SECURITY CAMERAS

For guest safety and property protection, this home is equipped with two exterior security cameras:

• Ring doorbell (front door)

• Garage-mounted camera (facing driveway)

These record video & audio and are clearly visible. There are no cameras inside or in private guest areas.
Tampering with or disabling any security equipment is strictly prohibited and may result in cancellation without refund.

NO UNREGISTERED GUESTS

• Only guests listed on the reservation are allowed on the property.

• Max occupancy: 12 guests

• Visitors are welcome, but must be approved in advance and added to the reservation

• Unauthorized guests or exceeding occupancy may result in cancellation without refund

NO PETS / ANIMALS

This is a strictly pet and animal free home due to severe guest allergies.

• No animals allowed — no exceptions

• $300 deep-cleaning fee applies for violations

DO NOT TAMPER WITH EQUIPMENT

Please do not unplug, reset, or alter the following:

• Wi-Fi router

• Smart lock system

• Security cameras

• Garage door equipment

Tampering may result in cancellation without refund and loss of reservation.

RULE VIOLATIONS

To protect our home and ensure a peaceful experience:

• Breaking house rules may result in fees or immediate cancellation without refund

• By booking, you agree to follow all house rules and treat the home with care

LOCKING UP

Always lock all doors and windows when leaving or at night

• Please do NOT lock the top deadbolt — it will disable the smart lock

CHECK-IN / CHECK-OUT

• Check-in: 4:00 PM

• Check-out: 10:00 AM

• Late check-out after 10:30 AM will incur a $50 fee per 30 minutes

• Early check-in may be requested for $30, subject to availability

PARKING

• 1 car may park in the garage (garage remote provided)

• Up to 4 vehicles allowed in the driveway

• Do not park on grass or block the sidewalk (per HOA rules)

• Lost garage remote fee: $120

Street parking is available, but please note the street can be narrow.

LOST & FOUND

Left something behind?

• We’ll reach out if we find it

• Items can be shipped at guest’s expense

• Unclaimed items will be donated or discarded after 14 days

TRAVEL INSURANCE

We highly recommend purchasing travel insurance, especially during Florida’s hurricane season (June–November).
Refunds follow Airbnb’s cancellation policy at the time of booking.

BBQ GRILL

Free to use!

• Guests may refill the propane tank during their stay (available at most gas stations)

• Please clean the grill after each use and turn off the propane when finished

AC USAGE & CLIMATE COMFORT

Florida is hot and humid. The AC system is designed to manage both temperature and humidity slowly and steadily.

• Please do not set below 72°F — this can cause the system to freeze and stop working

• Ceiling fans are available in every room for extra comfort

STARTER SUPPLIES

We provide a starter supply of essentials to get you comfortably settled in:

• Toilet paper & paper towels

• Shampoo, conditioner, body wash

• Trash bags, dish soap, sponge

• Laundry detergent & dryer sheets

• Coffee filters, salt, pepper, and cooking oil

If any of these items are missing or running low at check-in, please let us know — we’re happy to make it right.
For longer stays, guests are responsible for restocking as needed.

TRASH & RECYCLING

• Recycle (Blue Lid): Wednesdays

• Trash (Tan Bin): Thursdays

Please place bins at the curb the night before and return them behind the hibiscus bush (left side of house) after collection.

FURNITURE & HOUSEKEEPING

• Please do not move furniture

• Excessive mess or damage may result in extra cleaning fees

• Black makeup towels are provided — please use them to avoid staining linens

INSECT CONTROL

This home is professionally treated, but being near a lake in Florida means occasional bugs or wildlife may appear.

• Please keep doors and windows closed to minimize entry
