posted instructions and these House Rules.

Our house rules keep the home special for every group that stays here, and we ask that all guests follow them. Stays that don’t may be ended early. We’re here for you before, during, and after your visit, so reach out anytime.
