We loved it. Only issues were the thermosta was complicated and the pool needed cleaned.

The system can take a little getting used to, and we’re always happy to walk guests through it if needed. During your visit, we experienced some truly unprecedented cold temperatures along with strong wind and rain. Our pool technicians were working island-wide monitoring heaters that were having a hard time keeping up in those conditions and doing their best to maintain and clean pools while the winds were still present. We’re grateful for your understanding and for sharing this with us - and we hope to welcome you back again for a future stay with a little more sunshine and perfect pool weather!

Nice Duplex Close to Beach

We rented the Kokomo property with the understanding that it was a stand-alone, single family house (with no shared walls) based on the description and photos on the Once Upon a Beach website and a phone conversation my wife and I had with Nikki at Once Upon a Beach prior to making the reservation. The Once Upon a Beach listing for Kokomo describes it as a cottage, but cottages don't have shared walls. This is not a stand-alone home or cottage - it is a side-by-side duplex with a shared living area wall. We feel misled by Once Upon a Beach as they should fully disclose that Kokomo is part of a duplex in the property description. While we were disappointed to find out that Kokomo was a duplex, we were fortunate that the occupants of the adjoining unit were quiet and respectful during our week stay and we generally had a good experience. Here are some highlights from our experience at Kokomo: Positives: - Great walking proximity to beach which wasn't crowded when we went - Property was clean and included all the listed amenities in good working order - Heated saltwater pool was enjoyable and included some pool toys which our 9 year old liked - Ample beach gear including umbrellas, canopy, chairs, wagon, coolers, kayak, bodyboards, skimboard, goggles, noodles, bocce set and other beach balls/toys provided - Adequate cleaning and pantry items were provided - Ample beach towels provided (we've packed these for other trips so it was great to have them) - Once Upon a Beach was very responsive to questions before and during our stay Negatives: - Property shares a living area wall as a duplex (not disclosed in description or clear from photos) - The master bedroom was too warm for our sleeping preference due to Once Upon a Beach limiting the cool temperature on the thermostat to 71/72 degrees - the fan helped but the master bedroom was noticeably warmer than the common area (this was disclosed in the contract and we followed the rules but the sleeping temperature was not comfortable on the warmer nights) - The provided beach gear was not disclosed in the property description so we wasted our rental credits on items available, and unnecessarily paid some cash out of pocket above the credit

Perfect for our family of 3

We had an absolutely fantastic stay in Kokomo! From start to finish, everything was perfect for our family. The home was spacious, comfortable, and gave us more than enough room for everyone to relax and enjoy our time together. The location was fantastic—quiet and peaceful, yet close to everything we wanted to do. We especially loved being within easy walking distance of such a beautiful part of the beach. The area itself was wonderful and felt like the perfect spot for a relaxing family vacation. We truly couldn't have asked for a better place to stay. We made some great memories here and would absolutely stay again without hesitation. Highly recommend this place to anyone visiting AMI!

Stunning Beach House!

The Once Upon a Beach team are attentive and responsive and ensure their top priority is to give guests an unforgettable vacation. This is our 2nd time staying in a Once Upon a Beach home. The were communicative during our check in process knowing we arrived early to the island and were able to accommodate an early check in for us. Which we greatly appreciated! Kokomo was a 4 min walk to the beach and a bike rides distance from both amazing ends of the island. Bridge Street and Pine Ave. The home is just perfectly decorated, was clean and had quality amenities. The beds and pillows were so comfy and soft too. Our family of 4 enjoyed the pool after a hot beach day and we just can't say enough good things about this home and the team and close location to the beach! Highly recommend!

Cutest Cottage !

We loved our 3-week stay on Anna Maria Island. Kokomo was a wonderful home base for exploring everything the island has to offer. The location was fantastic — just a short walk to the beach and an easy bike ride to the shops and restaurants on Pine Avenue. A special shout-out to North Shore Café for the best coffee and all-around great vibe. The bungalow was spotless when we arrived, and the adjustable beds were a fun surprise and very comfortable. The pool was always the perfect temperature, and we loved being able to cool off in the privacy of our own little backyard oasis. We also made great use of the front-yard BBQ and hammock, which added to the relaxed island feel. One tip for future guests: stop at Detwiler's in Bradenton on your way to the island. It may be the best grocery store we've ever visited, and it made stocking up for our stay easy and enjoyable. The team at Once Upon A Beach was excellent to deal with throughout our stay. They were easy to reach, responsive, and went out of their way to help me track down a package that had been delivered. We also highly recommend renting bikes. The rental credit included with the property covered the cost, and biking around the island ended up being one of our favourite parts of the trip. One thing to note is that the cottage is quite compact. It was perfect for the two of us, but our college-aged sons had originally planned to join us and we realized it would have felt a bit tight for four adults for an extended stay. Overall, Kokomo was a charming, comfortable, and well-located place to stay, and we would happily return. Thank you so much for your thoughtful review! Charming little cottage!

A perfect little cottage just a block from the beach! It was super clean, nicely decorated, and had everything we needed, including beach chairs and umbrellas and a wagon to pull it all. The kitchen had every thing we needed for cooking meals. The little pool is big enough for adults to cool off in, and for the kids to play in. Thank you for the wonderful review! The Perfect Beach House!

The house was very clean, and the home itself is calming and thoughtfully furnished. A Very Wonderful surprise was the split king adjustable bed in the first bedroom, a true game changer for people like me with back issues! I somehow hadn't realized that there were 2 separate, full bathrooms, another nice surprise. The beach is just a quick walk, and the home is in a nice residential area close to everything. There's a hangout space out front with Adirondack chairs, a hammock, and a BBQ with an extra propane tank in case it runs out (a nice touch!) It's private and shielded from the road with foliage; a great place to sit and chill. The back patio pool was plenty for our party of 4 to dip, play and cool off, and has both sunny and shaded areas. Lounge chairs and a dinette table for 4. We come to AMI twice a year and have stayed at many places… this will be my go-to from now on… 5 stars! Thank you so much for this incredible review! We are thrilled to hear that the home exceeded your expectations and provided such a relaxing and comfortable stay. The split king adjustable bed has quickly become a guest favorite, and we're especially happy it helped make your vacation more enjoyable. This house was awesome. It was very clean and had very nice furnishings. The kitchen and the bathrooms were all like brand new. The house had all the amenities you needed to go to the beach, including a beach cart, chairs and a cooler. The pool was great temperature was perfect.
