FLOOR-BY-FLOOR DESCRIPTION

Main Level: Features a coastal-inspired open layout designed for social connection. Upon entry, you are greeted by a quiet sitting room with a TV. The fully stocked kitchen is a chef's delight, complete with an air fryer, Keurig, and island seating. The main living room offers a comfortable social space with a large TV for movie nights. This level also includes a Primary Suite with a Queen bed for easy accessibility, a half-bath, and access to the furnished screened porch and open-air deck with a gas grill.

Second Level: Houses three additional bedrooms, including a second Primary Suite with a Queen bed and a private en-suite bathroom. The third bedroom features two Twin beds, while the fourth bedroom is a fantastic bunkroom setup with a pyramid bunk (Twin over Full) and an additional Twin bed. A shared hallway bathroom serves the guest rooms.

Voted in the top 5 golf courses in Delaware by GolfWeek and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.

Amenity Passes are required for use of the community amenities and you will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association. Passes may be purchased up to the allotted housing limit by accessing the website or purchasing at the Pavilion during normal operating hours. Children under the age of 4 do not require a pass.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 10 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
