Everything was great. We are a large family, and the two houses gave us plenty of room. Everyone enjoyed the pool. Very convenient location for activities in the area

We had a wonderful vacation here. The owners are wonderful and helpful. We hired a cook and she delivered delicious breakfast and dinner meals. The Villa was spotless and roomy. The pool was spectacular and the grounds were beautiful. The two villas easily accommodated our party of 20 (ten adults, ten kids). It's a little inconvenient to get to the beach, but we enjoyed our time there. We will return on our next trip to Mexico.

Host Delia ? was awesome. any issue we had was quickly taken care of ! Food was great ! Eggs, fresh corn tortillas , Potatoes , fajitas and ceviche, and the Guac was out of this world!highly recommend .

Absolutely amazing spot for 17 adults. Food and service was the best part. Easy to get to the beach, less than 2 minute walk. Everyone was very accommodating for our intimate wedding service. The grounds and pool are beautiful and there's so much room between the 2 houses for everyone.

Martin was a great host! The property worked perfectly for our large family gathering! We used the pool (which was perfectly heated) often. We also utilized the chef services for every dinner and the meals were outstanding!

This was listed as ADA wheelchair accessible even spoke to host. He said two steps. There 17 steps to get to bedrooms. Never mentioned it two separate house. No private beach. Had to move twin beds down stairs an sleep in living room. Host would just walk unannounced. We rented property he had no right to do that. Ceiling in master bath had mold on it. When it rained stair carse got wet and it was very slippery. No handrails in bathrooms. Property was beautiful. Made host aware that this was my husbands last family trip as he was diagnosed in Dec. with ALS. Very highly disappointed in whole experience. I have text an emails where the ADA stuff was talked about. I don’t want another family having to go this. Chef was wonderful and food was delicious. Transition the grade er was very helpful when I could get my husband ups couple of times

Renter knew quit well that thete are no bedropms downstairs. Ot is 2 steps to get down from the bottom floor. I had offered to put a bed down stairs , but i have no queen beds to spare, to move down. Correct i stopped every day knocked o. The door making sire all is good knowing her husband was sick. Im reallydisapointed hearing the comments not mentioning that our employee helped her every day with her husband. Our villa has no mold nowhere. We are nota wheelchair villa nor do we have rails in the bathrooms. Yes wheel chair can be accomidat2d on 1st floor level with full bath and Doris knew that quit well. I asked in the xh3ck in pwriod if they want me to stop by every day and the answer wasYES please now we complain anout it, strange

Our group of 8 adults and 8 kids (ages 9 to 16) loved this place. 5 stars! We would stay here again. Things to note: the villa consists of 2 separate units: one with 6 bedrooms and one with 3 bedrooms. They are located right next to each other, but are separate structures. Our group congregated in the larger of the 2 units, which had 2 kitchens and 2 dining rooms and lots of living space.The owner Martin lives on or near the villa, and we saw him each morning. He is friendly and chatty and will assist with anything you might need. Martin had already filled the fridge with cold drinks when we arrived, which was great. The private chef was awesome! We had her prepare 3 meals for the group. The food was fantastic! And there were leftover for lunch the next day, which was great. The subdivision seems a little like a ghost town, with some houses appearing abandoned and others in various stages of being built. Not a lot of people. It is gated, with a security guard. It felt perfectly safe to us. The walk to the beach takes about 3 minutes, and goes by an empty lot that has some trash in it. The beach itself was average, but we enjoyed it. The pool at the villa was great, both for kids playing and adults relaxing.These things noted did not significantly detract from our enjoyment of the vacation. It is a GREAT spot for a group to gather!Thank you Martin for a great rental experience!

We enjoyed the property itself, but our interactions with the owner, Martin, made our stay extremely uncomfortable.Martin entered the house every day without announcing himself or asking permission, often when my 30-year-old daughter was there alone. During these visits, he repeatedly criticized her or other members of our group about minor matters, including our plans for the day and where we chose to shop. His manner was consistently negative and condescending, and these interactions occurred every day of our stay.The washer and dryer were also kept locked, and we were not allowed to use them until we asked multiple times. Additionally, there were cameras inside the house, which I photographed. Martin told us they were unplugged and were only used to monitor workers. However, their presence made us uncomfortable, particularly because he seemed to know when someone was at the house alone.I have rented through Vrbo before and have never experienced an owner entering a rental daily without notice. We paid for a private and relaxing vacation, but instead we felt watched, criticized, and uncomfortable throughout our stay. The experience was not what we expected from the listing.

quite in shock reading this review. Most days clients where out and about The view times i stiopped to check if all is good I always knocked on thre door before entering. Please read all our other reviews and you realize there is something strange about this review. the clients never commented that they dont want any honest help or recomendation, guess they know better . No Problem , we never heard anybody give any positive comments, even so the cherf went out of her way to accomidate them , they even made the chef wait for hour since the decided after confirming a time for dinner to show up hours later. Well sometime you get guests who do no respect anythingnor appriciate anything . We Have no issues with our clients if the clients dont want to se us or me we stay away. we are only here to help Martin

Great Place

Beautiful property

We had an incredible time at this property with our family of 16 (10 adults and 6 kids). The grounds and pool were beautiful, the walk to the beach was quick and Martin was always super responsive. We hired Mercedes for several meals and the food was beyond amazing - this is a must!

Wonderful Stay!

What an amazing Villa! Not only an incredible property, but we felt taken care of at every turn. I would highly recommend this place for someone who wants a beautiful vacation rental, a close walk to the beach, and access to all the Playa Del Carmen has to offer. Highly recommended.

Relaxing, tropical get-away.

Gorgeous villa, private and secure. Wonderful place to relax and take a break from the cold weather. Beach is a short walk away, beautiful and not crowded. The chefs for our meals were magnificent! Our whole family of 25 had a vacation to remember!

Fantastic Friends Trip!

My friends and I (15 27yr olds) had an amazing time. The house was beautiful and the chefs were amazing. The property manager was very responsive for all our needs and store errands. Would recommend everyone stay here!

Great location with wonderful property owners.

Our group of 13 adults stayed for five days and four nights. The property was nicely taken care of and very comfortable for our group. The property owner, Martin, was very quick to answer any questions we had and helpful in answering our questions about the area. The dinner we had prepared by the chef was amazing and one of the best meals of our entire trip. Everyone from our group highly recommends this property and the property owners.

Beautiful, hands free getaway.

Martin’s villa is absolutely gorgeous - well-landscaped, incredible pool, and just a short walk to the beach. He made planning extremely straightforward and accommodated all needs (and changes) for the trip well in advance and during. Would highly recommend for a group of families or friends.

Took a group of 16 people for my 50th birthday enjoyed every minute of it the house was amazing the pool was amazing the beach is very close the food was amazing everything was great highly recommended it.

Easy, fun family vacation

We rented this home in late February 2019 and had a fabulous time. We had 6 children from ages 1 to 11 and they all loved it. The pool is perfect for kids and was plenty big for all of us to be in there together. We had Mercedes and Victoria cook for us and that was 100% worth it. The food was amazing!

Group of 16

Our stay was incredible! The house was perfect for our group of 16. There are plenty of places to hang out as a big group and space to go off on your own and have some alone time. The beach was a little hard to access, so we ended up spending more time at the house which was fine since it's very beautiful and private. The food was amazing and overall we're so happy with our experience!

Family Vacation

Our Family from various parts in the US arrived and had a wonderful time. The facilities were wonderful, the place well maintained. The food exceptional! There was no need to go out and eat. Various side tours were organized by ourselves and all in all, everything was great. Would not hesitate to recommend this place to anyone looking for a great place to rect and relax.
