Perched on a hillside in Travis Heights, one of Austin`s most sought-after neighborhoods, this lush retreat offers three distinct layers of living: a private one bedroom, one bath Casita with kitchenette and outdoor firepit lounge, a heated saltwater pool framed by limestone and lush greenery, and a main house with two bedrooms, two baths, and soaring windows. Natural landscaping flows throughout, creating a hidden sanctuary minutes from downtown, SoCo, and Lady Bird Lake.

This home unfolds like a private resort, designed with intention at every level. At the top of the hill, a detached casita serves as its own hideaway with a queen bed, full bath, and kitchenette—perfect for guests craving privacy. Just outside, a firepit terrace invites conversations under the oak canopy and twinkling night sky.

Follow the landscaped stone steps down, and you’ll discover the centerpiece: a heated saltwater pool surrounded by limestone walls, layered greenery, and architectural plantings. It’s a serene escape where mornings stretch long with coffee poolside and evenings glow under soft landscape lighting.

Descending further, the main house reveals itself with glass doors and light pouring into its open plan. The kitchen blends farmhouse charm with modern touches, equipped with eco-friendly cookware, flowing into a dining space framed by a wall of windows and the greenery beyond. The living area is warm and inviting, anchored by thoughtful design details. Two bedrooms and two full baths round out this level - the primary with a king bed and the second with a queen - each styled for both comfort and calm.

Together, the casita, pool, and main house create a rare Austin experience - luxury wrapped in nature, yet just minutes from the energy of South Congress, downtown, and 2 blocks from the Lady Bird Lake boardwalk.

We value your privacy and will not disturb you during your stay. However, we remain available and responsive should you require any assistance or have questions. Your comfort is our priority.

You’ll find yourself in one of the most dynamic enclaves of Austin - where lush green hillsides meet downtown skyline energy. Around here, mornings might begin with paddleboarding or jogging along Lady Bird Lake; afternoons drift into iced coffee at nearby local cafés or browsing the eclectic shops of SoCo, only a short walk away.

Food lovers rejoice - this neighborhood brims with standout spots: tacos, barbecue, Tex-Mex, craft cocktails, and fresh eats are all within a few short miles. When the sun sets, live music venues, art galleries, and casual rooftops come alive.

Despite its buzz, the vibe remains peaceful. Tree-lined steps lead you through terraced gardens, quiet patios, and naturally landscaped spaces so it feels like an oasis in the city. The home is accessed through the back alley. Parking is available for two cars on the property. Any additional vehicles may use free street parking at the end of the alleyway.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

Our goal is to provide a great stay while also respecting our neighbors and keeping everyone safe.
1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest`s stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL - Feel free to use the BBQ grill during your stay, but if you’re unfamiliar with how to operate a gas grill or a charcoal grill, just let us know — we’re happy to help. Always make sure the grill is turned off completely after each use and never leave it unattended while in use. Once it has fully cooled down, please clean the grill grates and any mess left behind. This helps keep it in great condition for the next guests.

13. INDOOR FIREPLACE - Use of the indoor fireplace is prohibited. Failure to comply can incur a fine.

14. OUTDOOR FIRE PIT - For everyone’s safety, the fire pit must never be used during a city-wide burn ban. Violations are extremely serious and will result in a $1,000 fine.

15. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

16. PARKING - Parking is limited to 2 cars directly in front of the gate in the alleyway. Please do not block the alleyway at any time, as it must remain fully accessible. Additional free street parking is available at the end of the alleyway.

17. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests` stay. It is the Guests` responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host`s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

18. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

The pool and separate casita are a wonderful feature. Feels like a secluded paradise in the middle of the city. Had a yoga mat and weights on back patio and fun pool chairs. A few options for outdoor seating areas.

I LOVE this house. Perfect size, comfortable, great bathrooms with BIG showers easy to get in and out of. LOVE the heated pool and outdoor areas! So nice to have a cabana with bedroom for more private sleeping arrangement. Great location- south of lake, much easier to get anywhere with less traffic and less crime but easy access to lakefront running trail or to walk across bridge to downtown area. Two big parking places in alley. Will definitely rent again!! Note for the less mobile- it is on a terraced hill so very frail people that can’t walk down some outdoor steps (well lit at night btw) may want to consider a place with easier access from car to entrance. Otherwise a perfect gem!!
