Hi Jarad, thank you so much for the fantastic review! We’re thrilled you had a blast and found the home perfect and cozy. It really is a great spot for game day! We’d love to have you back for another UT weekend. Go Vols!

Thank you, Leanne, for such a detailed review! We’re so glad the garage, well-stocked kitchen, and roomy bedrooms made your extended stay comfortable. We really appreciate the tips for longer stays and will share them with our team. We’d love to host you again anytime!

Patrick, We are happy you enjoyed your time in Austin at our property. Thank you for staying with us! We welcome you back anytime.

Devon were the most wonderful guests. They were easy and fun to communicate with and also took great care of the apt. Highly recommended!

Beth, Thank you so much for staying with us and for the kind words. We are happy you enjoyed your stay. Unfortunately outside of spices we do not stock things like butter, oil, pam or other cooking ingredients. We strive to give guests just about everything needed to cook or grill outside. Thank you for your feedback, It is much appreciated. sincerely, Black Opal Home Charters

Michelle, I’m so sorry about the minor issues you had. We have replaced the broken bed headboard and the sagging was due to the support underneath being out of place which was fixed as well. For future reference please message us anytime you need anything as a cleaner could have come back by real quick to touch up and provide extra blankets. We hope you’ll come back and see us. Thank you for staying and noticing these items for us to correct.

Mark, I’m sorry for some of the inconveniences you experienced. One of our team members were there more than 10 times adjusting curtains and tending to your needs. We ordered new larger panels and extended the rods. Neither has been an issue in the prior two years . Once you told us about the broken bed we immediately hired a handyman to repair the bed. I apologize for our contractor leaving dust in the kitchen. He did clean up where he could see but also came back the next day to touch up the areas that weren’t as obvious. While the AC did go down during your stay we had two different AC companies working to fix the issue which was resolved quickly in the middle out of record heat in Texas. I’m not sure what you are referring to as dirty dishes and soap in the drawers. We don’t keep the soaps in the drawers. They are in the shower. I think our team felt very deflated after being cursed at and belittled when they would show up to help you. Similarly to your motel 6 comment. I hope you understand that this is a home and we are not the 4 seasons. The home is very nice and in a very desirable neighborhood but we don’t have onsite staff but always responded and came to your every call. I would copy all the messages in here if there was room. We appreciate you staying with us and wish you only the best!

Maggie, I'm so glad y'all enjoyed the place and the amenities. Y'all were awesome guests and we will host y'all anytime. For the early checkin fee, I think there may have been some confusion. The Price wasn't per person it was for the property as a whole. We also would not of fined you if you entered early the codes would just have not worked yet. The fee is to rearrange the cleaners schedules and to get ahold of our lock code generation company and have them manually update the time. Thank you for being understanding. safe travels home.

Talia, Glad you enjoyed your stay. Thank you for being a great guest. For the broken glass we were unaware of the break and have since taken care of it. The front door is that way because it deadbolts. You can leave through the garage and close it at anytime. Other than that glad you had a good time come again.

Sheena, we enjoyed your group very much. Thank you for being respectful and very clean! We would be more than happy to host y'all anytime! safe travels.

Joe and his group was awesome would definitely host them again.

Shyam, You were an amazing guest. Love to hear y'all had a good stay, we would like to thank you for treating our property with such respect. Safe travels and y'all are welcome back anytime:)

Chris im glad you enjoyed your stay. On the account of the coffee table, you sent a video of a wobbly table almost a day after your check in. Yet the table was still not broken. When we did a walkthrough after the check out the table was completely destroyed, as were other things that we did not mention nor charge you for. You also messaged that when you left the table was still standing completely fine? But in the review you just gave the table was broken during your entire stay and that was "Frustrating". Safe travels.
