The Space:

Welcome to White Pine Oasis — a charming ranch-style retreat tucked among the trees in the Poconos. This 3BR/2BA home blends rustic character with modern updates. 🏡

⚠️ HOA requires guest info submitted 3 days prior to arrival; no changes to occupants/vehicles within 3 days (no exceptions). Guests of a renter count toward occupancy limit. Late fee applies if not registered 3 days out.

📌 Car/Trash Pass: Sent by email after HOA registration — print and bring so you can proceed directly to the house.

📌 Wristbands: Mandatory for ages 12+, used for community ID/access. Do not discard — leave at property after stay. Lost/stolen = $25 replacement fee per band.

⚠️ Trash Disposal: LLV uses a centralized gated trash compactor, not house pick-up — display your Trash/Parking pass. Trash may never be left outside due to active bear activity.

📌 Guests are fully responsible for bagging and removing all trash and recycling from the property. Failure to properly dispose of or remove garbage may result in an additional fee or fine.

📌 All trash must be bagged before going in the compactor — no loose trash allowed (except recycling). Recycling (paper, metal, glass) goes in the separate compactor; ❌ no plastic bags in recycling (they jam it).

📌 Trash facility: 202 Martha's Lane. Hours: Mon/Fri/Sat 7:30am–3:30pm, Wed/Sun 9am–5pm, Holiday Mon 9:30am–5:30pm — closed Tue/Thu and on Easter, Thanksgiving, Christmas & New Year's Day. If checkout falls on a closed day, take your trash the day before.

⚠️ Disposing of trash anywhere else — including community cans or private dumpsters — is prohibited.

⚠️ Propane for grills/fire pits isn't guaranteed — if tanks run out, please refill and send us the receipt for reimbursement (refill/replace existing tanks, don't buy new ones).

⚠️ Rural setting — you may notice occasional non-harmful insects; year-round pest control is in place.

⚠️ 🐻 Black bears may pass through occasionally — harmless if food and trash are secured.

⚠️ Winter Driving: 4WD/AWD strongly recommended; we plow when possible but conditions vary quickly. Guests cover any towing/assistance if a vehicle gets stuck.

⚠️ Lost & Found: we're happy to ship back items left behind — a $50 handling fee applies, plus shipping/delivery costs.

📌 A valid ID and signed rental agreement are required after booking, or the reservation will be cancelled.

📌 A refundable security deposit is required for 1-night stays and non-Airbnb bookings. For Airbnb bookings, the deposit is an optional add-on at booking.

📌 Airbnb 1-night stays require a $100–$200 damage waiver via the Airbnb Resolution Center; damage beyond that follows the rental agreement.

♨️ Hot Tub Notice: We may need to drain/clean/refill the hot tub before your stay if a previous guest didn't follow usage guidelines — it may take until evening (or slightly longer) to reheat. It's professionally serviced after every reservation with time-stamped photos kept on file. Extra hot tub cleaning requested during your stay carries an additional fee. Please rinse off before use — lotions/sunscreen/body oils can affect water clarity, which is normal.

📌 Not provided — please bring your own: body wash, shampoo, conditioner, toothpaste, foil, plastic wrap/bags, coffee grounds & filters, cooking oil, tupperware, sugar, ice, laundry detergent, charcoal, firewood, disinfecting wipes, extra pillows/blankets, baby supplies.

▪️For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

▪️Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
