This new cottage constructed in 2017 is on one level and located on top of a hill in a private wooded setting with a year round view of Kentucky-Barkley Lake in the quaint Little Lake Village subdivision in downtown Grand Rivers and is finished in high quality, coastal cottage architectural style. I have unlimited free AT&T 1 GIG Fiber internet with speeds up to 1,350 Mbps and many streaming services which may include YouTube Live TV, Disney+, Hulu, Prime Video, ESPN+, etc. Modern amenities include four different 4K TVs (65", 55", 50", 43"), washer and dryer, and a fully-equipped kitchen/750-sq.-ft. great room with 12.5 foot vaulted ceilings.
There is a large master bedroom suite with a separate shower and tub and double vanity sink. For the children or young at heart, there is a large 400-sq.-ft. bedroom/recreational suite with multiple beds, 2 couches and TV. This lakehouse has 4 bedrooms plus a separate crib room in the large master bedroom closet (1 king bed, 2 queen beds, 2 full size / double bed, 2 single beds, 1 queen pull-out sofa, 1 fold down double size sofa, 1 crib, 1 sectional couch) 3 full baths, and will comfortably accommodate up to 16 people. This is a perfect location for a large family getaway, retreat, fishermen and boaters. This very large driveway (65 feet wide x 50 to 100 feet deep) can accommodate over 10 vehicles and / or boats and has multiple outdoor electric hook-ups to charge boat batteries.
The ownerhas 2 other lakehouses with nearly identical floor plans 100 yards away (VRBO #2145084 and #242128) and can be rented in conjunction with this listing and can jointly accommodate 50 people for very large gatherings.
Picturesque Grand Rivers: Grand Rivers is located between 218,000-acre Kentucky Lake and Lake Barkley, the nation's largest man-made body of water. In 2009, Grand Rivers was named the 8th best small town in the South by Southern Living Magazine. The main entrance to 180,000 acre Land Between the Lakes National Recreation Area with 500 miles of hiking and biking trails is 1 mile from the lakehouse.
The cottage overlooks the Grand Rivers Walking Trail which runs under a large canopy of old growth hardwood beside the back part of Green Turtle Bay on Lake Barkley, which the locals refer to as Little Lake. Adjacent Little Lake Park offers a newly constructed children’s playground, free Saturday night concerts in the summer with live bands, and periodic outdoor festivals.
The cottage is a short walk to everything in Grand Rivers including Green Turtle Bay Marina & Lighthouse Landing Sailboat Marina (where motor boat, jet ski and sailboat rentals are available), Patti’s 1880s Settlement, the Branson-style Badget Village Playhouse Theater, Village Market & Café grocery store, antique and other retail stores and much more.

Location is great and scenic. Unit was clean and a great space for our girls getaway. Ample parking. Check in and check out procedures were clear. Beds and furniture were comfy. Did not utilize outdoor grill or firepit but nice to have the option. Towels are thin and used. No window treatments in living room area so no privacy in the evening/overnight.
We really enjoyed our time together at the cabin. Everything was great except for the heat the first night, it took hours to get comfortable but otherwise it was great. Thank you!
Very clean and maintained home. The only thing I really did not like was the flooring was all tile and in the cooler months because of no basement it is very cold floor. Host was also very nice and accommodating.
Great location, within walking distance to Patti’s Settlement, but enough off the beaten path to feel secluded and private. We saw lots of deer. The home has a nice open living plan and well appointed with what we needed. Would definitely stay here again.
House is close to town easy to walk in a quiet neighborhood. It has comfortable beds and everything is working as it should and it has lots of household items so made it an easy comfortable weekend for 2 families.
We had a wonderful time in Grand Rivers! Location was wonderful and the house was roomy and very clean! Nice hot water for showers. Hopefully will return at some time!
Great property large enough for our annual lake trip. We will plan to book again!

I am the owner and developer of Little Lake Village subdivision in Grand Rivers, Kentucky. I also developed nearby Marina Village Condos.
While I live in St. Louis with my wife and 2 daughters, I am a native of Western Kentucky and grew up bass fishing on Kentucky-Barkley Lake and duck hunting nearby.
Many of my relatives are originally from and still live in the immediate area in and around Grand Rivers, so the location has special meaning to me and the whole Thomason family.
Why they chose this property
I strongly prefer Grand Rivers as the small-town atmosphere and location on both lakes makes me feel like I am on vacation with most amenities that I need within walking distance of the lakehouse (several restaurants including 500 seat Patti's, T Lawson's Saloon, Cabin Pizza, antique shops, Branson style theater, grocery, bank, ice cream shop, boat rental, $1 million walking trail connecting both lakes, golf cart rental, golf carts are legal to be driven on public streets in Grand Rivers, park, summer concerts, etc.).
My idea of relaxation and vacation is being at the lake with many activities to choose from both on the lake and off of the lake.
Grand Rivers truly offers more to do and options than anywhere else on either Kentucky Lake or Lake Barkley in my opinion.
What makes this property unique
This lakehouse is one of my newer personal vacation properties and has many developer upgraded features including two large suite style bedrooms, 12.5 foot vaulted ceiling, lots of windows, lots of trees and a beautiful covered porch. Since it was constructed in early 2017, it has many modern amenities including grey and white porcelain tile that looks like hardwood in all rooms and baths, convection oven, sarsaparilla cabinets with dovetailed drawers and Dallas white granite countertops, composite deck and covered porch, floor to ceiling windows in most rooms and more.
