Large home in a very safe prestigious exclusive residential area in Kingston,and yet just a 5 minute drive to downtown Kingston, the waterfront, Queen's University, St. Lawrence College, McArthur College, Kingston General Hospital, restaurants, shopping, parks, hotels, boat cruise lines, museums ,and a golf course. There is a private park across the street, and beautiful views looking over a golf course and the Rideau Trail.My home is good for couples, solo adventurers, business travellers, and families (with kids). It is ideal for wedding groups.
There are 4 bedrooms, two with king size beds, two with queen size beds. There is free parking for 3 to 4 cars, free internet, brand new 65" 4K TV , full kitchen with dishwasher and an extra harvest table that seats 6, a large living room, a dining room that seats 8, both rooms with beautiful views. There is a private park across the street, and the whole neighbourhood is beautifully landscaped. There is a deck facing the golf course that comfortably seats eight, with two bistro tables. The neighbours include doctors, lawyers, business owners, young families, even a couple of rock stars!

Host was very welcoming and shared information willingly. We were able to enjoy the outdoor firepit. Everything we needed was found in the kitchen. Would definitely stay again.
We were very comfortable in Michael’s home. He decorated for us as well to enjoy our Christmas gathering. Very comfortable beds and the kitchen had everything we needed. Host was awesome, very friendly and helpful.
Had a family trip for our sons RMC graduation and used the home for our family. It was a great location and handy for all the events. Good space in the house and we had fabulous family bbq on the deck enjoying a nice may evening.
This is a lovely comfortable house in a beautiful neighborhood. Lots of space, including a gigantic yard with a fire pit and outdoor seating. Bedrooms large and comfortable. Tons of plates, glasses, etc. The listing is accurate. Michael was so friendly, responsive and available for questions!! We were five friends visiting Kingston and it was perfect for our needs.
Michael's home is very eclectic and so welcoming and comfortable. Lots of outside and inside seating. An easy 'entertaining' home. We were just a short drive to downtown Kingston and the attractions in the area and had a wonderful place to return to talk about our day. The sunsets over the golf course were the perfect end to our Kingston adventure days.
Four of us stayed here for a curling bonspiel and we enjoyed it immensely. I can't say much about the kitchen, as we didn't cook at all except for quick breakfast fixings, but the fridge and coffee maker worked wonderfully.The place was very good - exactly as advertised. We stayed in the winter which was a bit of a shame, as the back yard looked incredible and I imagine that it's a real treat in the summer. That said, we had a snowy owl staring in the dining room window at us the first night!Pros:- The host was great; very responsive to messages and he followed through with everything- All the beds were comfortable, the rooms were private, and the bedding and towels were clean and plentiful- The Wi-Fi was great, and easy to connect to- The kitchen was very well supplied with dishes and cutlery, and the coffee pods were a real treat- No shortage of table space, which was a bonus as we enjoy board games after a tough loss or glorious winCons:- We were there in a VERY cold period (-25C at night) and the furnace struggled a bit- The water pressure in the ensuite shower is a bit lowReally, that's all I can say that's negative, and I'm reaching. Overall a fantastic stay and we would happily return next year.
Our stay in Kingston at Michael’s place with our family was great! Michael was extremely responsive to all my messages and his place had everything you could need! The location is exactly as listed in a quiet neighborhood right in the golf course. Backyard is huge and many places to sit outside! We stayed with 6 kids and 4 adults and had enough sleeping space. If there was anything we needed Michael gave us the information we needed.

Great place to stay close to everything.
The location was perfect for our sailing regatta, we were minutes from Portsmouth harbor.
We were within easy access to grocery stores, restaurants and parks.The neighborhood was nice and quiet. The house was very well equipped and spacious.
Michael was a great host. He made sure we had everything we needed to start our stay. He stocked the fridge with milk, eggs, orange juice, bacon, beer and wine!
Great place to stay, looking forward to staying there again!

We were in Kingston to visit family and this property was great. There were 7 of us and the 4 bedrooms worked for us. The kitchen is well stocked. The yard is large but unfortunately it was raining so we could not take advantage of it. Michael is quick to respond to any questions that we had. The bottle of wine was a nice touch!
The host is fantastic, always answering all your questions within an hour. He was at the house when we arrived, and went around the house with us. The house is well located in a very nice neighborhood. It is an older house so it has some quirks (e.g. you have to be careful to not overload the kitchen counter power receptacles), but it is nice and well equipped so it makes you feel at home. We particularly enjoyed the dining room with a view on the golf course.
Michael is the best host I have ever delt with. He responded very quickly to any question or need that our family had. The home has plenty of dining area with the patio and outside seating. The family was comfortable, and we were able to prepare and enjoy our meals there without too much trouble. We were warned about overloading the circuit but forgot to let all the family know so had to have that reset by the host. The home is not modern but met our needs. The one downside is there is no washer & dryer for laundry. We were there for a family reunion so I would still recommend this home as it did accommodate three families.
So I have given four stars to everything purely based on my interaction with the host, Michael. Unfortunately we never made it to this trip as we were caught up in the air Canada strike and were not able to leave Barbados to get there. Michael was very understanding and once we had realized it was definitely not going to happen and knowing that this is high season I accepted that I may have to loose out and receive no money back, along with our holiday being cancelled. While Michael was unable to get a last minute booking we had a very honest exchange and understanding that neither of us wanted to loose out so we decided on a fair refund that suited us both. Not every host would be honest about situations and not every guest is either, so it was refreshing that I felt both of us was trying to be fair. We still plan to have our holiday in Kingston and hope to stay at this property then.

Disappointing for the cost
Although we received a small refund, we were very disappointed. Fireplace did not work. Could not sit out back and enjoy the view as the deck was rotted. A lot of owners’s “stuff” was throughout the house and it felt incredibly overpacked with furniture and stuff. Dishwasher door broken. A real disappointment for a high price rental.

I'm sorry you weren't pleased with your stay, Joan, as I always try to do my best to make guests happy. I would like to address some of your comments.
The house has central heating, so it wasn't a question of warmth, but certainly I was also disappointed that we could not get the fireplace working for your 2 night stay. No certified gas fireplace repair person was available till Monday as it was not an emergency. However, you seemed very happy with the refund I offered at the time, so I am not sure why you would consider it a 'small refund'. ( The fireplace has of course since been repaired. )
The rear balcony was not in any of the photos, nor was it advertised, because it was not safe for a large group of people at the time of your stay. There is comfortable outdoor seating with tables all over the property, though, so you could have sat out back or at the front of the house and enjoyed the view quite easily as the weather was cooperating during your stay.
As far as my 'stuff' is concerned, I travel a lot, and there are items from around the world that I have picked up along the way throughout the house, Persian rugs, masks, art, Asian antiques, etc, some that are quite valuable. (Most people have enjoyed and asked me about many of the items). It is certainly not like a hotel, it is a home.
As I often have ten guests at a time staying in the house, it is necessary to have comfortable seating for everyone in the living room. You can see the furniture layout in the photos.
And finally, the dishwasher door worked well until someone yanked it open without pushing up the latch. The latch is not easy to see, but it is there. Because of the damage, though, the dishwasher has been replaced.
Again, I am very sorry you did not enjoy your stay, and think that perhaps a hotel would have been a better ( although much more expensive ) choice of accommodations for your group.

Worked for us.
Our stay at this location worked perfectly for our girl's weekend away. Michael, the owner, was very accommodating and nice. The house was clean by the noted time. He also went out of his way to make us an extra key, provided breakfast food, as well as purchasing firewood and kindling for the fire pit in the backyard. The one thing we noticed that was missing was a hair dryer. We were not aware that there are renters in the basement. Even though they do not have access to the main level, we were able to hear them and smell the food. The renters didn't bother us, however, it would have been good to know prior to booking as there was a 3 month old baby with us. The renters also occupy 2 of the 4 parking sports available.

I'm glad you and your friends enjoyed your stay, Courtney! I am always happy to see people make use of the fire pit.The ground level is a totally separate VRBO rental as well, so they get half of the driveway when there are guests there. Luckily, there is free parking on the street, and three extra parking spaces right in front of the house! There are supposed to be two hair dryers in the house, so thank you for pointing that out, I will buy new ones for the next guests. I hope you visit again some day!

Fabulous location and Yard
This is a 60 year old house that has never been renovated.
The location is excellent and the front and back yard are huge and well maintained. Lots of seating.
The beds are comfortable and the linens and towels are good.
The owner went out of his way to accommodate my request for unscented linens and towels.
The house is extremely cluttered with excess furniture and decor items. If they took 2 or 3 items of furniture out of every single room it would be good.
The house needs a deep clean. For example lower kitchen cabinets have lots of splatter on them. Dust on shelves etc.
The living room is dark even on a sunny day.
There is just way too much stuff crammed into every place in this house.
All of the above is accurate, however it’s still a good rental overall 🤗

I am glad you enjoyed your stay overall, Denise. I would like to address your comments about excess furniture. Your group only consisted of six people. However, I very often have groups of ten, and sometimes those groups have visitors, or after wedding lunches, for example. The living room has seating for eight. The dining room has seating for 8, and the kitchen has seating for six. I need all the furniture I have to accommodate larger groups.
As far as decor is concerned, I am a world traveler, so I display some items I consider to be interesting...this is, after all, my home. Most people enjoy the eclectic atmosphere.
It was very difficult to get this large house ready for you as there had been a group before you for two weeks who left just a few hours before you arrived, and you had very specific time consuming last minute requests. It is possible there was some dust, although I thought I had gotten it all. I am not sure why you would rent the property given your comments, as the photos clearly show the decor and the furniture. Perhaps a hotel would have been a better choice. Finally, I am sorry there were parts of your stay that didn't please you, I really do my very best to make everyone happy. ( An impossible task, my father used to tell me...)
We had 6 sailors and a coach on Kingston for the regatta and the house was perfect for our needs with 4 bedrooms , we used the bar b q and cooked in most nights , we enjoyed the living room and the smart TV. Overall a good experience.
Michael was a very good host. The house needs major cleaning and repairs both inside and out. The kitchen and living room need to be decluttered. It has potential to be a nice piece of property and it is centrally located to major attractions in a nice neighbourhood
This group of 8 (2 families) enjoyed the location and amenities of this great property in this quiet neighbourhood. Michael was really easy to communicate with and we didn't have any issues while we were there of concern. The rooms were quiet and comfortable. There were guests in the lower suite while we were there - if they had been noisy, we would have been concerned, but there was no issue.
Stayed here for my girls wkend (bachelorette) in Kingston! Michael is a dream host and went above and beyond to make sure everything was ready that we needed for a campfire (including marshmallows as a surprise!). Communication was timely, everyone was comfy, cozy - we enjoyed our stay here very much. Highly recommend!

Long story short, when I was packing up to leave, I had the feeling i’m I going home away!!
For my daughter wedding we stayed 4 nights and ....at this house I felt home! Every body enjoyed. Neigbourhood, amazzzing, view bourgeoise!
You do not to bring absoulotley nothing. Every thing at the right place and drow which should be. If I have to be in the area, even if I have to drive to little more.
Owner, Mr. Michel George, literary a gentleman! And for sure after your stay you’ve made a great fiend.
