Welcome to Beach Colony Resort East 12C, a luxury gated resort in Perdido Key, Florida. This stunning beachfront condo, located in the east tower, offers breathtaking views of the Gulf with floor-to-ceiling windows and a spacious private balcony, perfect for enjoying spectacular sunsets.

Inside, the open-concept living area is designed for comfort and style, featuring a dining table and a fully equipped kitchen with stainless steel appliances. The primary bedroom is a serene retreat with a king bed, private balcony access, and an ensuite bathroom complete with double vanities, a Jacuzzi tub, and a walk-in shower. The second bedroom offers two cozy full size beds, providing ample space for guests.

For added convenience, this condo includes an in-unit washer and dryer. Whether you're relaxing indoors, taking in the views from the balcony, or enjoying the resort's top-tier amenities, Beach Colony Resort East 12C promises a perfect beachfront escape.

This unit is pet-friendly. There is a $150 non-refundable pet fee for anyone bringing a pet. You must notify our office in advance if you will be bringing a pet. Anyone bringing a pet must adhere to the following rules:
• Pets must be 20 pounds or less.
• One pet is allowed per unit.
• Pets must be on a leash at all times.

I have never left a bad review on any VRBO we have stayed at. However, this unit needs to be renovated badly, and we were very disappointed in our stay. We had a host of issues, and I won’t list them all. Here are some- The master bathroom shower door was gone and the remaining glass was being held up with painters tape(you couldn’t shower without soaking the bathroom), tvs didn’t work, chairs were broken/missing, both showers were dirty, there was mold on the curtains in the master, carpet was stained and we found chewed gum stuck to it. Different maintenance teams came out a total of 3 times to fix various things, and they were appalled by the condition of the unit. They all took photos each time and assured me we would hear back from the managers, but the only contact we got was when we initiated it. We were given a partial refund to help, but I don’t want another family to waste their money on this unit. On the positive, the views are beautiful and we had fantastic weather. Thankfully my kids didn’t care about the unit, they were just excited to be at the beach and that made it all worth it.

This condo was perfect for what we needed. Everything was clean and if we needed anything, staff was responsive. Beach was beautiful and the condo is in a great location- away from the bulk of the crowd but close enough to restaurants and shopping areas. Would definitely recommend. *one thing to note regarding the beach chair policy- if you call the office, they will tell you that if you don’t rent their chairs and umbrellas, you have to setup your personal chairs/umbrellas behind the rented ones. However, we rented from them and there were plenty of people setting up their personal chairs/umbrellas in front of us. I personally still think it’s worth it to not have to carry everything down everyday but just something to take that into consideration when deciding what works best for you and your family.

Gorgeous beach view,

We had a great stay at the condo. The balcony views were amazing. The kitchen had all of the equipment we needed. There was even a blender and a crockpot. Everything was in working order except for the jacuzzi tub. It wasn’t too much of a big deal. Event the views from the bathroom were amazing. There is expected wear and tear for a beach rental. There was ample seating and plenty of TV channels in the living room. The master TV was set up for gaming and internet TV. We could never figure out the two remotes and how to get it set to the same cable as the living room. The pool was viewable from our balcony and was beautiful to look at day and night. The beach sand was clean and soft. The water was blue to green depending on the tide. There is a bit of a drive to eat out or shop, but we did a lot of cooking so this was not a big issue. There are reserved parking spots by the western most building. We had tags for two spots. Security put a boot warning on our vehicle for using the spots even though we had spoke to them when we arrived. Liquid Life could not sort this out for us. We never heard back about it other than to contact security. We erred on the side of caution and never parked there again. The weather was not too hot so we did not miss the covered parking too much. In hotter weather this would have been more of an issue. Overall, we enjoyed out stay and would stay again.

Great location, especially in winter

Great location, right on the beach, and during our Christmas Day vacation, it wasvery sparsely populated. The beach was pristine. The room was a two bedroom two bath which was spacious, and the kitchen was well appointed. It’s clear that this particular property, unit 12 C, is in need of some updating but very serviceable, especially if you have kids. Check in involved no less than four different key codes which we received very late in the game, so we had to kind of scramble to get into the parking lot and to get into the property, even though there was likely no one there the night before. Our phone calls were answered immediately, however, and we were able to navigate entry. Overall, a very good stay.

Family Vacation

Everything was great. Beautiful views. Gated parking lot with a great location. The jet tub wasn’t working which was a bummer… one of the things that I was looking for and forward to that didn’t work. Overall it was a great time. Would recommend.

Pet Friendly & Awesome Beachview!!

Absolutely loved it. The views are awesome. The grounds were well maintained. Plenty of areas for pets. Location is perfect. We stay here a few times before and were definitely planning on staying here again for our next vacation!

Great location

Great location with all the amenities you need. Very roomy and quiet even with the 4th of July holiday. It is a rental and you can tell as it doesn’t have some of the personal touches but it had everything we needed and we will definitely stay again. It is starting to show it’s age but if you are looking for a nice place on the gulf you can’t beat it.

Brown family vacation

Clean nice room, views, and property! Very safe w workers and keeping beach colony patrons only at beach. Will be back! Prices are affordable for families! Thank you for great stay!! Only suggestions - Wi-Fi never worked and elevators sometimes didn't work easily with long code. Those are just to some things that could be made better.

Disappointed

The y it is in desperate need of updates. The bathroom shower/ tub doors are both broken. Mold in the master shower. Fixtures on tub rusted. Deck chair mismatched and one broke on day 2. Sheets on bed were disgusting; brown stains all over. They did come change after two days. No one answered phone when called so had to send messages. Took forever to get responses. No instructions on how to get TV to work or check in. Finally asked another guest how to operate the elevator. I could go on but I think I have made my point. Love the complex; dog friendly and well kept. Have stayed there many times in other units and been very satisfied. Highly recommend complex but not this particular unit. Will not stay in this unit again!

Enjoyed the stay

We really enjoyed it. Could use a couple things to enhance the property. The entry process is a bit confusing. Needs a couple repairs that could cause issues down the road for other users. Could use some high top furniture so you could see over the rails at the view instead of thru the rails. Overall, I would recommend the property. We enjoyed our stay.

Worried

The confirmed price at booking was increased $175 when credit card was charged 11 days before the date of vacation. The scheduled payments weren’t followed per invoice confirmation. Now we worried if legit. After continued attempts to resolve with host and VRBO the host asked for credit card statements which were sent multiple times. Host said he didn’t receive them, gave run around excuse of additional pet fee, although cleaning fee was already in. He blamed booking agent for error and would not correct. I didn’t get checkin info prior to stay as we were driving 17 hours across country. The day of, still no check in info- worried now. Check in at 4- still no check in info! I called and got check in info 2 hours late. We thought we were stranded! The condo had dirty windows, 12th floor no screen in bathroom or bedroom windows! Dirty windows, broken can opener, no hair dryer, some electrical outlets not working, partial paper towel with no additional paper towel, not enough garbage bags. After stay the host said will refund $175 which I’m still waiting for. The worry beforehand and late check in info that I had to prompt to get was not worth booking with this host.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental.
