Introduction
Thank you for your interest in "Whats Up Dock". A 2 BR 1.5 bath townhome in the family friendly Mallard Lakes Community. Our home is clean, smoke free and child friendly. It receives fresh updates and has been professionally decorated. Perfect for a quick weekend getaway or a month's long retreat.

Location
"Whats Up Dock" provides three necessary parts to anchor (pun intended) your vacation; location, space and comfort. The home is a part of the Mallard Lakes Community which is close enough to enjoy Fenwick Island, Ocean City, Rehoboth Beach, but far enough away from the craziness of “condo canyon”. The grounds and amenities are meticulously maintained year round. We provide the best rental location in Mallard Lakes, just steps to the main swimming pool, hot tub and tennis courts. The home is not buried deep in the community, easy in and easy out. There is a marina within walking distance with restaurants and shops. Easy traffic light entrance and exit eliminates turning headaches during the busy summer season.

Waterfront Sunroom
Did someone say waterfront? Oh yes I did. The sunroom frames direct unobstructed views of the the dock amidst the sparkling sapphire lake while a diverse species of coastal wildlife put on a show for you. Complimentary adult and child binoculars are provided along with a local bird guide. When you are done prop up your feet and allow the fountain to lull you into that long overdue nap! The sunroom is also wired for music with Infinity speakers. Just sync your smart device with the bluetooth stereo receiver and stream away using our complimentary high speed wifi.

Bedrooms and Bathrooms
The tastefully appointed waterview master suite features a king sized bed with an attached bathroom. Inside there are 2 large skylights that provide an abundance of natural light, a dual sink vanity and oversized soaking tub with upgraded shower hardware. The second bedroom contains a bunk bed with single mattresses and a full sized pillow top bed. Each bedroom is equipped with a wall mounted flat screen tv with expanded cable including HBO. The first floor offers a 2 piece powder room off the kitchen.

Kitchen
In the kitchen you will find a breakfast bar with stools and all of the cooking conveniences you should expect; clean and current appliances, quality pots and pans, cooking utensils, grilling utensils, complete knife set, flatware and matching dish set. Wine, beer, margarita & tumbler glasses round out the glassware offerings. Children's plates, bowls, cups and utensils are also stocked.

Living Room
Enjoy lake views from the living room as you relax on the sleeper sofa or lounge in the armchair and ottoman. Even in the summer you can enjoy the ambiance of the remote controlled heat-free fireplace. Enjoy your favorite shows and movies on the large flat screen tv with expanded cable including HBO. There is a ROKU installed with complimentary access to Netflix, Hulu and Amazon Prime. Guests are welcome to view purchased videos in our Amazon library and may rent videos after requesting pin code from owner (cost will be retained from security deposit). Are you an audiophile? Let the premium Bose sound system fill the room with perfection after you sync your bluetooth device to the Sherwood stereo receiver (capable of sending music to living room, sunroom or both).

Dining Room
The large dining room table accommodates 6 people. It provides plenty of space for family meals, puzzles and the occasional intense game of Monopoly that never ends well (you know what I’m talking about).
