The two-story property features a living room, a reading room, a large kitchen, 5 air-conditioned bedrooms, 3 bathrooms, and a terrace, with a total covered area of over 300 square metres.
Ground Floor. The spacious and inviting entrance opens onto the main loggia of the residence and leads, on the right, to a reading room with a library and study area, and on the left, to the main living room, furnished in the traditional Tuscan style.
Continuing on, you reach the spacious and inviting kitchen, which is well-equipped with a dishwasher, washing machine, refrigerator/freezer, electric oven, microwave, drip coffee maker, toaster, and electric kettle, and featuring a large rustic table and a striking fireplace.
On the ground floor, there is one bathroom with a toilet, sink, and shower.
Through the kitchen, a back door leads to the outdoor area with a veranda furnished with a table and chairs, including a barbecue, so you can also dine outdoors.
Ground floor. A wide stone staircase leads to the sleeping quarters on the ground floor, including a double bedroom and a balcony—with views of the hills and the pool—located across from the stairs. From there, two hallways lead to the north and south wings: the first has two double bedrooms and a bathroom; the second has one double bedroom, one twin bedroom, and a bathroom. Both bathrooms are equipped with a toilet, bidet, sink, and shower.
All rooms are air-conditioned, fully furnished in traditional Tuscan style, and equipped with blankets, sheets, and towels for guests’ use.

The deep blue swimming pool, surrounded by paved decking, creates a wonderful contrast with the surrounding greenery.
Around the pool, comfortable lounge chairs invite you to sunbathe and enjoy the peace and tranquility of this magical place. In the distance, the village of Peccioli and the rolling hills stand out against the blue sky, creating a breathtaking view.
The pool, nestled among the greenery, oleanders, and Tuscan hills, is the perfect place to relax and recharge, far from the stress of everyday life. Here you can enjoy the sun, the blue sky, and the lush greenery of nature, in an atmosphere of peace and harmony with the surrounding environment—an oasis that invites you to discover the beauty and magic of Tuscany.

Villa Orsini is surrounded by over 3,500 square metres of gardens bordered by laurel hedges, olive trees, and centuries-old holm oaks, making its grounds among the most lush in the area, and nestled in a splendid and picturesque natural setting. Under a centuries-old holm oak, a few stone benches with a table invite you to sit and enjoy the beauty of the garden, while on the opposite side, a barbecue area with an adjoining pergola featuring tables and chairs invites you to relax while savouring a glass of wine and the delicacies of Tuscan cuisine. The large west-facing garden, characterised by its view of the olive groves on the surrounding hills, features a fully equipped swimming pool and is furnished with umbrellas and lounge chairs available to guests for relaxing outdoors.
