~ GUEST ACCESS ~
Guests will have full and private access to the entire condo during their entire stay + all shared amenities on site with other private homeowners, residents and guests. The front door is equipped with a WIFI enabled keyless lock.

~ RULES & REGULATIONS ~
- No pets (restricted by the Gulf Place HOA–only homeowners are allowed to have registered pets). There will be a $250 fine for an unauthorized pet.
- Service animals must be disclosed + a $50 cleaning fee to our housekeeper
- No smoking in or on the property. There will be a $150 fine for breaking this rule.
- Minimum age requirement to rent: 21 yrs. There will be a $500 fine for breaching this rule due to liability reasons.
- No large parties.
- There will be an excessive clean rate of $40/hr charged to the guest for any cleans that takes beyond 3 hours. This includes extra time needed for removal of any decorations.
- Quiet hours from 10:00 PM to 7:00 AM.
- Guests are subject to covering the costs of any broken, damaged or stolen items (including kitchen, beach, music & camera items).
- No boats, trailers, RVs, or jet skis allowed in parking lot.
- Limited only to the registered guests. Overnight visitors are not allowed.
- All guests must abide by Gulf Place community rules on-site and at all amenities.
- All guests must have one amenity pass on them when utilizing the Gulf Place pools. Passes are provided in the unit.
- Check In: 3:00 PM, Check Out: 11:00 AM

~ UNDERSTANDING OUR RATES & FEES ~
- Nightly Rates: the host adjusts & sets the nightly rates.
- Cleaning Fee: the cleaning fee is a portion of the total cost which the host pays the housekeeping staff.
- Service Fee: VRBO charges the guests 5% as a usage fee for their platform. This cost is beyond our control. (Hosts also have to pay our own service fees to VRBO).
- Occupancy taxes & fees: these are taxes and fees withheld from us by the state of Florida and Fort Walton County. These costs are beyond our control.

Amazing Getaway

I am not sure where to start. This rental is fabulous. It is exactly as described and the pictures do not give it justice! The bed was super comfortable as was the bunks and pull out couch. My daughter slept on both. :) All you need to bring with you are your clothes and sunscreen. Chairs, coolers, umbrellas are all there waiting. There are even beach toys for the kids. The kitchen has all you need if you plan to cook including spices. The beach access is so close and convenient. I enjoyed the ocean view from the balcony drinking coffee in the morning, a glass of wine in the evening and listening to the frogs at night. I definitely recommend this amazing condo!

She is a dual Swiss & American citizen, has traveled to ~40 countries & lived abroad for five years. She manages to combine her stateside travel & professional experience to offer a unique, elevated stay for all her guests in Florida & Georgia. She wholeheartedly enjoys the work she does and firmly believes to never let a guest stay in a property she wouldn’t stay in. It brings her joy to help others make memories!

Emmy is also proudly the designer & mural artist of “Retro Rosa.” She came up with the idea sitting on the beach outside of Gulfplace in 2024 & brought it to life in 2025. She wanted to offer guests a unique stay like no other on 30A – with a retro 70s coastal feel, hospitable hand-made touches & local flair. She hopes it will bring a smile to your face & be an unforgettable experience!

She has been visiting the 30A area for over 20 years & it holds a close place in her heart – sparking inspiration for many years.

She is available to answer all your questions, help exceed all your accommodation needs and will do everything she can to ensure you have a wonderful, memorable vacation at the beach! She does not live in the area full-time, but is available by phone call, text, email and through the VRBO app for any of your questions or concerns. For urgent matters, there is property staff member that lives within driving distance.

Her brother, Kyle, and her also manage another property in Gulfplace called “Bikini Bottom,” as well as two cabins in Blue Ridge, GA – "Laurel Escape" and "Aska Bound." They are proud Air BnB Super Hosts & VRBO Premier Hosts of all four properties.

Emmy resides in Atlanta, GA and works in Property Management & Real Estate Sales for Atlanta Fine Homes/Sotheby’s International Realty.

Gulf Place is an urban development located just steps away from the sugar-white sands and turquoise waters of the Emerald Coast. This 25-acre community has nature walking trails, ample green spaces with plenty of park benches, outdoor patios with large umbrellas, and palm tree-lined streets. Full-time residents and short-term vacationers alike can gather here to enjoy original art, boutique shopping, local cuisine, and live music all in a laid-back atmosphere.

Gulfplace is a wonderful & safe beach community accommodating for families, couples, retirees, and friends alike. The community is walkable to all amenities, beach access points, restaurants, and shops. This community does not attract the commercial masses from the larger beaches, or wild "spring breakers."

The complex is located right off Highway 98 and directly on W County Highway 30A. It is easy to locate and parking is free and available to all our guests. This area is very walkable, bicycle friendly & accessible with golf cart rents. Uber & Lyft are also available.
