PRIVATE POOL & OUTDOOR LIVING

The private pool provides the perfect place to cool off and relax after a day at the beach, with four pool loungers and two additional loungers positioned on the sun deck in the pool.

The screened-in back porch extends the living space outdoors with a comfortable outdoor dining area, making it the perfect spot for enjoying meals, morning coffee, or an evening together. A fire pit table provides a cozy gathering spot after the sun goes down.

Pool heating is available for $50 per day.

The second floor features a second primary suite with a king bed and private en suite bathroom, along with two additional bedrooms that provide comfortable accommodations for families and groups.

The queen bedroom offers a comfortable retreat, while the bunk room features a twin-over-full bunk bed and a twin-over-twin bunk bed, creating a fun space for kids.

The second floor also provides additional living and game space, giving guests room to relax and have fun away from the main living area.

CARRIAGE HOUSE

The separate one-bedroom carriage house provides additional privacy and flexibility for your group.

The carriage house features a queen bed, private en suite bathroom, full kitchen, dining area, living space, and full-size washer and dryer, making it an ideal private retreat for grandparents, couples, or guests who appreciate having their own space.

With everything needed for a comfortable stay, the carriage house offers the convenience of a second fully equipped living space while still keeping everyone close to the main home.

Trae Bien is located south of 30A and just a short stroll from the beach and Eastern Lake.

The nearby Eastern Lake provides access to a boat ramp, while the beach offers easy access to the sugar-white sand and emerald waters of the Gulf Coast.

Your included six-seat golf cart makes it convenient to get to the beach and explore the surrounding 30A communities.

IMPORTANT GUEST INFORMATION

** MINIMUM AGE REQUIREMENT **
The primary renter must be **at least 25 years old** and must remain at the property for the entire rental period.

** SPRING BREAK — MARCH & APRIL **
For reservations during March or April, **one parent or legal guardian age 25 or older must be present and staying at the property for every three (3) guests between the ages of 15 and 24.**

Violations of this policy will result in **immediate eviction and forfeiture of all booking charges.**

** PET POLICY **
Trae Bien is a **pet-friendly home for dogs under 40 pounds.**

A **$250 non-refundable pet fee is required for each pet.**

We want your vacation to begin as soon as you arrive, so every stay includes a **complimentary starter pack of essential amenities.**

The starter pack is provided as an **initial complimentary supply**. Once those supplies have been used, guests are responsible for providing any additional amenities needed for the remainder of their stay.

** ACCIDENTAL DAMAGE PROTECTION **
Your reservation includes a non-refundable accidental damage protection plan providing coverage for accidental damage or loss to the rental property up to $3,000.

All incidents must be reported immediately.

Coverage does not apply to **intentional acts, gross negligence, willful misconduct, or damages caused by pets.**

** IMPORTANT — BEFORE ARRIVAL **
Before arrival, all guests must complete a **Guest Rental Agreement directly with Vacation At Its Finest** and provide a valid government-issued photo ID, such as a driver's license or passport, for age and identity verification.

A **Golf Cart Addendum** must also be completed before arrival. Golf cart drivers must be **21 years of age or older** and provide a valid driver's license and required documentation. No exceptions.
