Someone's already in the cedar sauna. Someone else is making their way to the pool. The hot tub is warm. You have nowhere to be until 11am.

This is 212 Nest.

212 Nest is a restored colonial Victorian set between Woodstock and Saugerties — a rare combination of historic character and modern comfort. Every detail was chosen with care, and it shows the moment you walk in.

THE SPACE
◾Bedrooms & Bathrooms
The home has 5 spacious bedrooms, each with a king bed, a well-appointed ensuite bathroom offering a smart, space-efficient design without compromising functionality, and a dedicated desk—perfect for comfort and remote work. The primary bedroom includes a fireplace, and the ensuite bathroom features a private sauna for a spa-like experience.

For groups needing more space to spread out, additional sleeping space with a queen bed can be made available upon request for an added fee. Please reach out in advance if you’d like to include it in your stay

◾Kitchen & Dining
The fully equipped chef’s kitchen includes stainless-steel appliances, a butler’s pantry, and everything needed for home cooking. Enjoy meals together at the 10-person dining table or outside on the dining deck.
◾Living & Entertainment
The main living area is bright and inviting, with large windows, a wood-burning fireplace, and a baby grand piano. The space opens directly to the deck, creating an easy indoor–outdoor flow for relaxing or gathering.
The property includes an antique piano that guests are welcome to play and enjoy. Please note that the piano is not tuned, as its age no longer allows for proper tuning, so the sound quality may vary.
◾Pool
The 4 ft. deep plunge pool is perfect for cooling off or relaxing. It’s open from late April through late October and includes a safety cover and fence. Pool heating is available for an additional fee. Please let us know at least one week before check-in if you’d like it heated.
◾Hot Tub & Fire Pit
Unwind in the hot tub after a day of exploring, or gather around the outdoor fire pit for relaxed evenings, drinks, and conversation.
◾Coffee Bar
Equipped with a French press, an espresso machine, a European coffee maker, drip coffee machine, and an espresso machine.
◾Sauna
Enjoy time in the sauna to relax, recharge, and refresh during your stay.
◾Modern Comforts
High-speed Wi-Fi, air conditioning, two washers and dryers, and work desks in every bedroom ensure a comfortable and effortless stay.

▪ Remote work & creative retreats — High-speed WiFi, a dedicated desk in every bedroom, and a baby grand piano for the inspired moments.
▪ NYC & NJ weekenders — You're 2 hours via I-87. Thursday evening arrival, Sunday checkout. Long enough to actually decompress.

NO DOGS OR PETS (no exceptions), including service and assistance animals, are allowed on the property at any time, since this would create a health and safety hazard for the owners who have severe allergies.

Standard Amenity Availability Disclaimer:

While we take great care to maintain all onsite amenities to a high standard, peripheral amenities—including pool heating, hot tub, sauna, fire pit, and BBQ—may occasionally experience maintenance or operational issues, sometimes due to prior guest use. Should an issue arise, we will communicate transparently and work to resolve it as quickly as possible. However, due to short turnaround windows between stays, repairs may not always be completed prior to your arrival.
In the uncommon event that an advertised amenity is unavailable during your stay, a courtesy credit of up to $80 per day per affected amenity may be offered. To help us resolve any issue as quickly as possible, we kindly ask that guests provide real-time evidence (such as photos or a short video) when reporting the concern. This documentation helps our maintenance team accurately diagnose the issue and ensures all communication remains transparent and properly documented on the booking platform. No additional compensation, refunds, or trip adjustments will apply. By booking, guests acknowledge and accept this policy.

Lost & Found: If any personal belongings are left behind after your stay, we're happy to coordinate returning them. Please note that guests are responsible for all shipping costs, as well as a handling fee to cover our team's time, labor, and travel required to package and ship the item(s).

Please Note: The bi-fold door is currently unavailable due to a damaged lock that is awaiting a replacement part. The deck remains fully accessible through the home's other sliding doors, so you can still enjoy the outdoor space without interruption.

Please note that if a reservation is canceled and qualifies for a refund under the cancellation policy, a 3% cancellation fee will be deducted from the refund to cover non-refundable payment processing fees charged to us at the time of booking.

For everyone’s safety and peace of mind, the property is equipped with two exterior security cameras:
Ring Doorbell Camera — Located by the front entrance, facing the driveway and entry path.
Patio Camera — Positioned to monitor the front and the side patio area.
These cameras do not face the hot tub or the pool, and are used solely for exterior security There are no cameras inside the home, ensuring your complete privacy during your stay.
