En ideelt beliggende og luksuriøs bolig beliggende på den verdensberømte Promenade des Anglais mellem Casino Ruhl og Negresco. Denne centrale Nice første sal Promenade-ejendom er perfekt egnet til en lille familie eller Riviera-seere. Marmorgulvet, hvidvægget lounge har en behagelig sovesofa til to og spisebord til fire. Et separat lille soveværelse indeholder køjesenge. Lejligheden ligger på hjørnet af bygningen og har dobbelt havudsigt. En glasskydedør, lejligheden er fuld bredde og højde giver adgang til en balkon med panoramaudsigt over stranden. Spektakulær udsigt er tilgængelig fra taghagene dag og nat, fra Cap Ferrat til Isles de Lerins, fra bjergene til Middelhavet. Beboerne Club i etagen nedenfor vender ud mod havet, har en stor terrasse og enestående udsigt. Bygningen er godt vedligeholdt, har rulletrapper og elevatorer overalt og er unik i at være den eneste bolig på Promenade med tagterrasse.

We had a great time and the location was absolutely perfect for getting around on the bus and tram. Ideal walking distance from some brilliant bars and restaurants and the beach was just over the road too.

Great base for exploring Nice

This was an excellent place for our first visit to Nice - immediately accessible to the beach and promenade and an easy walk to the city center and train. The apartment was clean and well-set up. There is some street noise in the evening but nothing too bothersome for us.

Great place in a great location

I’ve stayed at this apartment several times and it never disappoints. The host is wonderful and the location is perfect. The apartment is great and comfortable with everything I need for a lovely stay in Nice.

This is a pretty basic property, but the location is fantastic. Overlooking the promenade and sea. Bit noisy with traffic but location makes up for it. Communication with the owner is extremely good.

The property was exactly as described. It is small, but right in the center of all of the activity along the Med in Nice. We really enjoyed our stay.

Lovely property

Great apartment that's central to everything you need in Nice. Beautiful views from balcony and rooftop pool is wonderful. Host was great and gave great information and communication on the lead up to our stay. Would stay again

Cleaning let it down we cleaned everything first toaster did not work towel handrails came of wall surely a fixed would be better light in kitchen kept going of no ideal when dealing with hot water or food small changes could make a huge difference very good value for money but I hope when we return the would be small improvements and I know the prices will go up but addressing the above would validate the increase thank you

Great Place

We loved this place. The location and pool were AWESOME. It was a nice price as well. The view was incredible and we walked everywhere. Up to the Casade, to museums and restaurants, and the Russian Cathedral. The kitchen was totally adequate for breakfasts and snacks. Would love to stay there again. Great for two adults, it would be pretty tight with children.

Great location

This is my third visit to this property and it’s a wonderful place. You couldn’t ask for a better location or view. The host is great, and responds quickly to any questions. There is easy access to the beach and to public transportation. Five stars all around!

Perfect location, fantastic rooftop pools.

#12 bus from airport (~€2) Directly opposite the beach. Short walk to the old town. Short walk to the city shops. Roof top pools and sun deck. Short train ride to Monaco & Cannes. The owner is a delight to communicate with and very responsive. So much to do in the area for all of the family, we will definitely be back!

Superb location, well managed housing company, excellent roof top pool

The location is superb and the housing company well managed. Everything as in the description. The sun shines on the roof. Parking available locallyor just around the corner.In the summer, there could be some more shelves and plates. We appreciated the new airfryer. The pool is clean, wow!

Compact apartment in great location.

Right on the Promenade des Anglais ,perfect for beach, bars and restaurants or simply walking . Secure building access with concierge on duty during the daytime. Rooftop pools and sun terraces but you must take own chairs/ loungers. Communal areas kept very clean & tidy if a bit dated - as is the whole building, possibly in need of facelift. Overall a good base for exploring the city.

Excellent location - Great swimming pool!

Stayed for 2 weeks and the location couldn't have been more perfect. The apartment is small but clean and comfortable. our family of 2 adults and 2 kids really enjoyed the swimming pool and comfortable surroundings. The bunk bed for the kids was ok, and plenty of storage space for clothes. Property well maintained, except for a couple of issues which I have pointed out to the owner. Kevin (the owner) provided excellent communication and up to date details leading up to our holiday. He is very business like and polite, and we were very impressed. We enjoyed our stay so much this year that we have requested it again for next year. I would definitely recommend this apartment to friends and family

Location, location, location

Location is fabulous especially if you want to hit the beaches. We were a little disappointed with the bedroom (which is not pictured in the listing). There is a small bunk bed which was extremely uncomfortable even for my children. There is no free WiFi, no cable TV, and the washer was dated (i..e. needed to learn a trick to get it to work). Overall, not what we were expecting. But I guess you get what you pay for.

Location, Location, Location

I can’t say enough about this fabulous apartment! The location is central to anything near the waterfront in Nice and convenient to public transportation. We did not have a car but explored the area by bus and train. The apartment is less than a block from the Nice tourist information office which helped us figure out the best way to get where we wanted to go. It was wonderful to wake up to a beautiful view of the Nice waterfront every morning and the building has a nice rooftop sundeck we used a number of times, in spite of the pool not yet being open while we were there. The view from the rooftop deck is spectacular! We liked that the building entrance was secure and private but the neighborhood is very safe. A block behind the building is a pedestrian shopping area that goes for several blocks and is loaded with outdoor cafes. Old town Nice is a ten minute walk down the seafront promenade. The city of Nice has done an amazing job in creating beautiful public space for people to enjoy and unifying the old town with the new. The one thing people should know is that the street outside the apartment can be a bit noisy late into the night on the weekends. It was not a problem for us but just be aware that if you are a light sleeper the street noise can be reduced but not totally blocked out by the rolling shutter and window shades. The owner did a great job of communicating and was very prompt in replying to my questions. The photos and information on the website were accurate and helped us see what a fantastic value the apartment offered. I would recommend the walk from Cap D’Ail to Monaco and a walk around Cap Ferat. If you are an art lover there is Renoir’s home in Cagnes Sur Mer, the Matisse and Chagall museums in Nice and Picasso museum in nearby Antibes. It was a special treat to see their work in the context of where they painted in the south of France and not just on the wall of a gallery thousands of miles away!

Fantastic small apartment with a view

Fantastic apartment with the most beautiful views of the promenade and the Mediterranean, only two blocks from the old town. It's small, but there's everything you need, e.g. for 2 adults and 2 children. There's a nice shower and pool on the roof. The only thing to be aware of is the only 175 cm long bunk beds and the traffic on the promenade.

Bon emplacement , vue mer, logement propre et bien aménagé, bonne communication avec le propriétaire .Un peu bruyant, des personnes sans domicile avaient pris possession du trottoir juste en bas de l’appartement et ont été bruyants surtout à partir de 5h du matin.La police leur a demandé de partir mais le jour de notre départ aussi .

Nice is the hub of the Cote d'Azur; 300 days of sun make for a warm welcome and the Riviera has a special and glamorous feel. Sunbathing, sea swimming and skiing can all be enjoyed from this spot. Nice's vast promenade offers a tranquil place to stroll or cycle, cooled by the sea breeze.
Great shopping, eateries, cafes and nightlife can be found in Nice; the old town offers a unique architectural experience; a pleasant respite from the sun by day and a laid back place to enjoy an evening drink or two.
There are numerous delightful squares in Nice to enjoy the atmosphere with a coffee; Place Massena, Place Garibaldi, Cours Saleya, Place du Palais and Place Rossetti.
Outwith Nice, Monte Carlo and Cannes are within easy and inexpensive reach, boasting their glamorous annual events; the Monaco Grand Prix and the Cannes Film Festival. Ski resorts Isola 2000 and Auron can be reached by car or coach.

Derfor er dette overnatningssted unikt

I consider Royal Luxembourg's location to be the best in Nice; a seafront property in the centre of the cove, at the city centre end of the promenade. The sea view, rooftop pools and underground parking it offers, make it second to none. Once a hotel, the building retains a feeling of order, purpose and class. The building offers panoramic views of the coast.
