Spacious 3500 Sq Ft Happy Home for your Cadet and Family 1 mile from USAFA!
Spend time with your cadet, classmates, colleagues, or extended family relaxing together in a large, comfortable home instead of a cramped hotel. 3500 sq ft two-level home overlooking USAFA with 2 master bedrooms with private en suite bathrooms, 2 other bedrooms sharing 3rd full bathroom, half bath, and spacious loft that has slept 6 on three futons, plus kitchen, eating area, formal dining room, and airy living room with Pike’s Peak / USAFA views. Local Permit #0823.
PLEASE NOTE: specific bedding and furniture configurations are subject to change to ensure an optimal layout for us and AUTHORIZED guests -- dishonesty regarding guest numbers is not only likely to cause guest disappointment upon arrival to find excess rooms/beds closed off/removed, but also grounds for immediate eviction and loss of deposit.
We only accept a few reservations each year, so PLEASE READ THIS ENTIRE DESCRIPTION CAREFULLY BEFORE BOOKING OR INQUIRING. We’re not comfortable hosting guests who are unwilling or unable to follow instructions and respect us, our home, and our household rules, so guests not reading this description are likely to have reservation requests declined.
We've realized that our home makes a great base for small corporate retreats, multi-generational gatherings, or families during key USAFA events: available for Parents’ Weekend, Home Football Games, Graduation, and holidays — we’re an Air Force/USAFA family proud to serve with you and your cadet! In Northgate Highlands neighborhood, one mile from the USAFA North Gate close to the cadet area with picnic table and large deck overlooking Falcon stadium (perfect for infants or elderly family members who prefer to watch flyovers from the comfort of a bedroom, living room, or deck). Kitchen with eating area and breakfast bar, 2 family areas, and formal dining room.
On a cul-de-sac, close to running and biking trails. Has slept 15 comfortably (up to 25 of our family & friends using futons and pull-outs -- large rental groups must qualify for R-1 occupancy with family/long-term lease). Basic rules: Leave things as you found them; No unauthorized guests; No moving furniture or sleeping without linens provided; No smoking, no drugs (we are NOT "420-friendly"), no pets.
We ask that guests treat our home with respect and care. Note that our home has been loved and lived in by 5 teenagers and 2 cats and is a HOME, not a showroom or luxury hotel. We hope that helps our guests feel comfortable and at home more than a sterile hotel... but those who require turn-down service, flawless perfection, or specific mattress style/brand/firmness/etc. might be more comfortable at the Broadmoor.
Regrettably, because of the new local restrictions we can no longer afford to offer discounts for charitable organizations and other worthy causes as we have in the past, so please don’t ask. We also will be accepting fewer reservations to allow a 30-day window to accommodate long-term rentals, meaning we’ll be more selective in accepting guests, so please don’t waste your time or ours by requesting discounted rates for any reason, since we intend to honor the newly-amended rules and continue renting our home legally. Note that our "Home Away from Home" is part of a duplex set-up, in which we or others may be present during part or all of guest stays, during which although both units have separate entrances, outside spaces may be shared. We typically try to make alternate arrangements to allow maximal privacy during guest stays, but can't guarantee it with less than 90 days' notice.
We have no minimum-advance booking requirement. However, since this is not just a business but our home, be aware that additional charges apply to bookings made with less than one month notice, with weekly increases from $500 (under 30 days) to $1000 (under 3 weeks), $1500 (under 2 weeks), and $2000 (under 1 week), because of the disruption to our (and others’) schedules often necessary to make hasty arrangements to accommodate last-minute requests. The moral to the story is: be organized — plan ahead!
Please note that due to hyper-active security settings on this listing (which VRBO advises can’t be altered), we are often unable to access it in order to respond while we’re traveling. Between that and wishing to avoid duplicate bookings, we ask that all inquiries be made through our full-property listing (#757165), which is able to at least transmit auto-responses letting you know if we’re currently unavailable and for how long. Additionally, we offer a slight discount when making partial-property bookings when the initial inquiry is made via that listing — simply note that your inquiry is for only the "Home Away," rather than the whole "Happy Inn."

We're retired Air Force (an airline pilot & lawyer) eager to welcome and share our home with fellow travelers and members of our Air Force family. As recent empty-nesters, we love to travel, run, make music, meet new friends, and explore this wonderful world around us. We’re constantly on-the-go, and have decided to share our home to allow others to enjoy our refreshing retreat while visiting Colorado.

We're world travelers who love to come home to Colorado's fresh air and gorgeous mountain scenery! Our home is located just one mile from the USAFA North Gate, convenient to all Academy activities and everything else around Colorado Springs — ideal for relaxing while visiting with your cadet or alumni classmates during key USAFA events; for small corporate retreats; or for multi-generational family gatherings... plenty of private rooms for alone time as well as multiple living rooms and family areas to relax together. Gorgeous Front Range views, with hiking/biking/running trails nearby.
What makes this property unique
4 bedrooms (all with mountain views), formal dining room, spacious kitchen with eating area and breakfast bar, and two open, airy family areas provide plenty of privacy while allowing opportunities for larger groups to spend time together in a more relaxed, personal setting than a hotel. Relax over cocktails on the deck admiring with Pikes Peak views, enjoy hiking or walking outdoors, or just hang out with a group in one of the family rooms.
