Located in the finest gated community in Cabo, the property climbs up the Pedregal mountainside and features natural rock walls inside, exterior fountains, traditional Mexican decor and expansive kitchens. The villa consists of three private units that are connected by an exterior staircase- the perfect spot for a large gathering! There are two private pools and secluded, shaded patios for your peace and quiet, but just a 5-minute walk to town and 15 to the beach. A professional property manager will greet you upon your arrival in the gated courtyard next to the beautifully tiled fountain. We are here to accommodate your needs as we want to make sure your stay at Casa Amistad is stress free, enjoyable, and memorable.
Villa Layout:
Penthouse with infinity pool: Master bedroom with king bed and second bedroom with two queen beds on top floor. Queen sofa bed and queen bed in game room on first floor. Half bath, kitchen, and large living room that opens to expansive deck and pool on first floor. Shaded back patio.
Middle unit with infinity pool: King bed in master, king bed in second master suite, two full size sofa beds in living room. Kitchen features large island for sitting and meal prep. Living room opens to expansive deck. Private back patio off of kitchen and one bedroom. Natural rock walls in back bedroom and bath. All one level.
Bottom unit: King bed in master with ensuite bathroom. Two queen beds in second bedroom with ensuite bathroom. Second bedroom and bath feature natural rock walls. Kitchen and living room open to expansive deck that has outdoor staircase connecting to unit and pool above. All one level.
House rules and additional fees:
-- Maximum number of guests is 20. If over 16 guests, additional guests will be charged $29 per night. Unauthorized guests will be charged $116 per night.
-- At least one guest must be 21 years or older.
-- No loud outdoor noise after 10 p.m.
-- Guests must abide by all rules of the Pedregal HOA and if rules are broken, will be responsible for any fines.
-- If rules are broken by guests that necessitate after hours (from 5:30 p.m. to 8 a.m. weekdays, and anytime on weekends) visit by property manager, guests will be charged $93 per hour for the property manager's time.
-- Guests must use air conditioning and electricity judiciously. If guests overuse air conditioning and electricity causing the AC to malfunction and/or a breaker to turn off, guests will be charged to fix AC.
-- Check in is 4 p.m. and check out is 10 a.m. Guests who check in after 5:30 p.m. will be charged a $93 late check-in fee.
-- Guests who want to check in or out beyond the times must obtain owner's permission and will be charged $80 per hour or fraction thereof for utility use.
-- Check in before or check out beyond six hours of regular time will be charged full days rent, plus tax and fees.
-- For month-long rentals, $1,740 additional utility fee will be charged. For stays in March and Dec. 31, 12-hour security guard is included in rental fee.
-- For certain bookings, at owner's discretion, guests may be charged approximately $80 a night for night-time security guard.
-- Pets only with owner's written permission.
-- If guests want middle unit pool heated, they must arrange prior to arrival. Cost is $116 a day for 8 hours of heating. Pool in penthouse is not heated.
