Charming cottage near Kingsbridge, Salcombe and in the heart of the South Hams

The Linney is a little gem of a cottage with every modern convenience. From the recently refurbished galley kitchen with its microwave, dishwasher, fan oven and ceramic hob to its gleaming bathroom with a full-sized bath and powerful shower over, to its comfortable lounge/dining room complete with log-burning stove and surround sound TV, the Linney offers comfortable, centrally-heated accommodation for four people (2 double bedrooms) all on ground floor level, excellent for those who find stairs difficult. With its own dedicated parking for one car immediately behind the cottage, and plenty of off-street parking nearby, the Linney can accommodate all your transport needs. However, as it is also on a direct hourly bus service which serves Plymouth and Dartmouth, and nearby other local rural buses, there is even no need for a car!

Situated in the small village of West Charleton, less than two miles from the pretty town of Kingsbridge, with its pubs, shops, restaurants and supermarkets, the Linney is well-placed for enjoying the nearby South Hams' beaches of Torcross and Beesands, and the towns of Salcombe, with its beautiful sandy beaches, and historic Dartmouth.

Apart from its proximity to the South Devon Coast Path, and a number of National Trust properties, there is a great selection of footpath walking straight from the door with close access to the peaceful Kingsbridge/Salcombe estuary and some equally delightful inland footpaths. A paradise for bird-spotters (there is a nearby village hide available for guests to use), the area is renowned for its flora and fauna. Just a 50 yard stroll away is an excellent pub, The Charleton, serving local beers and good food.

Lovely stay at the Linney
We had a really nice stay at the Linney for our holiday. It's small but was immaculate when we arrived, really cozy and homely with everything you need and very comfortable beds. The information about local walks/beaches etc was brilliant and great location for exploring South Devon. Beautiful beaches and towns. Kingsbridge is really pretty and nice restaurants and shops. Overall a great stay, thank you very much.

We thoroughly enjoyed our stay at the Linney. Graham had left lots of information about the cottage and the area, and some very welcomed edible treats! The cottage was very clean and well equipped with everything we needed for our stay. When we did need to contact Graham during our stay, he was very helpful. The booking and checking in/out process was very straight forward. We would love to stay at the Linney again.

Cosy comfortable cottage
We stayed over the Christmas holidays and Graham (owner) was incredibly helpful and responsive with our last minute booking, especially given the time of year. The cottage was spotlessly clean, comfortable and welcoming, with even a fire ready to light in the wood burning stove and local goodies in a hamper. All the facilities are there for a 'home from home' stay and we had a couple of cosy evenings by the fire watching the HD telly. The cottage is well situated for walks and visits to the beach, as well as bird watching and shopping in Kingsbridge. Thanks to Graham for a great stay. Highly recommended.

Absolutely stunning little place
We arrived very late on the evening of arrival. In wntering the cottage it was like home from home. The owner Grahsm even left us a little hamper of local produce. Very clean and it had everything you needed. The beds were teally comfortable and as a whole it was a stunning beautiful cottage. We shall be back.

First class accommodation
First class accommodation, a perfect base for a couple or small family to visit the South Devon area, the Linney is a very comfortable cosy small cottage that exceeded our expectations, spotlessly clean and well maintained, Graham the owner was very helpful with all aspects of our visit. I wouldn't hesitate in recommending the linney.

Lovely little cottage in West Charleton
The Linney had everything we needed for our 3 week stay in West Charleton. Clean, comfortable and well equipped, with great communication from Graham (the owner). It's close to Kingsbridge with it's township facilities, and in easy reach of the lovely Slapton Sands & Torcross Beach. We'd love to stay again on our next visit to the UK. Thank you Graham.

Clean,tidy and comfortable with good selection of entertainment and all necessary accessories.
Great for two or 3 people. Bedrooms little small if access/mobility an issue. Road can be a little busy at time especially if 'staying in'. No outside space to sit. Several nice spots to visit quite close by. Number of good places to eat fairly close by.

The cottage was very comfortable albeit a little small the only thing I did not like.was the busy road but that was bearable. The four stars reflects the road though the Bus journey to Dartmouth was the most scenic bus journey we have ever been on. /We would certainly go again..

Lovely cottage, clean and had everything we needed
We spent four nights at The Linney and enjoyed our stay. We stayed with our two young children, aged 3 and 4 months and the cottage was perfect for our small family. We all slept well and found the beds comfortable. There was room for our travel cot in the main bedroom and with a little adjustment to the settee we could all sit at the dining table. Graham, the owner was very attentive and very kindly let us arrive at the cottage and leave when it suited us as there were no bookings either side of our stay which we really appreciated. The area was great and we spent two lovely beach days at Bigbury on Sea and South Milton Sands which was great for the kids as they are sandy beaches. We thoroughly enjoyed our stay and would return again. Paul from Swindon

A great, well appointed and clean home base for the beautiful South Hams
All on one level, The Linney offers two comfortable double bedrooms, a well appointed, very clean bathroom, a nice well equipped kitchen and a comfortable lounge/diner with everything you could ever need on holiday, including decent WiFi, DVD and TV with surround sound and plenty of DVD's, CD's and books if you have a dull weather day. The location is excellent, ideal for exploring the local beaches of Salcombe, of which there are many. The Owner, Graham has taken great care to provide pretty much everything you need for a stay, whether it's for a few days or a few weeks and was very friendly and helpful. We had a lovely week there and could easily have stayed longer. There's plenty to do in the surrounding area. I'd highly recommend The Linney to friends or family, the only slight drawback was the lack of an outside area to sit, which was a shame as we had such lovely weather during our stay and it would have been nice to sit out in the evening. That said, the local pubs including the Ashburton Arms (a few doors down the road - but very quiet) and the Seven Stars in Kingsbridge both served exceptional food and were very welcoming. We had one 'bad' meal out during our stay which was at the The Creeks End Inn in Kingsbridge, where we found the food and service really poor. Food was mainly frozen, and really stood out from the nice fresh meals we'd had at the other two local pubs. The local beaches in Salcombe were fantastic, perfect for children with soft sand, rock pools and lovely shallow, clean (and warm) sea too! The best was North Sands, Salcombe, closely followed by Hope Cove, then South Sands. Be warned - Blackpool Sands looks like a beautiful beach but is NOT a sandy beach, it's ALL gravel which really hurts your feet! Take shoes with you - not flip flops! The sea also drops off into a deep shelf so isn't the best for small kids, even my 12 year old was scared of the waves as the gravel shore meant it was easy to slip in deeper than you were comfortable with or fall over standing on the steep edge. All in all we had a wonderful week and we're very likely to return to the Linney again, I can't recommend it highly enough. It was a great, good value place to stay with a nice, helpful owner and good neighbours. My small family of three loved it - we think you will too! Only missed 5 stars due to the lack of outside seating!

Wir haben den Aufenthalt in "The Linney" sehr genossen. Mit den beiden Schlafräumen bietet es ausreichend Platz für Familien. Die kleine Küche ist perfekt ausgestattet und nur fünf Autominuten entfernt liegt Kingsbridge mit zwei Einkaufscentern. Gut zu erreichen ist das Dartmoor in dem wir einige Wanderungen machten, z.B. starteten wir ein größere Tour vom Ivybridge Medical Center (gute Wahrscheinlichkeit die Dartmoor Ponys zu sehen), auch die Lydford-Klamm ist sehenwert. In Cornwall ist besonders Lanhydrock House zu empfehlen, 50 Zimmer mit original Einrichtung und tollem Garten. Empfehlen würden wir jedem St. Michaels Mount, zwar über 2 Stunden Autofahrt aber jede Minute wert. Wer gerne Gärten anschaut sollte Coleton Fishacre und Overbecks House nicht verpassen, beide Einrichtungen haben wundervolle Gärten mit Blick aufs Meer und sind nur wenige Kilometer von Kingsbridge entfernt. Ein Natural Trust Touring Pass, oder eine Mitgliedschaft ist dringend zu empfehlen, bereits nach drei besuchten Einrichtungen spart man ordentlich Geld, oft auch Parkgebühren. Einen Strand ohne Service aber dafür ursprünglich zwischen den Klippen kann man sehr empfehlen, nur wenige hundert Meter vom Start Point (Leuchtturm) Parkplatz entfernt an einer der schönsten Küstenabschnitte (den Schildern ab Parkplatz folgen). Vom Leuchtturm aus hat man außerdem den besten Ausblick auf den Sonnenaufgang (über dem Meer). Den besten Blick auf den Sonnenuntergang hat man von den Klippen oberhalb von Hope Cove.

Sweet little cottage with a personal touch
This cottage was perfectly sized for 3 of us in a great location close to lots of great towns & beaches. Beds comfy & great shower/bath. I felt as though I was staying at a friends place, Graham left out some goodies in the kitchen & even a great selection of DVDs! Which I thought was a nice little personal touch . The only reason I'm not giving 5 stars is down to being situated on the busy road but we knew that when we booked. It could get a bit noisy during the day but died down in the late afternoon. Thanks Graham for a great stay we will be back : )

Ein gelungener Urlaub
"The Linney" ist ein sehr gemütliches klienes Feriendomizil. Wir waren zu Dritt und hatten ausreichend Platz. Die Küche ist mit allem Equipment ausgestattet, was man für einen Urlaub braucht. Leidiglich Gewürze, Öl, etc. mussten wir nachträglich besorgen. Supernette Geste vom Vermieter ist ein kleiner Begrüßungskorb mit ein paar kulinarischen Köstlichkeiten aus der Region. Tolle Überraschung. Vielen Dank dafür an den sehr hilfsbereiten und zuvorkommenden Vermieter. Über die im Vorfeld geführte Kommunikation mit dem Vermieter kann ich nur positives sagen. Er hat alles schnell und umfassend für mich geregelt und alles getan um unseren Aufenthalt sehr angenehm zu gestalten. WLAN gab es nicht, Mobildaten sind in Südengland (dort, wo wir waren) sehr spärlcih ausgebaut-inder Regel G-Netz. Ausflüge ans Meer gehen von hier aus schnell und leicht zu realisieren. In Kingsbridge bekommt man alles für den täglichen Bedarf. Wanderungen in der näheren Umgebung machen Spaß. Vielen Dank für den gelungenen Urlaub und die unkomplizierte und offene Abwicklung.

Nice cottage
Nice cottage, clean and well equipped. It's not far from Plymouth or A38, but it takes a lot because of bad roads. I didn't like that the owner has requested extra for linen after confirmation and payment. It would be correct to inform you upon request and he has also refrained from deposit more than agreed. for linen.

Nice cottage

beautiful, V clean in stunning location
the Property was perfect, stunningly clean and everything you could ever need was all available. in a stunning location with lots of walks all near by. situated roughly about 20 minutes in any direction to get to lots of lovely beach towns. the beds were the most comfortable beds i have ever slept in. My partner and myself would both recommend to anyone who is thinking of a holiday in this area to stay at the linney you would not be disappointed. Such a happy holiday and this cottage just made our stay even more perfect.

A former teacher and educational manager for many years in a large Devon comprehensive school, in the final years of my career I decided to make a real leap of faith and work for the Royal Navy, training young Naval officers at the historic Britannia Royal College in nearby Dartmouth.

Why they chose this property

As it was too far to commute daily from my home town in Tavistock, Devon I purchased the Linney and my daily commute was the road from Charleton via Torcross to Dartmouth. Do please follow my route if you stay at The Linney, as the views are awesome... even better on the double decker bus which passes hourly through the village of Charleton on most days!
