"THE VILLA"
Following a three-year restoration of a beautifully located Tuscan Farm House, results lay in a well planned and very comfortable Villa.
Villa Monterosoli is situated midway between Palaia and Marti (Montopoli val D’arno) in rural Tuscany. Pisa, which is well served by both international and low cost airlines is only 40 minutes away by car. The seaside town of Livorno is a 50 minute drive away while Pontedera, the largest nearby town, is approximately 20 minutes away. The most accessible grocery stores are in Marti, only 4km away.
The villa has a lovely garden immersed in 3 hectares of surrounding woodland and olive groves and is situated on a hill with spectacular unspoilt views over the Tuscan countryside. The area is well known for the famous white truffles and indeed one of the largest truffles ever found in the area was found in the woods behind the villa!
*Please note, the approach to the house is via a country road which is not suitable for very low slung sports cars.*
The house itself is furnished as a home with a mix of English and Italian character so you will not get the feeling of staying in a bland rented accommodation! The beds, mattresses and sheets were specifically made with maximum comfort in mind, perfect for a great night’s sleep.
"THE SPACES"
The KITCHEN is fully equipped with little breakfast table, gas hob with 4 fires, electric halogen hob with 2 rings, 2 electric ovens, a dishwasher, a double sink, a 4 slot toaster, a kettle, fridge, and freezer. All kitchen equipment is new.
The kitchen door gives onto an ALFRESCO OUTDOOR DINING area with great views, comfortably hosting up to 10 people to share a meal under the shade of the umbrella.
The indoor DINING ROOM also seats 10 comfortably and leads to the upstairs dormitory via the terracotta stairs.
A restroom between the kitchen and indoor dining area is present for easy access.
In the GARDEN you will find a traditional Italian farm barn with a working wood burning Tuscan oven. There is also a traditional wooden barbecue waiting for you to try out your new Italian recipe!
The infinity POOL, with amazing views over the countryside, is steps away from the house, just far enough for those who want peace and quiet whilst others splash away! There is ample pool furniture, 8 sun loungers with cushions a few armchairs, outside shower, and umbrellas for shade.
*Must be noted* that the pool has no shallow end as is circular in it's construction so has a constant depth of 7 ft.
With “green in mind,” Geothermic heating has been installed which works on the natural temperature of the land, so operates without gas or oil. In winter, under floor heating supplies the ground floor and radiators on the first floor which also double up to provide cooling air in the summer. The windows are also double glazed for additional comfort.
The air-conditioning is a cooling effect which is derived from the geothermic system, makes the house very pleasant to live in without the after effects of the air-conditioning system.
The DRAWING ROOM and LIBRARY is filled with English books, DVDs, a CD collection, and a Flat screen TV (connected to English Sky and a Bose surround speaker). Great for relaxing after a long, fun-filled day!
Watch the spectacular sunset in the open plan 60 sqm LIVING ROOM through the French windows overlooking the valley.
The UTILITY ROOM has a washing machine, dryer, drying rack, iron and table, and a convenient sink for hand washing. It is nicely separated from the living areas and there is a door that leads directly outside.
"ACTIVITIES"
There are many walks and paths to explore in the area, ideal for both adults and children!
There are a few golf courses near by: Tirrenia, San Miniato, Montecatini Terme, Castelfalfi all are within 40 mins drive from the villa. Most golf course require a memberships club to club which are usually recognized internationally.
For adventure seekers, skiing and snowboarding is just 2 hours away on the Abetone and Cimone Mountains.

This is the home of an elderly couple that rents out their villa during the Summer months. Problem was, we were constantly worried that someone breaks any of their irreplacable artifacts which are on display in the house.
The salt water pool is nice but there is no outdoor shower (despite what the description says).
The property is quite autarc, which is cool, but once in a while the toilets had no water. But then I was introduced to the technical room and we managed.
The electric wiring is quite Italian, my son got an electric shock on a bare wire when looking for a light switch in the darkness outside.
Overall great, but not recommended with children.

The most beautiful view in Tuscany
The property is beautiful, and in excellent order. Everything you could possibly need for a truly luxurious stay is in situ. The views from every aspect of the garden and house are magnificent. The pool is perfect, and although not huge was still perfect for family swimming, and the views whilst sunbathing are exquisite. We have stayed at two of Genka's properties now, and he and his team are consistently in discrete attendance to make sure the pool is clean,the gardens kept, and that our stay is as relaxing or exciting as we wish - he is excellently informed about the attractions of the whole area. Highly recommended.

The True Heart of Tuscany
The property has been wonderfully restored.
The spacious rooms are elegantly furnished and yet retain a homely feel. The carefully maintained garden compliments the house with several separate areas for al fresco dinning, comfortable relaxation and secret seclusion. The view from
the garden and most exquisitely from the glorious salt-water infinity swimming pool is of the breath taking Tuscan wooded countryside with uplifting sunrises and romantic sunsets. The surrounding olive groves, which too are being reclaimed and restored, provide stimulating walks, accompanied by the resident cats. For those with an ecological interest the comfortable cool interior of the house is maintained by the geothermal pump that also provides copious quantities of hot water to the numerous bathrooms. And a field of solar
photovoltaic panels competes the "green" credentials. Situated on a secluded hill with barely another property in view and yet within easy striking distance of Pisa and Florence, both a short train ride from San Romano. In short well worth a visit, - well worth a return visit!
