POOL & SPA DISCLAIMER
The pool and hot tub are surrounded by trees, so some pollen or leaves may fall into the water, especially in spring. We have a pool service 3–5 times a week to keep it clean, particularly before your arrival, but occasional debris during your stay is normal. A leaf blower is also available if you’d like to use it. If you’d like extra cleaning while you’re here, just let us know—we’re happy to schedule our pool service to ensure a sparkling pool for your enjoyment.

No pets, $300 - 500 fine – homeowner has severe allergies. If you have a service animal, contact us first before booking!
No unregistered overnight guests ($25 per extra guest per night)
Packages only, no personal mail
Lost and Found: All shipping is at the traveler’s expense (minimum $25). We’re not liable for lost items, but our team will do our best to locate them after check-out.

GUEST AGREEMENT & PROPERTY POLICIES

Welcome to the Pool & Spa Paradise! This document contains the full house rules, policies, and fee structure for your stay. By proceeding with your reservation, you acknowledge and agree to all terms outlined below.

HOUSE RULES, PROPERTY POLICIES & FEES

COUNTY RULES & ENFORCEMENT

This home operates under El Dorado County VHR Ordinance (Chapter 5.56) and is actively monitored. Violations may result in:
– $650 charge per violation may be assessed to cover fines, penalties, and operational impacts resulting from violations (quiet hours, hot tub use after 10 PM, exceeding 14 guests)
– Removal from the property without refund
– Termination of stay
Enforcement is real and immediate.

QUIET HOURS: 10:00 PM – 8:00 AM
– Begin wrapping up outdoor activity by 9:30 PM
At 10:00 PM sharp:
– Spa shuts down
– All speakers turn off
– Quiet hours begin (normal conversational level only)

After 10:00 PM:
No spa use
No elevated voices or music outdoors
No parties, events, gatherings of any kind or unauthorized guests

Occupancy
Maximum: 8 guests
– Ages 6+ count as guests
– No unregistered visitors (daytime visitors need host approval)

NEIGHBOR POLICY
Do not engage with neighbors
No loitering or gathering in the street, court, or surrounding areas
Neighbors may contact the sheriff directly for disturbances

SMOKING
No smoking anywhere on the property
– Smoking is only permitted inside guest vehicles on the upper driveway
– $550 charge per violation

PARKING
– Maximum 8 vehicles total
1 garage + 7 driveway, or 8 driveway
No street parking
Do not block driveways

SPA
Hours: 8:00 AM – 10:00 PM only
No use during quiet hours
No oils, soaps, food, or glass
Children must be supervised

POOL & SPA DISCLAIMER
– Pool & spa by trees—pollen/leaves may fall, especially in spring
– Pool will be clean on arrival, but debris may appear during stay
– Pool service: 3–5x/week
– Leaf blower available if needed
– Spring pollen is heavy—consider allergy meds like Zyrtec
– Extra cleaning? Let us know

FIRE & SAFETY
Fire Pit & BBQ:
– Use responsibly
– Only during safe conditions
– Clean and fully extinguish after use
No use while intoxicated
Must be off by 10 PM
Never leave fire unattended
No fireworks or incendiary devices

TRASH
– Dispose of trash properly using designated bins

OFF-LIMIT AREAS
– Stay away from pool equipment

MONITORING & RESPONSE
– Property is monitored for compliance
– Guests must respond within 30 minutes regarding issues or violations

CLEANING, FEES & PROPERTY POLICIES

CLEANING EXPECTATIONS
Standard cleaning includes:
– General cleaning and sanitation
– Laundry of linens and towels
– Property reset

To avoid additional fees:
– Take out trash
– Run dishwasher
– Place used towels in laundry area
– Do not leave linens in cabinets
– Report issues immediately

Failure to complete checkout tasks may result in fees.

ADDITIONAL CLEANING FEES (IF APPLICABLE)

Excess mess ($150–$450)
Smoke odor remediation ($550)
Spa contamination ($175–$350)
Pool contamination ($200–$500)
Drain/chemical rebalance (up to $1,000)
Clogged drains/plumbing misuse (varies, $75 minimum call-out fee)
Damaged or stained linens/furnishings (varies)

All charges are based on actual costs and documented with photos/invoices.

TRASH POLICY
Trash pickup: Sunday morning
– Use designated bins only
– No trash outside containers
– Overflow fee: $150

ANIMALS
No pets allowed
Service animals must be disclosed in advance and:
– Be under control
– Housebroken
– Not left unattended
– Not allowed in pool or hot tub

Unauthorized animals: $300–$500 cleaning fee plus damages

DECORATIONS & ALTERATIONS
No wall hangings or decorations
No tape, nails, or adhesives
Damage/residue may result in charges

POOL NOTES
No lifeguard on duty. Use at your own risk.
Do not touch pool equipment
Pool service: Sunday 8–9 AM (3–5x/week)

THERMOSTAT
Range: 68–75°F
Keep doors/windows closed when HVAC is running

LAUNDRY
Located downstairs
Available for guest use

MAIL & DELIVERIES
No mail or packages permitted
Guests must retrieve deliveries promptly

VENDOR ACCESS
Exterior vendors may access property during stay

CHECK-OUT
Check-out: 11:00 AM
Late checkout requires approval
Unauthorized late checkout may be charged

Lock all doors/windows before leaving (failure may result in $100 fee)

FORGOTTEN ITEMS
– Contact within 48 hours
– Shipping starts at $25
– Items may be donated after 48 hours
– Allow 1–2 weeks processing time

AMENITIES
– Streaming TV with live channels
– Coffee, tea, and creamer provided

UTILITY CAP
Stays 30+ days: $350 utility cap
Excess will be charged to guest

COUNTY VIOLATION FINES
Certain violations may result in $650 county fines per incident. These are separate from house rule fees.

WAIVER & GUEST AGREEMENT
By booking, guests agree to:
– All rules and policies
– Responsibility for group
– Financial responsibility for fines/damages
– Safe use of property
– Supervision of children
– Liability acknowledgment as permitted by law
– No refund for service interruptions outside control
– Immediate enforcement for violations
